Hop Cottage is our beautiful 3 bedroom, 2 bath cottage with private gardens. This beautiful cottage is located on our small organic farm and a stay here provides an oasis of peace and tranquility in the heart of the Kent Downs Area of Outstanding Natural Beauty. We are surrounded by fields, ancient woodlands, and wildlife. Our cottage is ideal for getting together with friends, families (with kids), and anyone who just needs to unwind. The Hot tub is exclusively for Hop Cottage Guests.

*House has 3 bedrooms and sleeps 8, the third bedroom is a small double and if sleeping 8 two people will be on a bed settee Hot tub is exclusive. a short walk away by the lake, It can be used between 08:00 hrs and 22:00 hrs
Owners can bring their dogs (on request) subject to completion of a pet form and payment of a pet fee of £20

We had a lovely break at Hop Cottage. The setting is so relaxing especially sitting in the hot tub looking out over the lake and watching the wildlife. The hosts were very friendly and helpful.

Communication was excellent and our hosts were very welcoming, the property was easy to find, comfortable, and as described. The location is fantastic if you are looking to see various sights in the region as it manages privacy and safety while still being within minutes of major motorways. The dog and the baby loved it too, and it was very family ready. We wish we didn't have to go back to work and could have stayed longer. It was an excellent stay for our long weekend.

Excellent value
We took some Canadians relatives who wanted to visit us after a cruise before returning to Canada, to the cottage. It gave them an opportunity to see some of the sights of Kent. The accomodation is spacious and spotless, and we particularly enjoyed the conservatory, overlooking the fields and woods.
We appreciated the little touches, like complimentary toiletries on arrival, rather unusual in self catering.
The owners are very helpful, and we found the information they forwarded very useful, particularly that of places to eat, and we really enjoyed the Woolpack at
Chilham, who also did a takeaway service of their full menu. Whitstable is not far and we tasted Whitstable oysters at the Lobster Shack on the beach at very reasonable prices.
All in all , a very agreeable self catering option, which I have already recommended to friends who have a party of nine, which would suit the hire of both cottages.

Not impressed at all and definitely not 5star like you as you described it
I will be sending you some pictures. Conservatory: dirty frames and torn curtains. Spare toilet has never seen a bit of bleach for a long time. Games room unfinished. Garden not kept. The water does not run quick enough in the bathrooms sink. The surrounding is fantastic but the cottage did put a damp on our holiday It is definitely not worth what we paid for it for a week. I think you should also need to mention that there are no taxi about.

They do say you cant please all of the people all of the time, and we seem to get one guest every year that this applies to.
We are very sorry that you did not enjoy your stay at Hop cottage and felt compelled to complain to Home Away and us for money back. A request that we have refused for the following reasons.
The title of your review says not 5 star like you describe it! - This is factually incorrect, nowhere in our advert on Home Away do we describe our property as 5 star, it does has over 100 independent reviews across 4 lettings platforms over a 5 year period where it gets an average rating from guests of 4.7 out of 5.

We had a wonderful time at this truly unique property. The children, and us actually really enjoyed a dip in the beautiful swimming lake and a relax in the hot tub. The cottage was well equipped and any issues were very quickly sorted out. Nigel was a very good host with prompt communication. We enjoyed staying at the property and some sightseeing, including Leeds Castle which was very charming. We would most definitely recommend Hop Cottage and would love to return! Thank you
You state that the garden was not Kept - The lawn had be mowed the day before you arrived, it has brand new rattan furniture and cushions, in spring and early summer it is full of cottage blooms, but unfortunately come september, the blooms start to die away and in winter it will be dead headed, this is the first negative comment about Hop Garden in 5 years
Torn curtains, they are not torn, one net curtain was had come off the runners, I offered to re attach it but you said you would pull them to.
Toilet - You are correct, we have septic tanks so we do try not to use bleach but other products more suited. There is a small limescale build up but it was clean.
Game room - is a new facility we added this year, it has not yet been plastered so has bare walls, every other guest has really enjoyed playing table tennis in it this season.
Bathroom sink, if you had advised this at the time of your stay we would have fixed it, I assume it needs a new washer which will be done.
Taxi- there are numbers for 4 taxi companies in the guest book and I advised you of this on arrival and which to use
This beautiful cottage was ideal for us (three generations and dog) as it had everything we needed. Lots of space, lovely views, peace and quiet but also only a short drive to local towns, pubs and shops with Whitstable and other beaches just a little further. The cottage was really clean and tidy, the beds comfy and cosy and the garden was very safe for our dog as the owners had secured the fences and there was plenty of space for him to run around. A big plus for us was the jacuzzi with some wonderful views over a little lake with lots of birds and wildlife to watch while relaxing.
The owners, Wendy and Nigel, were so helpful right from the moment we booked and answered all of our queries really quickly about the local area etc. Once we arrived we had a lovely welcome visit from Wendy who showed us around the place and made us feel really welcome.
We are already planning our next visit to this hidden gem within the next few months for our next fix of relaxation.

Very good overall, only one or two minor issues eg. electric shaver points not working, would have liked at least one change of towels and grass in garden needed cutting by the end of our stay.

I have checked the shaver points and they do work, just slightly complex to switch on, we will add a video on how to do that on our guest portal, never like to mow the grass and disturb guests when they are staying, but like the towels, you only needed to ask and we would have sorted them out for you, so apologies we didn't offer these, but glad these did not spoil your overall experience.
Location is beautiful, perfect for a peaceful and relaxing getaway. Very smooth process to book and check-in. Would definitely recommend and will be looking at booking again in the summer time.
The property and location were ideal and Nigel and Wendy were the perfect hosts. We enjoyed the week break and the beautiful countryside nearby. Thanks for making our stay memorable!

The property was lovely - perfect spot. The ONLY downside was that you could hear children in the next cottage in one of the bedrooms. Other than that it was great. Well equipped, tidy and clean. The hot tub was great and the ping pong table kept the kids amused. Scenery was idyllic and very quiet location.

Gezellige huiselijke woning met grote eigen tuin en zitje
Prima woning, geschikt voor 6 mensen met 2 badkamers. Grote tuin met zitje en gratis gebruik van hot-tub. Aardige verhuurders die naast de woning wonen. Eieren van de eigen kippen te koop. Zeer rustige omgeving!

A lovely relaxing stay
We all had a very relaxing time at Hop Cottage. We had everything we needed and even amazing weather too! Nigel was extremely helpful on our arrival as it was late and he checked we arrived safely with his clear directions. It was great to be away from it all at the same time as being able to travel easily to many lovely destinations. Thanks to Wendy and Nigel for our amazing stay in Kent.

Fabulous Cottages
We had a great time staying in both Hop and Oak Cottages this last weekend. They are fabulous - clean, comfortable and spacious. They are located in beautiful countryside where there are lovely walks and the children could enjoy watching the animals. We will certainly be back!

Wonderful quiet beautiful cottage
This is an absolutely stunning cottage. We only got to enjoy a couple of days here due to work commitments. However our stay received a warm welcome from the owners and the cottage certainly lived up to more than our expectations. The cottage was exceptionally clean and comfortable set in beautiful surroundings. We will defiantly want to stay here again 😁😁😁😁😁

Fantastic stay
Great cottage! Our group (8 friends) stayed over new years and we felt very welcomed (champagne glasses were even provided). We love the cottage and are talking about coming again in summer so we can swim in the lake. The cottage has loads of space for social activities and is very comfortable. Despite the fog when we visited, the views and area surrounding the cottage is beautiful and the pub is not too far to walk to either. The location is convenient for being close enough to places like Canterbury- where we went for a day trip but once at the cottage, it feels like you're in the middle of nowhere which is great for that time away feeling. The property itself was clean with towels provided. The layout works very well with a spacious sitting room (including sofa bed), a well designed kitchen, a dining area and a conservatory which was great as a second social space. Fantastic place which we'd all definitely recommend!

Fantastische woning
De woning ligt op een rustige plek. Aardige verhuurders.
Het huis ligt centraal in Kent, in een half uur rijden loop je over het strand bij New Romney, ook plaatsen als Canterbury en Ashfort zijn makkelijk te bereiken.
In de woning is van alles aanwezig zoals kruiden en vaatwastabletten.
Het huis ziet er netjes en schoon uit.
Een echte aanrader dus!
In het plaatsje Chillam kun je bij The Withe Horse lekkere fish en chips eten. Ook een leuk dagje uit is met de trein van Hythe naar Dungeness. Leuke tocht langs de kustlijn.
Veel plezier tijdens het verblijf in Challock!

Unfortunately the cottage did not live up to the fantastic description of it.
Whilst we enjoyed our holiday in Kent and admittedly the cottage was in a beautiful location it was sadly lacking in lots of ways. Luxurious should not be used to describe it, and the equipment is not high quality! It states in the description that the bathrooms had recently been refurbished, the smaller one with the bath had not been and the shower head was broken. The en suite was newer but the roller blind was broken, the net curtain dirty and the shower head needed de scaling. My. Mother who is 90 needed the walk in shower and having arrived on Wednesday did not have any hot water until the Saturday because of a fault with the boiler, not the owners fault I know but never the less not good. The crockery etc in the kitchen needed an up date and we did not use the BBQ as it was dirty when we arrived. I could go on! I was loathe to send you this review as I realise that the renting of the cottages is part of the owners livelihood but I feel that having paid a substantial amount for the week it needed to be said as other clients will look at the description and will form the same impression of it as we did and will be equally disappointed. We are very sorry that you enjoyed your holiday in our cottages but felt compelled to write such a negative and factually incorrect review of your experience, we are also pleased that so many of our customers write accurate and pleasant reviews about their experience. You start your review by suggesting we describe our cottage as Luxurious, it is not a 5 star hotel, it is a very well priced self catering accommodation with excellent facilities in a beautiful location.
You arrived in our cottage on Wednesday, on Friday morning you came to advise there was a problem with the hot water, why did it take you 2 days to tell us of this problem if you had a 90 year old who needed a shower? Why in your review do you make out it took us until Saturday to fix a problem you did not notify us of until Friday? When notified of the problem we immediately attempted to get out an engineer but none were available so we carried out some tests over the phone with them and were unable to start the boiler. We turned on the immersion heaters for hot water but it was clear late Friday afternoon the water had not heated up. We offered your mother a walk in shower in our house and she declined this offer. At 08:00 hrs Saturday AM we got our electrician out who got the immersion heaters sorted and hot water restored. Now I understand it is unfortunate when something as critical as a boiler breaks when you are staying, but you took 2 days to tell us and we did everything possible to resolve the problem and offered alternative showing for your mother. The problem was resolved within 24 hours of our being notified. The second bathroom has an electric shower, when you advised us of the boiler you also stated that the shower head was not functioning properly, we took it apart and found an internal washer was out of place and this was fixed and returned within 2 hours of being notified to us.
We provide a modern gas BBQ and free gas to all guests, in return we ask them to clean the BBQ after use. If the BBQ was not clean, had you notified us we would have cleaned it for you.
You state the equipment is not high quality but with absolutely no justification. All the kitchen appliance are less than 2 years old and well maintained. The TV is widescreen and has Freeview satellite a DVD and a Wii. We go to great lengths to ensure guests enjoy our cottages and their stay so we hope that anyone reading your review will look at the other 32 positive and more accurate factual reviews

Definitely recommend Landews meadow cottages
Great location lovely comfortable spacious home really enjoyed it. Also found Nigel and Wendy friendly and very helpfully with local advice, as we had car breakdown they arranged a garage etc. We would definitely go back thanks again.

Vriendelijke ontvangst!
Het huis voldoet aan alle eisen van een vakantiehuis!
Schoon, netjes, ruim, gezellig, van alle gemakken voorzien. Bij aankomst kregen we zelfs afwastabletten voor de vaatwasser. Er waren voldoende kruiden aanwezig. Helemaal top!
Het enige kleine min puntje vond ik de douche. De douchekop had harde, niet al te vele stralen.
Als je boodschappen nodig had voor de eerste dag dan kon je dat zelfs doorgeven. Geweldige service.
Voldoende tips voor uitstapjes. Deze kreeg je zelfs al thuis gemaild .
Kortom, een aanrader!

Wonderful restful stay in rural Kent
We spent a wonderful week in a pastoral setting in this hop cottage with domestic ducks, geese, hens ranging freely. Though old, the cottage has a lovely sun room and well equipped kitchen and the owners are very accommodating. The cottages are situated at the end of a long country lane overlooking the Kentish Downs and even have their own lake, but I only saw geese swimming in it. Close to some lovely historic villages,( great for walking), Dover, Canterbury and lots of fantastic meals in country pubs.

Excellent gateway from routine life
We had a very great stay at hop cottage. The cottage itself is so big & spacious , and surrounding is just beautiful. You can just sit down peacefully for hours watchin the scenic beauty around it. I went along with my family which had my 18 months nephew and he too enjoyed to his fullest. Wendy Nigel and everyone over there were so helpful and nice . Was not willing to leave and place but had no choice but definately this place is always gonna be my choice whenever I want a break from my routine buzy life...
