This place is even better than advertised! It’s charming and welcoming. Super clean everywhere. Lynn and Jerry have created a gem here. I definitely want to go back when we can stay longer. Wonderful inside and out.
Lynn is a great host! We had everything we needed and more. Check in was smooth and the property was absolutely perfect. Relaxing views from the porch were thoroughly enjoyable We will make plans to return!
We came to Fredericksburg for the first time in order to attend a wedding, as well as 2 additional days of wedding weekend gatherings. We never did cook a meal, but pleasantly surprised at all the treats and coffee provided. We travel often and by car with our dogs, but left them with family for this trip. We usually bring EVERYTHING we could possibly need in rental homes since not all provide for the guests the same. They provide hair and body wash dispensers, as well as first aid, various kitchen condiments and back up for items you may have forgotten. Now to the best part. Coming back between events, meals out and shopping, it was so nice to just relax in the back area of the home. We fed and watched deer, saw a fox and millions of singing birds serenaded us.Thank you Lynn and Jerry for such a clean and peaceful retreat for our trip to Texas!
My husband and I traveling with our little dog Aggie were looking for a stress free m, visually interesting, and great places to eat. The Cottage and town off McKinney fit the bill and then some. The cottage is immaculate and every need has been thought of. We Will definitely come back.
The Cottage at Spotted Fawn is a perfect delight. Beautiful, safe neighborhood and excellent off-street parking. The house is immaculate, well stocked, and thoughtfully decorated. The responsive hosts have amassed a wealth of material about local history, restaurants, and things to do. The nights are quiet, the bed is comfortable, and there’s no street noise. The outdoor spaces are lovely. Less than 2 miles to the historic downtown. I enjoyed my stay, and would be happy to return and to recommend this place to others. I felt perfectly safe as a solo female traveler.
We loved Fredericksburg and found Lynn and Jerry's cottage to be the perfect place to call home while exploring its rich history, great restaurants, quaint shops and breweries! The cottage is perfectly located in that it is close to Town yet very private. It is also very nicely furnished, comfortable and had everything that we needed and then some! Needless to say we really appreciated how super clean the house was. We highly recommend this home; thank you so much for sharing it with us!!
The cottage is absolute perfection. The hospitality and communication is A. The cottage is beautiful, clean, with all the comforts from home. Watching all the deer and birds in the backyard is a great way to relax. Thank you Lynn & Jerry!
This little cottage, tucked away on the edge of Fredericksburg, was a great place to enjoy the quiet, to see wildlife and still be just a short drive into town. Our host provided lots of little touches that made it so enjoyable. Thank you!
This cottage was the perfect accommodation for a Fredericksburg stay. It was very close to Main St yet still felt as though you had plenty of quiet countryside space with wildlife. It had special touches that fit the town's heritage and was clean, spacious, and detail oriented with every convenience you would need for a stay. I would highly recommend and would reserve it again if staying in this area.
Wonderful stay. This cottage goes beyond anything you might expect. The hosts have gone all out in the upkeep of this property. It is beautifully decorated and there isn’t anything I could think of that is not provided to make your stay more enjoyable. Located close to Main Street and yet you can watch deer from the back porch. It’s the best of both worlds. We wouldn’t think of staying anywhere else when going to Fredericksburg.
The cabin was very clean and had everything we needed. We had an excellent view of the stars, and it was so close to all of the fun things in Fredericksburg. One of our favorite things was the big bucket of deer corn that we could serve out for the deer. It was a very cool experience to see them up close!
Wonderful cottage on beautiful property in a great location. Perfect for an anniversary getaway. Thoughtful hosts with attention to detail. Can’t wait to visit again!
The cottage was beyond awesome. The host created a beautifully decorated farm house. No details were left out. They provide lots of tips on activities and restaurants. The cottage had Valentine treats. When we arrived it was very warm and welcoming including lighting, music, and wood already set in the fireplace. The back porch had deer corn for several deer who came in the early morning and dusk Fredericksburg is an excellent escape. This cottage is secluded and on private property. The host and cottage are beyond 5 star
This property was absolutely beautiful. Close to town but still secluded. Owners were fabulous. The check in, check out process was very simple. Had a wonderful time!
Our stay here was exceptional! Lynn's attention to detail and talent created a beautiful atmosphere for a relaxing getaway during the holiday season. Can't wait to go back!

About the host
Hosted by Lynn Sample
A love of history compelled the owners to purchase this historic German homestead in 2007. Both owners were originally from the Panhandle of Texas, and both were lovers of antiques, so property called out to them for a full restoration, and the final step in that process was the construction of this beautiful and comfortable guest house on a private corner of the property.
Why they chose this property
Escape from your every day stresses & demands to a quiet, comfortable and luxurious Cottage with views, wildlife, and its own unique history to recharge & refresh your outlook on life! The man who built the German limestone home on this property, Jacob Neffendorf, was one of the original surveyors of the Fredericksburg townsite. Later, he returned as on of the first 120 settlers who founded Fredericksburg in May 1846. This property is on Outlot 319, as designated by the German Immigration Society, and the new owners were able to secure a Texas Historic Marker for the property in May 2012. A full copy of the research for the Marker, with photos and maps, is available for guests to enjoy in the Cottage - old world charm and history meet modern amenities and luxury on a historic German farmstead! Your visit is "contactless", and includes meal coupons!
What makes this property unique
The property contains many original components of the German farmstead - the rock-lined, hand-dug well always has water, the three-legged Aeromotor windmill is in its original location near the Cottage, a Roos block tank house with a rock tank on top supplied the two-story rock homestead with water beginning in the 1920s. The original rock lined cellar and smokehouse are on the property, too. All these unique and historic features can be enjoyed by Cottage guests, along with their spacious, luxurious quarters and their private views of the 1,500 acre ranch behind the homestead.
