Bluebird Escape sits high on the edge of the Wollondilly Valley near Canyonleigh - two hours from Sydney and Canberra, and a world away from both. This is not a holiday house - it is a private estate: a collection of premium, architect-designed pavilions set in natural bushland, available exclusively to your group for your stay.

BEDROOM PAVILIONS
Valley King — the signature room of the estate. King bed, uninterrupted views across the Wollondilly Valley, bushland and lawns. Walk-in robe. The most popular choice for couples.
Bush King — the second room in the main pavilion, under the same roof as the Valley King. King bed, floor-to-ceiling bush views. Bush King shares a large dedicated bathroom: double shower, double vanity with Valley King.
Ridge King I — standalone pavilion completed 2026. King bed, private ensuite, valley and bush views.
Ridge King II — standalone pavilion completed 2026. Identical twin to Ridge King I. King bed, private ensuite, valley and bush views.
Garden Queen — standalone pavilion set off the courtyard. Queen bed, private ensuite, bush views. The quietest corner of the estate —ideal for a solo guest, a couple wanting privacy, or as an additional room for larger groups.
Up to 6 guests at standard rates. Larger groups by enquiry. Luxurious bedding, pillows and cushions galore. Towels and linen supplied.
THE MAIN PAVILION
The heart of the estate is a spectacular open-plan living and dining space. A rock wall built from stone collected on the property. Floor-to-ceiling glass framing the bush and valley. A large wood fireplace.
The kitchen is designed for serious cooking: 8 metres of stainless steel bench space, 4-metre dining table, 90cm electric oven with gas hobs, espresso machine and premium beans. Bring your food — everything else is here. BBQ and outdoor dining for long meals outside.
THE COURT
Private floodlit court for basketball and pickleball. Completed 2026.
LOCATION
30 minutes from Moss Vale, Berrima and Exeter. 40 minutes from Bowral, Mittagong and Marulan. 2 hours from Sydney CBD or Canberra. 20 minutes on sealed roads from the Hume Highway at Sutton Forest.
CONNECTIVITY
Starlink satellite internet — suitable for streaming and remote work (only limited mobile reception).
Marantz stereo, and Apple TV for your subscription services. Books, games and DVDs.
ATMOSPHERE
Winter: brisk mornings made for walking the property, fog in the valley, long evenings by the fire with a glass of red.
Spring: native orchids and wildflowers emerge, birdsong extraordinary, days warm without being hot. The bush in full voice.
Autumn: perfect days — cool enough to move, warm enough to linger. Wallabies graze on the lawns at dusk as the light turns gold.
Summer: long days of full sun, warm eucalypt in the air, a breeze through open pavilion doors. Deep golden light across the valley at late afternoon.
Kangaroos, wallabies, wombats, native birds and the occasional koala.
PETS
Well-behaved pets welcome. Keep off furniture and outside if muddy.
OFF THE GRID
24kWp solar array with 50kWh battery backup with filtered tank water. Engineered for comfort not compromise.
CHECK-IN
Key safe entry. Check-in from 3:00pm, check-out by 1:00pm. Potential for early/late check-in/out.
SECURITY The estate is on its own 110 acre block without local traffic. Pavilions are lockable. External security cameras are affixed to the pavilions monitoring driveway and garage (but not internal spaces).
ACCOMMODATION OPTIONS
Room combinations are flexible and depend on group size. Pricing covers up to 2 guests in 1 bedroom, up to 4 guests in 2-3 bedrooms, and up to 6 guests in 3-4 bedrooms. This is an outstanding property. Set on a hill with brilliant views and the whole house is designed to bring these inside. Secluded and quiet, perfect for days away to catch up with friends or catching up on the reading list. The host was so accommodating and made things so easy. If anything the pictures don't do it justice. Everything is beautifully presented. The kitchen is really well stocked with the basics, plus some, and there is plenty of the necessary equipment to really cook up a feast. A real home away from home. A great getaway.

Magical luxury escape with views that soar!
My family and I have been coming to Bluebird Escape for over 2 years now - and as often as we can. We celebrate life's milestones here, come here after stressful work periods to rejuvenate and spend quality time with each other, or catch up with friends and family. It is, for us, one of the most beautiful places on earth - one of those magical places that lifts you out of yourself - you literally feel the worry fall away.
The house is luxurious, striking and easy to live in - with soaring double glazed glass walls that make you feel like you're hovering among the trees, and that open up to bring the outside indoors. You can even wheel the long indoor table out for a gorgeous al fresco experience. There's a sandstone fireplace for marshmallow roasting, four big deckchairs overlooking that breathtaking view to read, chat and rest in. The coffee machine grinds its own beans. The beds are fall-into comfy. The double shower has a stunning view of gums and bushland.
Fiona is a magnificent host - literally every accessory I ever need, no matter how unlikely, always seems to be here. It is a house of luxury, of plenty, but with a relaxed charm that means you don't have to be in a state of high alert about the impact of children or dogs on the place.
And the views - the views are transcendent, rolling and changeable throughout the day. We drop over the cliff for bushwalks and cave picnics. We play boule on the plateau, and the many indoor games in supply. At night we go on wombat tours with torches - they are always about - then come back to curl up on the couch for dinner, popcorn and a movie.
This is a rare find, and we're so thrilled that we found it. Our family consider it their second home because of how happy it makes us all. It's an absolute must visit.
We had a lovely long weekend at Bluebird Escape with our 3 teenagers and small dog. We loved the home's design, capturing gorgeous views and all-day sun, and the fireplace. Excellent fit-out, we'll come again.

Fiona's house is the perfect escape from the city with spectacular views from every room and not a neighbour insight. The large fireplace was lovely, as was the very well equipped kitchen. We thoroughly enjoyed our stay here - it feels like a home not a "rental". A place to truly unwind.

The property was a place we felt at home as soon as we walked in. So clean and comfortable with luxurious furnishings. Gorgeous bedding, fabulous bathrooms, amazing views. Kitchen was brilliant with clean and more than could possibly expect supplies in the pantry. Plus the extras left for our little cavoodle like doggy bags and more. Great fire place with ample supply of timber . Everything thought of - can’t praise it enough. Thankyou for letting us enjoy such a beautiful home. We will be back soon I hope.

Spectacular Property
We decided to stay at Bluebird for our annual Christmas in July celebration, we couldn't be any happier with our stay. The entire residence is just spectacular. The views are out of this world. We go away every year and this is by far the best property we have stayed in. The cupboards are well stocked with everything you will need for your stay, just turn up with your food and wine and enjoy.
We will definitely be back.

Super relaxing break, gorgeous location.
Loved our stay at Bluebird Escape. The house is gorgeous and the property as a whole is just stunning. It was absolute bliss to wake up and look out at nothing but tress for miles. It really is the perfect spot to relax and unwind.
The owner, Fiona is a pleasure to deal with & the booking process couldn't have been easier.
We very much look forward to returning.

We loved staying here
So peaceful, perfectly located, great design and decor. We had a great time at Bluebird Escape. We would highly recommend it. So would Maggie (or dog). She loved hunting the lizards in the succulent garden while we played boules on the lawn while listening to our playlist via the outdoor sound system. Wish we could've stayed longer.

Wonderful Winter Escape
Bluebird Escape is a really great place to stay. We visited for a week in June and it was a fantastic holiday. The house is beautiful and peacefully nestled in the country. The views are amazing and each day gives you a different scene. The owners have thought of everything to make your stay perfect and it's a short drive to visit places like Bowral and Berrima. We are definitely going back.

A wonderful country retreat!

Peaceful sanctury
We have stayed at Bluebird Escape a number of times now and still love the remote and luxurious space it is!
The kitchen is a dream to cook in and waking up in that main bedroom looking out into the bush is such a treat!
The peaceful property gives our autistic teenage son the silence and solitude he craves and as parents the respite we so desperately need.
