Nestled in one of Blairgowrie's quietest areas this fantastic family home is surrounded by ti trees offering seclusion and safety with walking distance to both bay and ocean beaches within 500 metres.

This beautifully renovated beach house offers a large rear entertainment deck and solar heated swimming pool, making it the perfect place to access the beach or simply enjoy the sun at home. The deck and pool areas are surrounded by huge Olive trees and provide shelter from any wind direction making it the perfect place to enjoy the sun when you need a break from the sand or just want the ease of relaxing at home.

With the kitchen and family room accessing the entertainment deck and pool you can watch the kids swim from anywhere, making it a very safe way to entertain while the kids swim.

Amazing location at the narrowest point of the Peninsular, within a two minute walk from the famous Koonya Milk Bar.

10 min walk along safe walking track to Blairgowrie shops.

-The Reverse Cycle AC in the Living Room will Cool and Heat the Living Room, Kitchen, Hallway, Bathroom and Queen Bedroom if door is left open.
- There is a mobile space heater that can be positioned in the Queen Bedroom or Bunk room if closed door heating is required.

Mattress covers, pillows and donas are provided.
LINEN and TOWELS provided at additional cost.

The pool is solar heated and can be maintained at above 26 degrees for those who like warmer water. It is 1.25 metres deep and is surrounded by a secure child fence.

There are 1 x large umbrellas.

There is so much to see and do around Blairgowrie that you're virtually guaranteed a wonderful time.

Golf: If you love golf, you'll love this area. Some of Australia's best public access courses within easy reach of Blairgowrie include Portsea, Moonah Links, St Andrews Beach, Cape Schanck Resort, Sorrento, The Dunes and Eagle Ridge.

Wineries: Take a day trip to Red Hill and try some of the region's famous pinots and enjoy a long lunch with wonderful views over Westernport Bay.

Boating: Make the most of beautiful Port Phillip Bay. Blairgowrie Yacht Club 1km. Tyrone Boat Ramp 1.5km. Book a charter boat and swim with the dolphins or fish for snapper. Or take the ferry for a day trip to Queenscliff.

Diving: Experience some of the best diving in Victoria in the Portsea area. Visit one of the dive operators in Portsea Village.

Surfing: Blairgowrie is located near some of the best surf beaches on the Peninsular with great breaks of all types to be found all the way from Gunnamatta to Portsea.

Walking and Biking: Take the foreshore trail to Pt Nepean, explore the national park and take the stunning ocean walk back along the ocean beach paths.

Restaurants: Great restaurants locally in Blairgowrie , or head to Sorrento for almost anything you like. And don't forget the famous Portsea Pub - a great way to while away a Sunday!

Shopping: Blairgowrie has all the local shopping you'll need for basics: butcher, newsagent, pharmacy, bakery, coffee shops, bottle shop, boutique supermarket, pizza shop and fish and chips. For the glamorous stuff, head to Sorrento to browse fashion and interiors stores.

Kids: You simply can't beat a day at the safe, shallow front beach for kids. But there's also bike tracks, playgrounds, tennis courts, the Sorrento Cinema (and a gelati afterwards!), putt putt golf anything you like.

Once the property is booked it is a requirement of rental to confirm the specifics of the renting group by contacting the owner by phone. The owner has the right to cancel the booking if this does not occur, or if the details of your booking party do not suit the residential nature of the property.

The owners are not overly intrusive and want all renters to have an enjoyable holiday in our home. We have a great family house in a perfect residential neighbourhood with fantastic neighbours. We want to ensure that the relationship with our neighbours stays great and this in turn means we are looking for respectful renters to use our property.

The property is rented as a "Chill" space and a place to relax with friends in a safe and enjoyable environment. It is NOT a Party venue, and NOT a rental for loud activities.

This property is registered under the Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests of this property must ensure they read and follow the requirements of the Code of Conduct during their stay. We suggest that you review these Local Laws on line prior to booking to ensure that you and your group can commit to this for the duration of your stay. They can be found at the following URL:

The complete detail of these Laws will be provided to you via email prior to booking and will be available at the property.

In addition to these Local Law there are also House rules that all of the renting group need to obey.

The majority of our neighbours are permanent residents and will contact the owner if any of the Local Laws or House Rules are broken. If this occurs it will result immediate eviction without return of rental or bond.

Detailed below are all the house rules and some of the more critical local Laws :

- Behave responsibly during your stay.

- No Loud Music, Loud noise of any kind or party activity is permitted AT ANY TIME.

- No Loud yelling, screaming, singing, swearing, cheering or aggressive behaviour AT ANY TIME

- No additional accommodation is permitted on site such as tents, caravans, campervans

- No Music to be played outdoors after 10 PM

- Do not use outdoor areas for activity between 11.00 pm to 7.00 am. This includes Deck, Pool or back garden.

- Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas

- Having a reasonable number of friends over to the property is fine, as is some sleeping over as long as the total at the property is a maximum of 10 people. Having more than 10 people at the property at any time without the permission of the owner is forbidden.

- Rubbish collection is a major issue on the Mornington Peninsular and it is expected that guests will put bins out on Sunday Night for Monday AM collection. Any excess rubbish (Up to 2 bags) that does not fit into Bins must be neatly tied into bin bags and left behind the property gate. Any additional rubbish bags (3 or more) will be disposed of by the guests, failure to do so will result in the Bond being decreased.

- It is a NON Smoking home. If we detect smoking has occurred in the home (it smells of smoke) the full bond will be forfeited.

When you depart please:
- Leave the house in clean, neat and tidy condition.
- Remove any food from the fridge and pantry.
- Make sure all pots, pans and utensils are clean and ready for our next guests to use.
- Empty dishwasher and return everything to its original place.

- We are open to booking the property to groups of underage renters if this is approved by the property owner after discussion with a renter’s parent. Dependant on the specifics of the renting group additional bond may be required.

Perfect family getaway!
This place has everything you need for the perfect family getaway. The house is bright and modern with a beach feel. There is a large deck which gets plenty of sun and a small pool perfect for family dips, and if it gets cold there is a fire pit you can pull out on the deck and roast marshmallows! We had a fantastic time!

a relaxing easter break
we spent 5 nights here and enjoyed the relaxed beach house vibe. The pool was solar heated and so it wasn't super warm (it's autumn) but the kids enjoyed it anyway and the hot outside shower was a hit after the beach. The kitchen was well equipped, which was great!

Ideal location. Great house and deck area, very dog friendly.
Loved the surfing memorabilia, great comfortable house. Dogs had an awesome time. Only negative - Pool could do with a ladder. Very quiet and secluded and private area. Clean and tidy home. Great for a family catch up, dogs included. Many thanks Marc

Our family have enjoyed the Mornington Peninsular for over 50 years, staring with summers at the Sorrento Caravan Parks in the 60's with my parents, renting properties in the 80's and 90's and owning our own home since 2001.

We are active members of the local community having been involved with the Portsea Surf Life Saving Club and Blairgowrie Yacht Club for many years.

When our property is not being enjoyed by renters our family spends most weekends there and we find the house a very relaxing place to recharge or to visit the local beaches, vineyards, cafes and restaurants.

Why they chose this property

Our property is more of a home than a rental and we chose it because it sits in a very quite street with more locals than tourists.

It is close to the famous Koonya Milk Bar for getting that early morning coffee, and it's just close enough and just far enough away from the Sorrento Main strip and the local vineyards to let you escape from it all just sitting on the deck or be 5 mins away from whatever you feel like.

What makes this property unique

Our home has an authentic beach house feel, with a massive back pool deck and open fire living space facing north.

Whether its a hot summers or a rainy winters day you can enjoy a very private time inside or out. When it comes time to entertain the family or a bunch of friends our home is perfect.

The house is ideally situated 500 m walk from both the bay and Surf beaches, so no matter what the wind direction you will always fine a shelters place to walk or enjoy the beach.
