This inviting Mossy Point beach house enjoys a rare absolute waterfront setting — directly across the road from the beloved Mossy Café, just a short stroll to the iconic Mossy Boatshed, and complete with its own private jetty and slipway. Ideally located, it’s also only minutes on foot to the popular Broulee Beach, nestled within one of the South Coast’s last untouched and uncommercialised seaside villages.
Extensive entertaining deck overlooks the Tomakin River, ocean and boat ramp. Family Weber BBQ and outdoor setting enables living to be extended outside to take advantage of the great views.
This clean and comfortable beach house sleeps 10 - (3 queen size beds, and 4 singles) -with four bedrooms, two bathrooms, and a large open plan living area with modern conveniences and an abundance of appliances including reverse cycle air-conditioning.
The property is exceptional during winter months as well with its sheltered aspect and wood heater.
Mossy Point is located on a picturesque headland between Bateman's Bay and Moruya, about four hours drive south of Sydney and two hours drive east of Canberra. Moruya airport is ten minutes south with services to and from Sydney, Melbourne and Merimbula. Land-linked Broulee island, the vast South Broulee beach and many small bays and inlets form part of the local coastline, offering wonderful opportunities for fishing and walking and other outdoor activities.
Smoking is not permitted inside. We have strict NO PETS, no functions, no weddings or highschool graduates policies. The property is in a quiet residential area and it is not a party house.

Our stay at Mossy Point was great and made especially so by the nice house, great location and easy direct water access. The house has character and was comfortable and secure and had everything we needed. The view from the deck and house is also excellent. Thanks very much Simone for letting us stay at your house and we hope to stay again in future!
Simone’s place at Mossy Point is the most relaxing home in the best location in Mossy. Everything was so well organised, clean and so suitable for a holiday stay, we all felt immediately relaxed and ready for lots of beach time, local coffees, and plenty of chill time. The spaciousness of the living areas and the covered deck made living so easy for a multi-generation family holiday.

Great house with a great view and great location. Simone is- to use that word again- a great host. The huge living area gave the place a relaxed, beachy feel and provided space for three families to do their own thing. Beds and bedrooms are comfortable and the kitchen is well-equipped. The Mossy Cafe is across the road, and it is a nice walk on the grass to the equally pleasant cafe at the boat ramp.
The highlight of our stay was the location. Right opposite the river and a 10 minute walk to the beach. We loved sitting on the deck looking out over the water. Great spot for kayaking, SUP-ing, etc. Our young ones loved walking to the jetty and watching the stingrays which the locals hand feed. Candlagan Creek is ideal for toddlers while North and South beaches have great surf. The house had spacious living areas, generous master and ensuite and smaller additional bedrooms. Board games were provided as well as a bottle of champagne and box of chocolates on arrival. Simone promptly fixed a plumbing issue we had so we were not at all inconvenienced. Would love to return to this property during the year. We had a wonderful family holiday with 8 adults, a baby and a 4 year old.
Our stay at this holiday home was nothing short of amazing. The house is a warm, welcoming and family friendly home that puts you at ease from the moment you arrive. It has wonderful facilities, including an outdoor shower to wash yourself off after a swim. The private jetty
is beautiful and is a lovely spot to unwind while having a fish or simply watching the passing tide. Everything is a short stroll including the Mossy Point Cafe (100 meters) which has a range of delicious food and great coffee. Having a barbecue on the back deck is a wonderful way to spend an evening as the sun goes down. The bedding and the furniture was comfortable and the home was very clean. Simone even organised the delivery of a new table tennis table for our family to enjoy. Contact with Simone was great with prompt responses. We thoroughly enjoyed our stay at Mossy Point! Myself and 3 fellow gorgeous grannies treated ourselves to a weekend away at this beautiful Mossy point home and loved it so much! The house was beautiful, warm and clean and very well appointed. We loved walks along the water and easy access to the coffee shop. Our favourite spot was the verandah admiring the amazing view. Communication with the owner was super smooth and easy. We would love to return for another stay.

We loved staying here. You literally can't beat its location on the Tomaga River near the river mouth with northerly views towards the ocean. It's also opposite the Mossy Point Cafe and gallery which has great food and a relaxed atmosphere. The owners of the house are super friendly and helpful. We loved going for walks around the headland and taking our girls to Broulee beach. The house itself is very spacious and tastefully decorated, so we ate in all nights. A great place to relax and enjoy the south coast!
We had a wonderful stay at Mossy Point. The house is roomy and really well-equipped for a couple of families. Love the open plan and the view from the living room and deck, across the river to Tomakin is breathtaking! Im not naturally a morning person, but the promise of that sunrise view had me bounding out of bed with the sparrows!
Literal stone's throw from the famous Mossy Cafe and a super easy walk to Candlagan Creek/Broulee Beach.

2020 had been busy as both my husband are “essential” services.
So after months of long and stressful days ... we opened the door at Mossy Point and looked out the back door ...as calm of the river and scenery melted away the stress.
A quick change and Stephen was standing on ‘his’ wharf ... he was in heaven. While I opened bottle of wine and started reading my book on the balcony ... heaven.
The Mossy Point Cafe is a destination on its own - food and service perfect. And we loved the burgers at Smoky Dan ... yummy.
While Mossy Point is quiet ... there is plenty to do ... kayaking along the river (and more fishing at the boat ramp) where The Boatshed had great light meals and coffee.... and wander through Mongo shops and Zoo was a fun day.
Then back at ‘home’ ... as it felt like home. With all the comforts you want... soft beds, well equip kitchen and plenty of living space both inside and outside - plus good water pressure in the shower(!)....
It all went too soon ... though we are refreshed and ready for what else 2020 might hold.

On arriving at Mossy Point ( Hidden Paradise) for the first time we were pleasantly surprised that our house for the next 3 nights was a exact reflection of the photo’s on Stayz if not better. The residence is situated in one of the most pristine and pretty parts of the South Coast where it was easy to fish from the Private Jetty, boating on the river or the open ocean, surfing ,walking on some great tracks on the beach and in the bush and many more outdoor activities for all ages.
The house is presented as a home away from home and this made it an enjoyable, easy, and relaxing break. Great deck, abundance of all the mod cons, plenty of games, activities and picture perfect views from all parts of the property (wish we had more time to stay longer).
This short notice stay was made so easy with the special attention to detail by our host Simone.
Do yourself a favour and book a holiday at the Private Spillway and Jetty at Mossy Point.
Great communication with the owner, lovely unpretentious house with well equipped kitchen. The boys (12 and 13) spent hours playing table tennis and darts, the girls (15 and 16) some of that and skateboarding nearby, in addition to the winter beach walks, kayaking in the river (nearby place) with adults and even swimming (freezing - it is July!). Evenings with the fire, playing games... just lovely. Thanks!
We had a perfect winter long weekend at this property in Mossy Point. The house was perfect for our group of three families with youngish children. We loved walking straight out from the deck, onto the grass and along the estuary. Thanks for having us!
Awesome quiet getaway that was exactly as it looked in the advertising, would definitely recommend.
Early morning wake ups with the sun above the sea line was amazing, The weather was amazing the entire time of our stay, it had great entertainment for the kids and perfect for us adults to just sit back and enjoy the getaway, bbq, ping pong, darks, board games, water access with a private jetty made it very hard to be bored, beach only just in front of us made it feel like a holiday every day! So easy and an enjoyable time our family had at this place, we would definitely stay again!!
