Island Beachfront Cottage
Wide open spaces, fresh air and no crowds. This Tudor style house is located on one of the most beautiful places on Raymond Island, 6km's from the Paynesville township on 10 acres of bushland with tall trees in a parklike setting. Secluded off a beautiful long winding driveway, the house with it's two built in 2 storey cottages is but a few metres from the water's edge, has a safe sandy beach which stretches for miles on this side of the island. There is no road between the house and beach! This area in Gippsland is well known for its mild climate in winter, and cooling sea breezes in the hot summertime. It is surely one of the finest inland lake locations in Victoria, indeed Australia. It offers great variety such as swimming, bushwalking, sailing, boating, fishing, bowling and golf. The prawns run right out the front in summer and the owners have available kayaks to explore the lakes system. We offer truly peaceful, exclusive and tranquil surroundings in which to relax and be close to unspoiled nature.
House rules: PARTIES & FUNCTIONS: Parties and functions require prior approval at the time of Booking and special conditions will apply including extra charges, guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 10pm. No smoking in the cottages and if you do smoke outside please dispose of cigarette butts in the bins as these are toxic to marine animals. Please note the cottages are back to back and loud noises will travel through the walls, so be respectful of other guests and keep noise to a minimum after 10pm. Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc. LINEN AND TOWELS: We supply linen, pillows, blankets and towels, which must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired through Management. Beach towels are not included. PETS: Pets are not allowed at the Property. GARBAGE: Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property in the allocated bins, and excess rubbish must not be left in public or common areas. WATER and TOILETS: As this household relies mainly on tank water and Bore water, we ask you do not waste water unnecessarily. We are on a Septic system so please do not flush any napkins, tampons or other such objects down the toilet. FIREARMS and HUNTING are strictly prohibited on this property. CLEANING of FISH is prohibited in the Cottages. FIRES: This area is very dry over Summer and we would appreciate every precaution be taken in not starting any fires. If you want to have fire on the beach please check with us regarding fire restrictions. WILDLIFE: We have lots of wildlife on our property and the island including snakes, so when walking please be aware. YOUR OTHER RESPONSIBILITIES: You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours. You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost. (at Management's discretion) Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. IN THE CASE OF MEDICAL EMERGENCY: CALL 000 AND AMBULANCE WILL COME TO THE ISLAND OR IF YOU WANT TO DRIVE TO HOSPITAL CALL THE FERRYMAN 0418517959 AND THEY WILL MEET YOU AT THE FERRY LANDING AT ANYTIME DAY OR NIGHT. NO CHARGE FOR OUT OF HOURS FERRY FOR MEDICAL EMERGENCIES.

Why they chose this property
I came across this property while kayaking around the island one Easter. I have always dreamed of a Tudor house with a seaside garden. Now I have the entire Gippsland Lakes as my backyard! Every day is an adventure; whether it's foraging for mushrooms in the autumn, paddling with the dolphins or rescuing someone whose boat has capsized in the lake. I love both the opposites of wildness when the wind whips up on the water in contrast to the perfect stillness and sunshine. Connecting with nature in all its glory we discover true liberation.
What makes this property unique
The house was uniquely built and handcrafted by a German couple, the original owners. The leadlight windows in the main house bear Carl's signature. Look out for the many examples of his wrought iron work in lamps and doors. Ingrid made the cushions, curtains and established the gardens. Everything you see was made by their own hands. Carl even had the foresight to have the power lines put underground so there are no lines or fences detracting from the natural vistas.
