Terms and Conditions
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions: •Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. •Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. NO LOUD NOISE AFTER 10 PM ANY DISTURBANCE TO NEIGHBORS WILL RESULT IN TERMINATION OF YOUR STAY •Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. •Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am Dishes should be cleaned and rubbish removed. The tenant is obliged to take care of the flat and look after it and is obliged to keep the accommodation in the same condition as found on arrival. Furthermore, the tenant is obliged to compensate for any damage or loss occurring in the accommodation due to his own fault or the fault of accompanying persons. To avoid additional cleaning charges dishes should be cleaned properly including grease build up and burns on pans. Excess food & rubbish should be disposed of. A replacement fee will be charged for towels stained by hair dyes, bleaches, tanning & make up and greasy burnt saucepans. Finger prints and food spillages caused by infants must be cleaned also. Please note that there is no need to clean bed linen or towels as these will be professionally laundered. Keys may be left in the apartment or returned personally, by arrangement. •Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond. •Loss - the owners take no responsibility for the tenant’s personal property. •No smoking is allowed in the building
A copy of your credit card & drivers licence will be taken upon arrival and you will be required to sign a credit card authority for any incidentals or breakages that may occur during your stay. For international guests a copy of your passport will be required It is a condition of acceptance of this booking that you contact our property manager at least 1 hour before arrival to property for check in .
Parties / noise levels - Although very secluded the property does have residential neighbors, therefore please be aware of this after 10 pm to keep the noise levels to a minimum.

Any extra linen or cleaning required during your stay can be arrange through us.
12. PROBLEMS OR COMPLAINTS • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property. • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property

Wow, what a place. If you are looking to stay in Melbourne and away from the city centre then this apartment located centrally in the Bohemian suburb of St Kilda with only a 3 minute walk to the beach is the “place to be”.
An excellently maintained, spotless property with a great host. The apartment is beautifully furnished and comes with top-brand white goods. It is also comes with a great selection as a “welcome pack” (milk, tea, coffee, snacks and confectionery) thereby reducing the immediate need to shop. Talking of eating the apartment is about a 5 minute walk to the nearest supermarkets and restaurants and bars. Equally 5 minutes away is the Tram station which will take you to central Melbourne and beyond.
I cant recommend this place enough. If it wasn’t the other side of the world from my home as Arne would say “I’d be back”.

We were warmly greeted by Michael who provided a brief overview of the apartment. Apartment was clean, tidy and centrally located with walking to rail transport and many restaurants. Kitchen was well equipped. Bed was comfortable and Sheridan towels provided a nice touch. The only possible addition would be a Bar B Q, however we were aware of that prior to our stay. Its been one of the nicest spots we have stayed in our almost 3 month journey around AU.
We had an enjoyable week in Melbourne staying in this stylish apartment. If the weather had been better, we would have loved the large private deck with the koi pond!
A great property with excellent features. The outdoor space is fantastic, essentially creating another living space. Close to shopping, resturants and transport this one we will enjoy staying at again.

Absolutely Perfect
This place was amazing - had everything needed to kick back and relax in real style. Michael was very helpful and friendly. We had a minor issue on the first day that was fixed quickly and a bottle of Chardon appeared on the door step soon after ....this shows how much the owners care about making your stay perfect. Obviously the ammenaties are great...but it's also the location that was fantastic. There was so little noise as the appartment is on a No Through Road. This means your close to the beach and buzz of Ackland street...but sitting out on the deck by the fish pond...you almost feel like your tucked away in a leafy outer suburb. Tram stop was 5 minutes walk away. Coffee machine was great. Bed was comfy. This is a great value place to stay - best I've had in Melbourne for several years. Highly recommended
