HOUSE RULES NO LEAVERS ALLOWED- PLEASE DO NOT APPLY -Noise restrictions apply after 9pm week days and 10pm weekends. No noise must be heard from the property after these hours. -Noise level must be kept at an acceptable level at all times, the neighbours should not be able to hear music or "rowdy" behaviour coming from the house. -No extra guests/people are permitted at the property due to local licensing requirements. This includes children. Maximum of 9 people allowed. -Maximum of 4 cars allowed to be parked at the property.
PETS Pets are only permitted at pet-friendly properties with the prior consent of the Manager( small NON SHEDDING dogs only). Medium-Large breeds are not allowed at the property. The following must be adhered to: No cats, rabbits or birds allowed. Dogs must be a minimum of 2 years old, no puppies accepted. Pets are to be kept under control at all times. Pets must not be left unsupervised or alone at the property at any time. If going out, it is required by local shire legislation that you take dogs with you, so they don't bark when alone in an unknown environment. Property neighbours may call the property manager and local ranger if the dog is barking. The guest is responsible for any damage caused by pets, inside or outside of the property. If extra cleaning is required this will be charge to the guest. Pets are not permitted to bedrooms or on the furniture at any time. Charges will apply for cleaning of furniture/bedding/carpets where applicable. Guests agree to bring their own pet bedding, food bowls and other pet items to the property as, unless specified these items will not be available at the property.

The house was so comfortable, views of the water and a lovely park across the road. All of the big windows allowed for a beautiful breeze even on warm days. The house was very clean and made for a really nice restful getaway.
Fantastic property in great location. Clean with lots of glasses/ cutlery. Back yard was neat but not used at all as we sat outside the front of the house where there was more space and better views
Prefect size property for a short getaway. Great location, close to the beach and mid way between Busso & Dunsborough. Clean, warm and cozy with the pot belly fire. 5 starts out off 5 stars!
We absolutely LOVED the property!! It was clean, so well laid out, kitchen so well stocked.
Fire was soo warm, kids loved playing basketball out the back, plenty of seating. Great location - so close to busselton, uber eats, not far from wineries.... Thoroughly enjoyed the place - will be coming back again for sure!!

Absolute gem of a property in a fantastic location, warm in winter for our unacclimatised bodies, comfortable, with fresh modern renovations. We will definitely look to be back in the future.
A spacious and open living area which was very suitable for the 4 adults and two pets. Great location and a short stroll to the beautiful geographe bay. A couple of new cooking pans wouldn’t go astray.
We enjoyed our holiday. Having the beach so close was just what the doctor ordered. We found the home cozy, spacious and clean. Communication was excellent. It’s a great location. There were a few things that could improve the stay. AC in the main room and front kids room. It did get really hot in those rooms. A screen door in the main room would have been great to let the wonderful sea air in at night. Having a washing machine & dryer was great. A few extras would make it a five star. Air fryer, Nespresso machine, more frying pan sizes and a flipper & spatula. We cooked the whole time. We managed with what was avail. There is lots of cutlery, cups, glasses and plates etc. perfect for your group. we hope to be back next year and enjoy the beauty of Abby Beach.

I wasn’t aware your dog couldn’t be left at the property by itself, so that was extremely inconvenient. I imagine it was the neighbour that has complained before, which is funny considering their dogs never shut up let alone the neighbourhood dogs. Not sure how they could pin dog noises to that holiday house

We’d like to clarify that the rule regarding pets not being left unattended at the property is not just our policy—it is a requirement under local legislation that applies to all holiday homes in the Southwest region.
At no time during the booking process did you advise that you would be bringing a dog, nor did you request permission to do so, which is clearly stated as a requirement in the rental agreement. Your booking was confirmed for 3 adults and 2 children, with no mention of a pet.
We always aim to provide a positive and transparent experience for our guests, and part of that is ensuring all guests are informed of and comply with the local laws and property rules. We encourage open communication, as this allows us to better accommodate your plans where possible.

While the place was very clean renovations are desperately needed. The kitchen really is not hygienic based on the age of the cupboards, broken tiles, broken doors etc. A great location but overpriced for the condition of the interior.

The house is an older style beach house in an amazing location but everything is clean and well presented. The owners have been slowly doing areas up in the house. Being an older cupboard doesnt make it "unhygienic" its just simply appearance. The floors have a few chips in it by the sink area but it doesnt affect the use of the area. I feel $155 a night for a winter stay near the beach for a full house is a very good price! I'm sorry you feel this was over priced.
The location of this property was great and so close to the beach. A bit more in the way of crockery and lounge seating to suit the 8/9 sleeping arrangements would have made this ideal. The 3 toilets was a big plus.
The fencing needs a little bit of work to make it a bit more secure for smaller dogs though as one of our dogs escaped underneath.
We really enjoyed our stay in Busselton. The house was clean and tidy. Comfortable for 6 adults and 3 kids. Our dogs loved the location too, lots of beach walks.

Terrific space and location for a family getaway. Our dog loved the yard too. Being a leisurely walking / biking distance from the beach, shops and parks was super convenient!
We have stayed at this house before and will be back. This house is perfect for families in summer or winter. A short walk to the beach in a great location with good amenities including a wood fire for winter and everything you need to cook at home.
Our second time at this property and definately will return. The best spot for beachside lazy family holidays. Plenty of space, house is well equipped.
The location of the house was great with the beach about a two minute walk. The house itself had everything you needed and was very spacious. Its great for families and allows dogs which is a bonus. We really enjoyed our stay.
