Raff's Beach House offers family friendly accommodation right in the heart of "old" Barwon Heads.
Centrally located on a quiet street , our beach house is just minutes walk to all beautiful Barwon Heads has to offer; surf and river beaches, cafes, restaurants, eclectic mix of shops and boutiques, Barwon Heads Golf Club and parks.

Raffs Beach House, features crisp white interiors ,floor boards throughout, furnished and styled on trend with Scandi style furnishings and art. Raff's is the ideal beach house for couples or families looking to enjoy a relaxing weekend or short stay beach holiday.

Our beach house sleeps up to 6 guests and features;

3 bedrooms- 2 x Queen bedrooms each with private en suites, one bedroom with 2 single beds serviced by family bathroom.

Quality bedding, linen and towels are provided. BYO beach towels

3 bathrooms - 2 en suites and new family bathroom with shower over bathtub.

Modern galley style kitchen and laundry- includes electric stove/oven, toaster, kettle and kitchen wares, microwave, fridge.

Open plan lounge features 3 seater couch, armchairs , gas log fire, air conditioning, wall mounted smart T.V. Unlimited WIFI is also available for guests to enjoy.


Open plan dining with recycled wood dining table that seats 6.

Very large secure backyard with outdoor deck, BBQ and sun lounges is the perfect spot to relax. Large garden shed is ready to store your beach gear and bikes.
Loads of space for children to run around.

Children's games, books and plastic dinnerware available.

Off street and free street parking available .Just park your car and walk to all the great local spots. Being centrally located and able to walk everywhere is a huge plus during busy summer and peak holiday times.

Local bus stop to Ocean Grove and Geelong is just a few minutes walk away.

Raff's beach house has a minimum stay requirements:
Minimum 2 night stay during standard periods.
Minimum 7 night stay from 22/12/2017-14/1/2018.
Minimum 3 night stay for public holiday weekends.
Minimum 4 night stay for Easter holidays.

House rules- please be respectful of our beautiful beach house and our neighbours. Sorry we do not allow parties or events to be held at our beach house, maximum of 6 guests per stay.

My family and I had a fantastic stay at Kim’s property. She was amazing to deal with in the lead up and made the entire process super simple. The location in Barwon Heads was great also and really easy to get around. I would definitely recommend for people to stay here

We had the best time with our family of six visiting Raff’s for the second time. The house had everything we needed for the week, and the yard was perfect for the kids to run around in. There were also lots of books, board games, and treats waiting for us on arrival.The house was clean, comfortable, and well set up, and communication with the hosts was easy and responsive. The location was ideal for exploring Barwon Heads Village and the river. A truly memorable trip — we would definitely recommend this place to others.

The house was a classic beach house and had lovely decor and bedding and was very clean. Back yard was also a great spot to enjoy. The host was fantastic and responded straight away to any queries we had. The only thing it lacked was a dishwasher, and the microwave could have been lower down/ on the bench. We had a great stay and would stay again.

Cozy Holiday Home

Easy walk to everything, property is beautifully presented, felt like home away from home. Kids enjoyed playing in the garden and the beach so close is a huge win. We have added this to our “favourites” list of places to stay.

Fantastic, cozy house

We stayed with our two kids aged 4 and 7 and had a wonderful time. House was cozy, comfortable, well-appointed and beautifully decorated. We have stayed in many other properties in Barwon Heads but this is our favourite so far. Highly recommend!

For a perfect Getaway

Great House

Very cute house in great location, owner is nearby to help with anything and the listing description and images are accurate. Lots of bathrooms was a bonus when travelling with a family group. Would recommend and hope to return one day. Thanks Kim.

Fabulous House

The house was fabulous. We had a lovely weekend stay as a family. The house was clean, plenty of space for the 6 of us and walking distance to everything. We loved everything about this house. We will be back.

Lovely holiday cottage

This is the 2nd time we’ve stayed here. It’s a very cute cottage in an amazing location in beautiful Barwon Heads. The cottage is beautifully updated with modern bathrooms and kitchen. The hosts have kitted it out beautifully and we found we everything we needed to cook and BBQ. Gas heater is perfect for the cold evenings. Overall a wonderful place for the family.

Absolutely fantastic location! The house was as advertised, very clean and with absolutely everything you could possibly need for a stay. We enjoyed the comfort of the home and the gorgeous outdoors. The patch of sunflowers were truly magnificent and cheery. I could not recommend this property and manager highly enough. One word, fantastic!!

Girls weekend

House was well stocked easy access to all locations . Outdoor area is spacious and very comfortable. The only downside for us was the lounge seating was limited as it doesn’t comfortably seat 5. Minor in scheme of things we were out a lot during our stay. Thanks Raff beach house .

Fantastic spot

We came down for a wedding in Barwon Heads and ended up not just going to a wedding at one of the lovely wineries but enjoying the food, walks/runs, wines! The house was centrally locates for all of the above and we even utilised the heater in the cooler weather. House has everything we needed and we were very happy with all the facilities and the backyard for sitting in the afternoon sun!
