This amazing multi-level deluxe condo features: - a comfortable living area with sectional couch in a space that you'll never want to leave, surrounded by large windows with the lush plants and foliage just outside and the illuminating natural light that fills the apartment…it will make you feel one with nature, it is truly spectacular as it is warm and inviting - a fully-equipped brand new modern kitchen, with nearby dining table that seats 6 for a sit-down healthy meal. Plush, extra seating at the breakfast bar - a second floor with the bedrooms, both with king-sized beds and private en-suite bathrooms. - The top floor is a space that is unique to any vacation rental in Tulum as it is an additional room for you to sit and relax with family and friends at the end of the day. There is a double sized sofa bed pull out on this level for extra sleeping space and a private swimming pool.

Getting Around: The condo is about 119 km/74 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. - The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.
- All properties are meticulously cleaned and disinfected before and after each use. Our staff is trained and uses the protections recommended by the health authorities. All our properties have the equipment so that the client can enter and exit on their own without having to have direct contact with any person. The staff will not enter the properties to do cleaning and maintenance during the stay of guests unless it has been authorized and with strict hygiene measures.
- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!
- Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. Breaking this rule will result in the loss of your security deposit and if necessary immediate removal from the premises. - Visitors are not allowed: every apartment has a maximum number of occupants that must be respected at all times. No more guests than those listed in your reservation are allowed. - Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. - Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification. - Please avoid moving furniture. - Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given. - Please avoid hanging towels or clothes on the balcony/terrace railings. - No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Lots of space to spread out and comfortable for two couples. The apartment was nice and clean. When we showed up, the pool water levels were very low. The issue was eventually resolved but took a few days after we notified the property manager. The pool is a huge selling point for this apartment and it’s a bummer that it doesn’t look like the listing pictures when you arrive. My only other complaint is that the apartment only came with one 2L trash bag. When we asked for more bags, they said that they only provided one for the entire stay. For a week stay, that is not nearly enough and ended up buying some that we left behind.
We really enjoyed our stay here. Close to town yet in the jungle with the sound of birds while drinking morning coffee. The trails that went through the places with hanging lanterns made for a lovely evening walk. Close to town for all the needs yet secluded in nature. The roof top pool was so nice at night top
Unfortunately the pool was not circulating which left it cloudy and we brought this to the attention of the hosts. They sent a pool guy who did some cleaning but didn’t get it working. The other issue was wifi, only available in one bedroom and the bottom level, again, they sent someone but he was unable to improve it. Otherwise the place was as advertised.
6th time in Tulum 2nd time at this perfect condo. It has everything you would ever need. Brought friends this time and they loved it also. We love the area as you can walk to many restaurants and the grocery store.
Loved the gated community. Awesome area. Walkable to many restaurants and markets. Really enjoyed the rooftop pool and upper observation deck. We will definitely be back. Already booked for May.

We really enjoyed our stay. Property is beautiful and walking distance to Ola Bike where we rented bikes from. Check in is easy and management responsive. Stayed with family (17, 13, and 10 year old kids) and everyone enjoyed it.

The neighborhood the property is in is very unique and secluded, while still being very close to restaurants and downtown. I arrived at night and had a hard time finding it, but the manager was available and very helpful.
If I return to Tulum I will rent this unit again.

This beautiful property was a dream, we enjoyed every moment. The living and kitchen area has large windows which open to create an open air jungle, it was so nice to sit and enjoy a cup of coffee in the morning and listen to the birds. Rooftop terrace was beautiful, especially in the evening, such a nice place to stargaze and visit.Location was perfect, there were always taxis waiting just outside the gates to take us to the beach. The area was safe, anything you could want or need was within walking distance.100% would stay here again.
The house was great. Location was easily drivable to anywhere in town and from the Cancun Airport. Modern aesthetic with all the basic amenities provided. The host was quick to respond to any questions. The rooftop pool was the highlight. Just the right size for a kid and with a great view.

From the moment we walked into the unit this place blew our minds. Gorgeous and very accurately depicted from the listing photos. My husband and I along with our dear friends, another couple, stayed in this unit for our 5 day getaway in Tulum. Plenty of space for two couples. Lots of privacy despite large windows and beautiful views. Sitting in the pool in the morning and enjoying coffee while seeing all the beautiful birds flitter amongst the trees was a highlight. We rented bikes and had a rental car. We rode our bikes to go out to eat and drove if our excursions took us a little father. We can't wait to go back!

Enjoyed the private pool, the super comfy sofa/funiture, and big TV. Rooftop pool is lovely. Beds were comfy with great storage in both bedrooms. Check in fairly easy, once we found the sign for the unit. Agent stayed in touch during AC repairs. Washer /dryer is slow compared to US standards.
We did not rent a car. Opted for taxi, which is super easy to get outside neighborhood. A bit expensive, but we never worried about the crazy, busy traffic or where to park while shopping or going to the beach.
Of note, liquor, beer, wine sales are STOPPED during weekends of national elections. We were only served alcohol at beach clubs and restaurants.

The home was exactly as pictured and very clean. The kitchen had all of the supplies needed for cooking and the rooftop pool was beautiful. The only thing was that the light in the pool didn’t work, so we didn’t want to swim in the dark. The area is gated with a guard stationed there 24/7. The AC worked well and the shower had decent water pressure. It was a quiet, residential area. We would definitely stay here again!
The apartment was beautiful and exactly as pictured, my friends and I had a wonderful stay there. Moskito was great with providing plenty of drinking water and the kitchen was well-stocked with pots, pans, utensils, bowls, and cups. The pool was definitely the highlight! The only improvement would have been if we could have had a few more towels given our large group (5 pp).
The location is closer to downtown Tulum, which ended up being quite convenient as we had booked some tours and excursions that picked up from a location nearby. Walking distance to a large supermarket and a number of restaurants and bars, but you'll need a car or taxi to get to the hotel zone/beach areas.
