Charming waterfront cottage in a family friendly neighborhood.
Well appointed cottage with all the updated amenities you'll need to feel right at home.

This lovely cottage has plenty of room for everyone. Enjoy your morning coffee/tea in the sunroom or evening drink out on the porch watching a magnificent sunset. Spread out on the large sectional couch and watch a movie on the big screen TV with soundbar.
The main floor has 2 bedrooms. The master bedroom has a Queen size bed, coastal style furniture and large double closet. The second bedroom has 2 brand new Twin beds, dresser and closet space.
The lower level of the house offers a comfortable bonus room with a large screen TV & Bluetooth soundbar, a built-in desk for setting up a office space, plus a new Queen size sleep sofa to entertain your guests. In addition, there's a full size laundry room and storage for all your beach stuff!
Winter '23 NEW FULL BATHROOM added to lower level to accommodate additional overnight guests.

The centrally located home is easily accessible to all major routes and local attractions. Newport is a short 20 minute drive, spend the day exploring the Gilded Age mansions, take a scenic tour of Ocean Drive or visit Fort Adams State Park. Don't miss the enchanting Cliff Walk with panoramic ocean views.

Located on the northside of Aquidneck Island, Portsmouth provides the perfect location to access all the area attractions. Visit the historic village of Jamestown right over the Newport Pell bridge, take a short drive to explore Historic Tiverton Four Corners or enjoy the beaches in Little Compton. A quick drive over the Mt Hope Bridge is the seaside village of Bristol where you will find an active waterfront filled with restaurants, shops and cafes. Be sure to visit Colt State Park with lovely walking trails, picnic spots and an open air Chapel-by-the-Sea.

Common Fence Point is one of those neighborhoods that people love to visit and live. There's direct water access across the street where you can swim, kayak, or sunbathe. There's the local playground, baseball diamond and of course the brand new CFP Community Center which hosts exercise classes, kids activities, music events, movie nights, plus a little corner store to pick up basic items or sandwich to take to the beach, and all are within walking distance from the house.

Enjoy digging your toes in the sand and catching a wave at the beautiful local beaches, then stop at the local clam shack for a lobster roll!

There is always something to do, regardless of the season, in the beautiful state of Little Rhody!

This October stay was our second visit to this cottage. The water view with the boats, sunset, bridge from both indoor and outdoor wide porches is peaceful even during this past weekend storm. Noelle is a host beyond expectation. She was there when we arrived, as well as in communication throughout the visit when necessary. The cottage is comfortable for families, both floors with areas to relax and read, even a desk, as well as TVs, cozy seating with pillows, even a rocking chair. The furnishings are clean and in perfect condition. The kitchen has appliances and cookware that are new and up-to-date. Visiting the Newport area for several decades, we find this area of Portsmouth is really convenient to Providence and Massachusetts, new venues for us. The neighborhood is so quiet, day and night. Friendly driver passing by waved with a smile. Where does that happen...not back home in New Jersey!

So peaceful

What a great getaway! We didn’t want to leave the incredible view and peacefulness of the front deck. But we did. We found the cute town of Bristol. Enjoyed lunch there and a great walking trail the next day. The whole area was great and the house was perfect. Would definitely return!

Great Beach House

We had a wonderful two week stay with our 2 year old daughter. The house was well stocked, clean and the location was great (especially for kids). We enjoyed the beach right across the street, strolls around the neighborhood, playing at the community playground just a short walk away, and many beautiful sunsets over Mount Hope Bay from the front porch. Noelle was a very helpful and kind host. We hope to be back soon!

A coastal gem!

A very special cottage in a very special spot! The hosts have provided a lovely, well equipped and super comfortable getaway with beautiful waterfront views off the front porch in a terrific neighborhood. They thought of everything one might need and made some great suggestions for our visit, plus the place was modern and spotless. We found Portsmouth to be a perfect landing pad for exploring the area- convenient and close but away from the hectic fray. We loved our stay and cannot wait to return! Fabulous

This is a beautifully updated cottage with a great water view. It’s in a quiet neighborhood. The beach is across the little street. The cottage was very clean. The beds were comfortable. The kitchen is well stocked for at home cooking. The location of the cottage is perfect for exploring coastal Rhode Island. The cable TV is limited in channels, so if you don’t have streaming apps, get them, if you are planning on watching much television. You will love everything about this house. And the homeowners? Well, they are lovely caring people, who will make sure that your stay is perfect! *If you have mobility issues, please be advised that the stairs to the basement are very steep.

Memorable family trip

My brother and I took our parents (both in their 80's) to Rhode Island for a long weekend and I booked Noelle's cottage based on the photos and reviews, and crossed my fingers. It was absolutely perfect! The layout is nice and roomy, the beds are comfortable, and the kitchen and baths are well-equipped. But that view! Mornings and evenings were spent on the deck with our beverages of choice. We flew into Boston (direct flight) and it would have been an easy drive down if it wasn't for traffic coming out of Boston (rush hour). Friday we made a day trip to Mystic, CT and had lunch at Rocks 21 (best crab cakes ever), made stops in Westerly (Grey Sail Brewery) and Watch Hill (lighthouse), and had a fabulous dinner at George's of Galilee in Narragansett. Saturday we went to Bristol then down to Newport. This cottage is conveniently located which made it super easy to get around. Noelle was an excellent host and communicated with us during our stay to make sure all was OK. I don't know if I will ever get back to Rhode Island, but if I do I know where I will stay.

My friends & I enjoyed a relaxing & comfortable weekend at this house. The view onto the bay is lovely. Unfortunately, due to weather, we had to stay in more than we would have liked, but it was wonderful to be in such a nice cozy spot. The only feedback I have is that the mattress on the sleeper sofa downstairs is in real need of replacing — the big dip in the middle made sleep somewhat challenging. Otherwise, this is a very sweet little cottage with great coastal themed decor. Close to charming Bristol too!

Family trip

We stayed at Coastal Cottage in Portsmouth, Rhode Island for a week with my wife, son, daughter-in-law, and grandson, and it was absolutely wonderful. The waterfront view was stunning, and the house had all the amenities we needed, plus a great deck for enjoying sunsets. We even made use of the canoes! Overall, it was a fantastic stay and we created some really great family memories. I’d highly recommend it. Owner is a good host and maintained open communication throughout.

Vacation in Portsmouth, RI

This property had an amazing view of the water and we really enjoyed watching the dog walkers each day. Cleanliness was top notch (new white socks that stayed white!!). Bathrooms and mattresses were exceptional. Heat, wi-fi, tv all worked well. Communication with the owners was wonderful. Decor was very tasteful. (Only suggestion would be less decorative pillows.) Overall, I would say this is a perfect vacation getaway and would recommend staying here.

Gorgeous, clean home in a beautiful neighborhood!

We stayed here for our wedding weekend (got married in Tiverton nearby) and would love to come back for our anniversary next year! It was spacious, clean, and the hosts were super responsive with any questions that arose before or during the stay. The decor was lovely, the natural light and view off the deck were spectacular, kitchen and bathrooms were well appointed and the check out instructions were clear and concise. Our wedding photographer also loved the house and there were great spots within walking distance for photos.

Wedding weekend

The cottage was just perfect for our needs. It was a little smaller than it looked on line but no problem. It was so well equipped also. The only problem we had was the weather. It didn’t cooperate for this wedding. The host was exceptional with our requests. Would love to go back in the summer to enjoy the view.

Well-maintained property

The cottage is in great condition and well furnished. It is right across the street from the bay, and has a deck with a nice view of the water and sunsets. The neighborhood is quiet. We found the owners to be very responsive.
