TREETOPS RETREAT

Nestled among the tall trees of the Blue Mountains, Treetops Retreat is an exceptional timber-lined mountain lodge that seamlessly combines seclusion with convenience. Set on a sprawling native bush block, this spacious home, featuring cathedral ceilings and stunning escarpment views, provides a serene escape perfect for families and groups seeking tranquillity.

Upon entering, you’re greeted by a generous open-plan living area with a cosy atmosphere, enhanced by a unique circular fireplace. The lounge area offers multiple seating options, Smart TVs, and a selection of DVDs for entertainment. Adjoining this space is a large dining area and a fully equipped kitchen, featuring a gas cooktop, oven, microwave, fridge, and dishwasher.

The retreat comfortably accommodates families and groups with four well-appointed bedrooms and a total of nine beds, sleeping up to 12 guests (maximum of 8 adults). The master bedroom boasts a Queen bed and ensuite, while the other rooms include a mix of double and single beds. The modern bathrooms include 2.5 facilities, with walk-in showers, a bath, and an additional separate toilet.

Guests appreciate the spaciousness of the lodge, complemented by central heating, ceiling fans, and reverse-cycle air conditioning to ensure year-round comfort.

Outdoor areas are equally impressive, featuring a spacious deck with breathtaking panoramic views of the escarpment, a barbecue area, and a firepit surrounded by comfortable seating. These spaces are ideal for alfresco dining and evening gatherings under the stars.

FIREWOOD SEASON
1st May - 30th September:
• A starter pack of firewood, kindling, firelighters, and matches is provided for your first night during firewood season. More firewood and supplies can be purchased locally from petrol stations.

ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity for charging your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.

• Maximum 8 Adults only

9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas. We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests. It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy. As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date. 
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
