Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max is 2. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
Certain Boats, RV's or Trailers may be allowed - maximum is 1 week. Must be approved in advance, based on size.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.
ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Very clean unit centrally located my only complaint is the coffee maker didn’t work and had to boil water on the stove and pour into the coffee grounds other than that it was perfect

3 bedroom condo, perfect for families in downtown Green Cove Springs. Owner had excellent communication. Neighbors were a bit noisy but would stay again because of excellent accommodations!
The property was great. Just as advertised very clean and updated. Everything we needed was included in the apartment rental. The location was exactly what we were looking for near the fairgrounds and we had a fantastic stay.

We needed a comfortable and convenient location for a month.
This property was everything we were hoping it would be. It was convenient to restaurants and shopping and was very comfortable and well maintained.

Thanks for staying with us Ronald - you are correct - this is an interior apartment - just as we show in the photos - so there aren't a lot of windows. We have City water - and guests are always welcome to bring bottled water if they do not like our City Water - just as you would wherever you would travel! Bart and Sue were exceptionally responsive and very flexible with us as we had to adjust the dates of our stay after booking. The apartment is very nice, practically brand new, and everything we needed was provided. We were a bit disappointed with the location in general. When we booked, there were no reviews of the property yet. Like others that have reviewed the property recently, we were expecting there to be a bunch of vacationers staying in the apartments, but that was not the case. We felt very out of place in the complex, and there was excessive noise frequently, both from loud vehicles being worked on in the parking lot as well as from within the other apartments. It does appear that the listing has been updated with information on the complex since the time that we booked. Thanks to Bart and Sue for being so accomodating!

Thanks for your feedback Kay - we are glad you enjoyed the apartment - but sorry to hear you didn't enjoy the complex. We do have a few of the apartments that are vacation rentals and had 12 other guests staying during the same time you were there. Very sorry you didn't connect with them as you had hoped, we were not aware you had wanted to do so. We have updated the listing with new photos, quiet hours and designated smoking areas on the exterior of the building - as we felt to highlight those would be helpful to others. We regularly update our listings so we can provide as current of information to potential guests as possible. We do have the listing selected and described as an apartment - it is not a stand alone property. We would hope that, as well as the photos would indicate to potential guests that there are other apartments in the complex. We manage other properties that are apartments that are a mix of regular tenants and short term tenants also. With that many people residing, coming & going in an apartment complex, we would imagine there will be varying noise levels from time to time. We reviewed the noise sensors in the apartment you stayed in, and there isn't anything that registered outside of the quiet hours required by the Town of Green Cove Springs and their zoning ordinance - or outside of the quiet hours as noted for the complex on the posted signage. We were happy we were able to accommodate your requests and try to make your stay with us the best it could be. We hope the boat parking worked well for you also. Thanks for staying with us! The complex is new just like the listing says but it is an apartment complex and the tenants at the complex....well let's just say I have a 6 and 2 year old and the constant smell of pot and the partying and loud noise and screaming at 4am(who knows what was happening) was enough for us to pack our things. I didn't even let the property managers know, I came back and got the rest of our things Sunday morning. Saturday at one point we were greeted by a tenant...."this place shouldn't be a F$%%ing VRBO place you people shouldn't be here"....so needless to say, you stay here, just be warned with what and where you are.

Thank you for sharing your experience with us Thomas. We highly suggest to all future guests - if you are experiencing any issues at all - please do not wait until after your visit to contact us. We are here to support your stay throughout the duration. If something needs to be addressed we want to take care of that for you as quickly as we possibly can. It is not our intention or that of the family that owns the apartment complex for any guest of ours to experience any difficulties with other tenants or guests that are staying in the Oak St Apts. There are designated smoking areas that do NOT include the interior walkways of the complex. There are signs posted for that. There are exterior surveillance cameras on the property for the safety & security of everyone. There are Quiet Hours for all tenants & guests and we have them noted in the apartment. We have had a variety of previous guests stay with us from Seniors, to Families with children, to Cyclists in for the US Cycling Championships, to a group of couples enjoying their weekend. There are "house rules" for all guests of Oak St as well as "house rules" for those residing there as full time tenants. We welcome all guests and want everyone to enjoy their visit to Green Cove Springs.
We stayed here for our daughters baby shower that was being held at a local venue it was my husband grandsons and oldest daughter and I.. the unit was roomy and provided all the needed basics the kitchen was adorable there was some signs of previous users not being careful of the walls I took pictures when we arrived it wasn’t major just some marks and evidently the previous renters had a dog because the sheets in the main bedroom had some residual dog hair on them I think it was from the comforter/blanket because the sheets were clean otherwise. It was comfortable nothing to fancy but perfect for our needs just be warned there is NO POOL I don’t know why the site isn’t showing my previous VRBO use but we tend to try to be truthful and fair in our reviews and have had good relationships with others we rented from. Itrip was easy to work with and if we needed something like this in the area again we would look at renting this again! Like I said it very much suited our needs for the weekend the pool wasn’t a big deal our daughter who lives in Fl has one and we were mostly at her home. Just something that needs noted for future renters.

We do our very best to eliminate all pet hair in between guests, but it is challenging in a pet friendly property! As we have in our listing description - the Pool is the Community Pool at Spring Park which is a spring fed pool. That is why we make note of that in our listing description and state that it is managed by the Town of Green Cove Springs. We even include the link to the Town's website that has more details about the pool. We always encourage guests read the full listing so that they have all of the details and to please ask questions if you are unsure of something!

Thanks for your review, Roberto. We must say, we were surprised by your few comments. Glad you thought the apartment was nice – it is in a newly built complex and we have a few units that are available for short term rental. We are not sure what you felt was inconvenient about our location? We say we are in Green Cove Springs, FL and VRBO provides a map of our location that you can zoom in & out with to get a better idea of the surrounding area. It would appear your selection of our apartment made it inconvenient for where you had planned to visit during your stay. But we were not asked any questions prior to your Instant Booking or even after you booked. So, it is hard for us to know. The Jacksonville metro area does take up 840+ square miles, so it is helpful to research and ask questions to make sure you are booking in the right area of town that will be closest to where you want to be. We are only about 6 blocks from the St Johns River and riverfront park in Green Cove – we think it is a beautiful area and have hosted many guests that have booked on a variety of websites that agree. But each to their own. For our future guests, we are always happy to answer your questions before you book and encourage you to do so! Thanks!
A very nice, very clean new 3 bedroom apartment. The only issue was the very loud music being played until 3-4am almost every night and lots of people outside the other units smoking and talking loudly until very late. A great unit, just don't plan on a quiet retreat!

Thanks so much for your feedback Gabriel! It is brand new :) There are designated smoking areas outside around the building as we have noted in the listing. We checked the noise sensors and did not get any excessive noise alerts and the noise levels were all within the City Code and nothing was picked up from the outside, exterior or common areas. We are wondering if it was someone inside another apartment you were hearing? We do have a few units in this complex that are short term rentals. We wish you would have alerted us to this during your stay so we could have figured out who/where it was coming from - because our monitoring is showing it is not coming from outside and is not registering to be outside of the Quiet Hour levels. But we really appreciate your feedback. We will continue to monitor as the Noise Aware does as we want to do our best to uphold Quiet Hours for all of the guests in the complex. Thanks so much!
