Waikoloa Beach Villas I3 is located on the ground floor of the I Building. Beautiful views of the golf course. This vacation home is a perfect place for a relaxing vacation!
The Waikoloa Beach Villas are a gated condominium community in the heart of the Waikoloa Beach Resort on the Kohala Coast of the Big Island of Hawaii. Centrally located across from the Waikoloa Queens Marketplace, Island Gourmet Market and Kings Shops for great shopping and excellent dining. Anaehoomalu Bay Beach is a short 15 minute walk or a few minutes’ drive from the Waikoloa Beach Villas.
All of our vacation rentals include a basic “start-up supply” of: laundry detergent, garbage bags, kitchen sponge, liquid soap, dishwasher liquid, paper towels, toilet paper, conditioning shampoo, small bar soap, all-purpose cleaner and salt/pepper. Cooking oils, condiments, spices, food storage bags, plastic wrap and aluminum foil are not provided. Once the startup supply runs out, guests can restock at nearby grocery stores.

The location was great, the management was very responsive to questions or issues, we would definitely stay here again, Mahalo, we had a wonderful respite here!
The unit had all the comforts of home but with an awesome view. We were only a few blocks from the beach, retail and restaurants were you could walk to. Would definitely stay again.
Perfect spot to spend time with family-enjoy the pool & jacuzzi right around the corner with all the conveniences at the outdoor mall, just a short beautiful walk away. Home was equipped with all the necessities to cook & relax while on vacation. The only recommendation would be extra towels.

Highly recommend staying here. Great AC, pool, hot tub, location. Everything we needed in unit including beach and pool toys. Everything was super easy.
Our first time to the big island so we did not know where the best area to stay would be. Turns out this condo was about as good as it gets. Close to good food, resort activities at the Hilton, a great beach very close, and a good mid-way point for excursions all over the island. The area is very quiet, and having the BBQ is a huge plus!

We would absolutely stay at this property again. It is right in the heart of everything we wanted to do in West Hawaii. The grounds are beautiful and the unit is well kept. The unit is well equipped with kitchen and beach gear.

This condo is in the best location!! Right across from Queen's Market as you enter the Waikoloa Beach area. And it's on hole 3 of the Lakes Course of the Waikoloa Golf Course. We couldn't be happier with our stay here. Ignore any of the older reviews that say negative things about charged for every little item, etc. Those must apply to old management/ownership. This is a great condo.

Unit was in decent condition with some minor signs of wear and tear. We loved the personal decor and barbecue area overlooking the golf course. Linens and amenities were plentiful. We look forward to staying here again. Thank you so much!
Had a great weeklong golf trip while staying in this unit. Close proximity to some of the best golf on Big Island which is Mauna Lani North and South Courses. Everything worked fine in the unit and it was comfortable for our stay.

This condo was exactly as advertised. It was well-maintained, had a well-stocked kitchen, comfortable beds and a beautiful view out the living room doors onto the patio and across the golf course. It is literally across the street from Queen's Market and walking distance to A-Bay. I would definitely rent it again.

Thank you for an amazing stay. Location was perfect. We like the quiet and this location did not disappoint. Most of the time we didn’t even know anyone else was at the resort. The room was very clean.
We ran out of propane and sent an email and it was filled the next day. We would definitely stay there again!

A tip for anyone coming, the Island Gourmet in Waikoloa Beach Resort is great to get all you groceries and more. No need to go to Waikoloa Village or Kona. Don't waste your time.

Property was great. Brought my Mom to Hawaii with me; she got the master bedroom and a loved it. I tried sleeping in one of the bedroom beds but was more comfortable using the couch’s fold out bed. I think they are meant for kids. The location was great, the unit was clean, no bugs, the A/C was great.
I timed the walk to the beach and
it was indeed 15 minutes :). Would stay again.

This condo is beautifully decorated and so inviting. It was very clean and the beds were comfortable. The grounds that it is on are very beautiful and quiet. The pool and hot tub are also very nice and clean. The condo is well stocked with cooking supplies--they do have a no food left behind policy so there are condiments or anything. It is in a convenient location right across the street from a shopping center with a decent grocery store and restaurants. I was disappointed to find out when we were checking in that the outside BBQ was out of service but we made do. The staff on grounds were very prompt to help when I had an issue with the garage door. Do keep in mind the garage is pretty small. We fit a Chevy Traverse in it but I am not sure anything much bigger would have fit.Overall we were happy and would stay again.

Easy and thorough check-in and out process detailed by the property management company. A nice condo with all we needed to have an easy and relaxing stay. We were especially grateful for the beach gear available for us to use—chairs, umbrellas, beach bags, coolers, and boogie boards. Having all that made it so easy to spend a lot of time a nearby beaches. Thank you! The location was ideal to get to beaches quickly and, even more, quick access the Queen, King, and Mauna Lani shopping centers. The only downsides were mosquitos on the back patio and a broken pool (of two) in the complex, leaving the remaining one rather crowded but these were minimal nuisances and easy to overlook when on the wonderful island of Hawaii!

It was a nice condo, well equipped good for families on vacation. It was a bit loud in the morning when people staying at the upper level walked /run around or drops thing. I can hear very clearly. The shower doors were slightly broken (not working right. The master bedroom beds were very comfortable, but the sofa bed in the living room was very uncomfortable, all the springs were practically coming out. It was just a very old sofa bed. If nobody was sleeping on that, then the place is perfect.

Sadly having people above you in a condo is normal and we wish all visitors would understand that there are people below them but it often does not happen. I have sent maintenance over to repair the shower door it is working properly now. The owner has just given me permission to replace the spring mattress on the sofa bed so thank you for letting us know so it can be given a new mattress.
Next time you rent from anyone please contact the office immediately of any issues, often times we can work the issues and resolve before you depart. We strive to make our guests happy and is we can we will go the extra mile!

Waikoloa Convenience
The location was good. The beds were comfortable. The view and backyard were nice and the grounds were well kept. There were many great beach toys and snorkeling things in the garage.
The unit itself had a mildew smell in the kitchen that was hard to cook in. They ask that you do two loads of laundry before you leave, but didn’t provide any soap which we thought was a little cheep. The pool the first night was a little dirty, but was better at the end of the trip. We hung our clothes and towels on the chairs on the back patio and the wood stain they used leached onto our clothes and ruined several nice shirts.

We are always available 24/7 so anytime you are in one of our units please contact us immediately with any concerns. We will send over a maintenance technician to check on the smell in the kitchen and all of our units have laundry pods provided. I went to the unit after your check out and it had a full container of laundry pods in the unit for your use. (Perhaps you did not see them). I have let the on site Beach Villas management team know about the pool. I am so sorry about your clothing and I am not sure how that happened as the chairs have not been re stained this year. Again we are so sorry but wish you had contacted us while you were in the unit as we are always here to help our guests.

Very disappointing, our prior 4 stays all booked through VRBO
scored 10 out 10. The following are issues we addressed with Resortica Hawaii maintenance.
-Dishes, glassware and cutlery all had to be rewashed.
-Kitchen faucet was broken(repaired on our last day)
-Air conditioner intake and vents were filthy and had to be cleaned
-Lanai glass table top chipped leaving a razor sharp edge
-BBQ brush so caked in grease couldnt properly clean the grill
-Dirty bath towell left in the bathroom
-Screen door was ripped
-We had a scorpion bite my husband twice in the master bedroom
-Ensuite bathtub stopper did not work
-Had to cover the couch to mask a very foul smell
We obviously love our visits to the Big Island and look forward to more. Being from Canada the costs with the exchange rate
leaves even a greater dissappointing impact on what we recieved for what we spent.
Resortica Hawaii has offered a $500.00 discount and not charging for the cleaning fee. We have not seen this applied to our credit card. We feel this to be a very weak gesture considering the the condition of this unit.

Aloha - we are certainly sorry to see this review, as we felt we had multiple communications with you during your stay and felt that your items were attended to upon notification. We understand that we missed the mark with some cleanliness issues upon your arrival, which is why the cleaning vendor refunded your entire cleaning fee - and we sent staff back to address the immediate issues - as well as a second cleaner to perform a full clean.
This disappointment apparently set the tone for your stay.
Each and every maintenance issue brought to our attention was reported and addressed.
Pests are a challenge on an island. All of our properties have quarterly pest maintenance - and when you noted your concern we sent them over to re-treat.
We are sorry you don't feel our additional $500 refund for your challenges was adequate. Our intent is to always do our best to address and resolve issues as they arise. We are sorry we did not meet your expectations in this situation.

Disliked: Cleanliness, amenities, property conditions & facilities, communication
The property was in dirty and dust everywhere door were dirty around handles, BBQ was not cleaned, and many dishes were greasy. Kitchen was not well equipped, no cooking knifes had only one bread knife, very limited plastic drink ware, pots and pans were in rough shape. Only 5 bath towels provided for a unit that sleeps 6. Only 1 key that works the pool and the walking entrance to complex, group can;t go in two different directions and finally car gate to property did not work when we arrived, other guest were having issues too. We called the management company for assistance had to leave a message and when they called back (took some time) we were laughed at, they said no one else was having a problem and it must be us. We tried the gate again with no luck and finally some one with a owner remote let us in. We call the management company again and left a message about the gate. They again told us it must be us...They did finally come by the unit and give us an owner's remote and a second gate key but admonished us that if we loose the key or remote it will be $250. A unknown person used code and entered the condo with out knocking, looked at my family and said...When did you check in? We were shocked and scared as we had no idea who this person was and how he would have the door code. We called management company left a message, and were told it was an employee, very concerning. Lots of noise from unit above, Nice view of golf course. Will not stay again
Very nice property with only a few recommendations for improvement
The condo is very nice and stocked with just about everything you could need (many extra kitchen utensils, coffee maker, toaster, foil, garbage bags, etc). We used the cooler, beach chairs and a boogie board when we went to Hapuna Beach. The unit was freshly painted and the decor is pleasing. The hard wood floor and tile floor both look new. The pool and hot tub are very close to the unit and have a nice rock design to them. The complex is very quiet and the owner of the 3rd floor unit above was friendly (for whatever reason, we seemed to run into him several times a day). The cons: My mother and I stayed in the bedroom with the 2 single beds and I realize everyone has their own preference on beds; for us, they were extremely hard (firm and with no padding) and uncomfortable. I ended up sleeping on the sofa (without opening it - just on top) for all but one night. This second bedroom is also near the front entrance and the blinds on the window are white, so they do very little to cut out the light from the outside walkway. I prefer a very dark room so I found this to be another reason why I couldn’t sleep well in that room. My mother (age 77) managed much better than I when it came to the brightness in the room. By the 4th (last) night, she did mention that the hardness of the bed was getting to her. My brother and his partner slept in the master suite and said their bed was comfortable (it was much more padded when I quickly lay on the bed to see what it felt like). As such, depending on who is sleeping in the second bedroom and what their tastes are for bed firmness, this is something to consider. Kids might be fine on a rock hard bed; for me (in my early 50’s) and my mother, it was extremely uncomfortable. One other con had to do with the fake plants; the condo itself was clean but the artificial plants need to cleaned! Normally I don’t really take notice of that kind of thing but one of the plants had dust bunnies falling from it and that’s how I happened to pay more attention their condition. This is something that could easily be addressed so I hope the managing agent for the unit tells their cleaners to not neglect the artificial plants in the future. If it had just been a little dust, I wouldn’t have mentioned it. But even my niece noticed how bad it was when she stopped by one night for a quick visit.
Lastly, I would like to say the staff of ResorticaHI were very nice and very accommodating!

We stayed for 10 days in this beautiful complex with our toddler and in-laws. It was a central location for Waikoloa with 2 shopping complexes across the street, 2 minute drive to a beautiful family friendly beach, and 35-40 minute drive to Kona or Waimea. We really enjoyed the pool at the complex as well as this unit had a bbq which was great for dinners!
