If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival. An accurate guest count must be provided Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside. No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction Quiet time is from 10pm - 8am No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. The property must be locked and secured when guests are not in it.
Mail: Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness: This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout: Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings: Same-day bookings with no past reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Pool: If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean. Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.
If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.
If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.
Privacy: This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.

The best part about this house is there are separate bedrooms in the basement. So, our family with small children slept there while the rest of us were on the second floor and we couldn’t hear any of the crying from the babies down in the basement. It made for a great Stay!
Lots of room! Clean and it had everything we needed to enjoy our stay. Neighborhood seemed safe. Backyard was pleasant, but could use a little TLC. We stayed quite a while ago, and this may have been done already. We enjoyed the grill and the backyard was a nice place to relax and read. We would stay again!
The home looks just like the pictures. Everyone was comfortable during the stay. The combination for the lock that was sent to us was wrong but the management was quickly responsive to send us another one. Would recommend the home.

This home was so comfortable for our whole family to stay for 2 weeks. It has all the modern equipment, fast WIFI, safe and convenient location, with major shopping areas within 10 minute drive and friendly neighbors. The best part about this home was the excellent communication with the owners. They were available 24/7 and would respond by text right away. I highly recommend this home!

Let me start by saying that all the people from Andy Newman properties were very nice and tried very hard. From the moment we booked into 18 Clinton Court in Sterling VA. We had asked if we could come in early, ee were told no because there were people staying there. Come to find out nobody has been there in about a month, and it needed cleaning. We go downstairs there were flies everywhere, dead and alive. There was rancid smell coming from the washroom..smelled like something died. I opened the drier and it was full of dead and alive flies, and the smell was coming from there. I contacted Andy Newman properties and they told me they would send a site manager over to check it out. Then I was told that they were sending someone from a vent cleaning company over. Angel came over and found a dead rotting rat after taking off the vent, the rat was in the drier where the vent comes into the drier. Once the rat was disposed of the smell went away. I was told I would get a call from a manager, that never happened. I was sent a message telling me that they were taking off 100 for my trouble, I felt I should have gotten more.. I asked for 200 and they came back with 150. I still feel that we deserved more, but I was just too tired to fight. My charge card was overcharged 250 because of a pet charge..we didn’t have a pet, thought maybe they charged me for the dead rat. The reason we got this place was because my daughter had emergency surgery to remove a brain tumor

Thank you for the detailed report — and I’m very sorry you encountered this and for the added stress during a difficult family time. Our team responded right away and the vent/duct vendor located and removed a deceased rodent in the dryer vent; the unit was cleaned afterward. I apologize if you didn't see our call, but we did call twice to the number on file and never got a reply.
We issued the $150 credit that was offered for the disruption which is a refund for almost the entire night. We also investigated the pet fee and removed it as an error and was refunded back to you.

Average -- disappointing.
We appreciate that your booking was able to accommodate our cat. Because of our circumstances, it was important that he travel with us. We did enjoy the soaps and shampoos in the showers. The towels were nice. The beds were adequate for our needs. However, we had a few issues with the property. The kitchen (and other living areas) had ants. The ants were all over the counter, crawling around the sink, across the floor and walls, and on the kitchen table. We did not prepare or eat much in the kitchen because of the ant situation. Additionally, the plastic bags provided in the kitchen for the trash were incredibly cheap and ripped easily. The use of outdoor/patio furniture in the kitchen also came across as cheap - There was a hole in the table for an umbrella. For the price we paid for the rental, we hoped for slightly higher quality of amenities. All of the bedrooms upstairs did not have dressers in them. The basement bedroom had a plastic drawer situation in one of the closets and the other room had a shelf/hanging rod. We were staying at the property for over a week; dressers were expected, and we were disappointed we did not have any. The couches were heavily stained and looked disgusting. Finally, the carpet was heavily stained in the bedrooms upstairs and on both sets of stairs: stained to the point that I was afraid we would be billed for the damages despite the stains already being there prior to our arrival.

A little disappointed
Property is not as nice as the pictures. Location is ok. Layout is tight. Kitchen table is actually patio furniture (with a whole for the umbrella), not very comfortable and the metal chairs on the floor are hard on the ears. Toilets ran, tub did not drain, and my daughter had spider bites from the room in the basement (property Mgmt informed). King bed is in bsmt and had no door or closet space. Not nearly as nice as the listing suggested.
