About this property
Putiki Estate - Private Bayfront Estate
Summary:
Overlooking the calm waters of Putiki Bay, Putiki Estate is one of Waiheke’s most substantial private estates. Designed as a lodge-style retreat, the property combines scale, privacy, and resort-level amenities with a layout that works equally well for families, groups, and boutique corporate stays. Wide decks, expansive entertaining areas, and uninterrupted bay views create a setting that feels elevated yet relaxed.
The Space:
Putiki Estate sits across landscaped grounds that unfold toward sweeping views over Putiki Bay. The main lodge is arranged around generous living zones with high ceilings, warm timber finishes, and natural light throughout. Large glass sliders open the living and dining spaces onto wide decks, creating a strong connection between indoor and outdoor living across the estate.
At the centre of the home is a fully equipped chef’s kitchen designed for shared meals, long lunches, or private chef service. Directly beside it, a separate staff kitchen sits behind sliding doors, allowing catering, preparation, and service to take place discreetly without interrupting the main living and entertaining areas. This layout works equally well for family stays, hosted events, and staffed retreats. Multiple dining spaces, both inside and out, allow groups to gather comfortably or spread out as needed throughout the day.
Outdoors, the estate functions as a private resort. A heated swimming pool is positioned among palms with views toward the bay, while a nearby spa pool offers a quieter place to unwind. The full-size tennis court is set with green and water outlooks, and a private courtside bar creates a relaxed setting for afternoon drinks. A pizza oven, outdoor fire, and BBQ kitchen extend evenings naturally without the need to leave the property.
Accommodation is spread across eight ensuite bedrooms, each styled with soft linens, calm colours, and a peaceful outlook, giving every guest comfort and privacy. A separate guest house provides additional space and is well suited to staff, grandparents, or guests wanting their own retreat. The estate is also equipped to host boutique corporate stays, with AV equipment, whiteboards, and multiple breakout areas available.

The Neighborhood:
Putiki Estate is positioned above the sheltered waters of Putiki Bay, an area known for its privacy, birdlife, and calm swimming conditions. The setting feels secluded while remaining close to many of Waiheke’s most visited destinations.
The Heke Brewery and Distillery is nearby and offers relaxed dining, craft beer, and outdoor seating. The Onetangi Valley wineries, including Stonyridge, Tantalus, and Wild Estate, are a short drive away, along with smaller boutique vineyards set through the surrounding hills.
Ostend Village provides supermarkets, cafes, and the weekend markets, while Oneroa Village offers galleries, boutiques, restaurants, and coastal walking tracks. Onetangi Beach, with its long stretch of sand and beachfront dining, is also within easy reach.
Getting Around:
The nearest bus stop is on Ostend Road, with regular services running between Matiatia Ferry Terminal, Oneroa Village, Ostend, The Heke, Palm Beach, and Onetangi Beach. Many of the island’s top vineyards and dining spots sit close to these routes, making travel without a car simple. Taxis and shuttles operate throughout the island but can be limited and more expensive during busy times, so pre-booking is recommended. The estate offers extensive private parking and can also accommodate helicopter arrivals by arrangement.
Other Things to Note:
The estate is supplied by rainwater tanks. As part of Waiheke’s commitment to sustainability, guests are encouraged to use water mindfully during their stay.
Minimum stays apply year-round: seven nights from mid-December to mid-January, three nights on holiday weekends, and two nights at all other times.
Pets may be permitted on request and must be approved in writing before arrival.
Interaction with Guests:
Our team is available seven days a week from 8.30am to 5pm, with an after-hours number provided for urgent matters. For life-threatening emergencies, please call 111 immediately.
