Bringing good vibes to the Texas Coast, Lively Beach isn’t the typical vacation destination on Mustang Island. We’re designed to inspire, make room for play, and encourage connection. From our resort style pool and scenic dune boardwalk to community lounge spaces and quiet book nooks. Our resort condominium is steps from the beach and provides a unique balance between upscale amenities and thoughtful eco-friendly touches, such nature trails, restoration of natural areas and unique construction techniques. Located directly on the beach, this is a haven for action enthusiasts and naturalists alike. Mustang Island is the destination for the best kitesurfing on the Texas coast. Ride your bike on the beach, fish off the walkable beachfront jetty, explore the surrounding wetland nature preserve, hike, windsurf and so much more. We’ll provide you a curated list of opportunities for exploration — both in and around Lively Beach.

If relaxation is your goal, you’re in the right place. Because Lively is surrounded by natural wetlands and the largest sand dune on Mustang Island, a sea breeze and sense of peace is part of the natural landscape. Wake up to Gulf views and curl up with a book from your book nook. The open-air spaces in our riad-style design brings you closer to nature while still offering plenty of privacy.

Lively Beach features private and secluded walkable beach access.

All units have a King bed, desk work area and a Sleeper Sofa for the perfect place to relax with a good book, watch the large high definition television or just catch up. There is also a sliding glass door that opens to a private patio.

The room was clean, and very comfortable. No issues at all. We really enjoyed the atmosphere at the resort; fun and family friendly. The beach was lovely, and easy access from the resort by a boardwalk.My grandson enjoyed the pool because they did have a nice sized shallow end for him. Would definitely stay there again.

Nice place, nice people

We had a great stay and enjoyed all aspects in the ratings above. The staff were very friendly and helpful. Our only issue is that we learned after booking that we could have gotten a much better price if we had booked directly with the resort and not gone through a third party.

Nice spot

The units and grounds were very clean and as described. The studio was perfect for couple and small dogs. Nice to have close easy beach access. Not too crowded. Only negative was some shady people on the beach trying to get in through locked gate. Inside the property it felt safe.
