PROPERTY LAYOUT
The property is split over two floors, the upper floor is accessed by easy climb stairs. The ground floor contains the 3 bedrooms, ensuite, laundry, main bathroom and the main entrance at the front and the secondary entrance at the back to the courtyard and Ainslie Avenue.
The second floor is completely open plan and has the kitchen, living room, dining room, study, powder room (separate toilet) and two balconies.
The garage is separate to the main house and is a short 20 metre walk from the front door or back doors.
During your stay you will have exclusive access to the entire two storey townhouse and the single garage. You will have access to the two balconies on the top level as well as the patio and courtyard on the ground floor.
You are welcome to relax in the gardens at the front of the property but must note this is a common area and activities must be respectful of the neighbours at all times.
Our home boasts spacious bedrooms and living areas and is spread over 2 levels. You will also have access to 4 private outdoor spaces, full kitchen, full internal laundry and 2.5 bathrooms.

BALCONY RAILS
Nothing is the be hung on or over the balcony rails at any time. Clothes can be dried in the dryer or on the clothes line in the Courtyard.
INFANT PACK
Prior to your stay, you can request to hire our infant pack. The pack contains:

*NB Prior to / at the time of booking, please confirm with us whether the infant pack is available for your stay to avoid disappointment.
BLINDS
BLINDS throughout the house are honeycombe blinds. The opening an closing mechanism is quite delicate. Instructions will be given to operate them along with the check-in instructions before you check-in. If you get stuck call us, do not get aggressive with them. Do not let young children operate the blinds , your cooperation in the matter is much appreciated and keeps our home in working order for the next guest.
FLOORING
We encourage our guests to not wear shoes in the home, we have shoe storage at the front door and appreciate our guests cooperation in keeping the beautiful floors blemish free.
*TERMS and CONDITIONS* ***Please read the following before booking our house*** We offer a fantastic home for our guests to enjoy and we have to make sure the wellbeing of our house and our neighbours is looked after as well. With large houses like this, there are just a few extra rules we want you to be aware so we all have the best possible interaction with one another. Any breach of house rules in general, can result in eviction and loss of bond. The house rules are: 1. CHECK IN TIME. Check in time is 3pm unless early check in is offered or negotiated in advance. 2. CHECK OUT TIME. Check out time is strictly 10 am unless late check out is offered or negotiated in advanced. 3.CHECK OUT CONDITION. It is a requirement that the property is returned in clean condition. Your rental includes a general clean however if there is excess cleaning, we do charge extra. Extra cleaning includes but is not limited to stained linen or food and drink stains (AUD 50 to 400). Time to complete additional excess cleaning is billed at the cleaner's hourly rate. 4. UNRULY BEHAVIOUR. No unruly behaviour or excess noise as the townhouse is in a residential area with permanent tenants. 5. PERSONAL INJURY AND PROPERTY DAMAGE. The hosts, the property owner or any other representative shall not be liable or responsible for: (a) any personal injury or consequential damage of any nature whatsoever, however caused, that may be suffered or sustained by the guests or by any other person who may be upon the Premises; or (b) any loss or damage of any nature whatsoever, howsoever caused, to the Premises, any property belonging to the guests or to any other person while such property is in or about the Premises. Occupants must report breakages immediately (or as soon as practical) and are responsible for loss or damage of property belonging to them, or their guests, and for the damage or loss of property belonging to the property during their stay. The hosts strongly recommends all guests to take out travel & health insurance. 6. DAMAGE, BREAKAGE, THEFT. Any damage, breakage or theft is the tenant’s responsibility during their stay and if anything is noted by our cleaners as missing or broken it will be charged against the bond. 7. SMOKING. Smoking inside or outside the house is strictly prohibited. A fee of $400 applies if smoke is detected inside the house and cannot be removed prior to the next guest checking in. A $150 surcharge is applied if we find cigarette butts dispersed around the property. 8. LOST PROPERTY. Items left behind can be posted at a $50 dollar handling charge plus shipping. 9. LOCK DOORS AND WINDOWS, CLOSE GARAGE DOORS. All doors and windows need to be closed and locked when you leave the property during your stay and upon departure. 10. ADDITIONAL GUESTS. No extra people on premises. If booked for 5 people 5 people can stay even if the property accommodates more guests. Guests can contact host prior to check in to request additional guests reside. Fee may apply. 11. KEY REPLACEMENT. Any loss of keys or remote controls has to be reported to us as soon as possible. The following charges may apply for the key replacement. Normal keys up to $30 each, Security keys up to $200 each, Garage remotes/Security swipes up to $300 and Change of locks up to $1.000. 12. ASSISTANCE OBTAINING SPARE KEY. If we need to come to the premises and assist you with obtaining a spare key an additional call out fee of AUD 200 applies which needs to be paid upfront or on the spot. 13. NOISE. Our neighbours live here permanently so they do have the right to expect it to be quite during the following hours: - 11pm-8am on Friday, Saturday and public holiday nights. - 10pm - 8am every other day. Excessive noise may result in a on-the-spot-fine of $500AUD or immediate termination of rental and loss of all remaining monies paid including bond. 14. To protect our Hybrid flooring we request NO Shoes be worn in the property, a shoe cabinet is located inside the front entrance. 15. PETS. Pets are not permitted at any time. 16. PRIMARY GUEST ACKNOWLEDGEMENT. The primary guest acknowledges that they have read and understood these terms and conditions and that they are responsible for the compliance of those rules by all other guests as well.
