Located just 4 minutes from downtown Port Carling, you'll have easy access to shopping, art, and dining. The space After a long day of swimming, paddling and soaking up the sun, retreat to the balcony to enjoy evening lake views, or take a short trip into town for some ice cream. With a dock, fully equipped kitchen, and cozy home amenities, you will surely have a true Muskoka experience!
Guest access Guests will have access to the entire property including a fenced-in yard - ideal for play time with kids or a dog. The waterfront includes a large new dock with sturdy ladder, Muskoka chairs, rocks for fishing/catching tadpoles, an outdoor fire pit for s'mores! Enjoy lake views while BBQ'ing your favourite cottage meals.
Inside, Guests will have access to a fully equipped kitchen, laundry and 4 full baths with one tub and shower options.
Other things to note:
LINENS: All bed sheets, bath towels, kitchen towels, and pillows are supplied.
GARBAGE & RECYCLING: Renter(s) are responsible for depositing all garbage and recycling in a regulated provincial dump. As wildlife love our food scraps, renters are also responsible for securing all garbage and food waste out of reach/smell of scavenging wildlife. The closest local waste landfill is located 12 minutes from the cottage; The Everleigh Waste Transfer Stations at 1174 Everleigh Rd, Port Carling. Please check their website for hours of operation. Any waste left at the cottage is subject to removal fees at the discretion of our cleaning service.
PARKING: There is ample free parking available at the property. Please do not park off of the gravel driveway.
KEYPAD ACCESS: The keypad code will be provided day of on the first day.
WATERFRONT: The depth of the water off the end of the dock is approximately 4 feet. For your safety, please no diving or jumping from the dock/decks/rocks.
FIREPIT: There is outdoor firepit for bonfires. You are welcome to use our wood if there is any left; but, if you do supply your own firewood, it must be purchased locally in Port Carling - wood cannot be brought in from out of town. Assuming there is not fire ban.
BOATS/WATER TOYS: There are four kayaks that are included. You may dock your own watercraft (motorized or not) on the dock; however, you assume any and all liability for damage to your property and/or the property of the Owners, regardless of the cause. The boat launch for the lake.
DRINKING WATER: The tap water source is from a well and is thoroughly filtered. BUT We do NOT recommend drinking any water regardless. Please bring your own drinking water. In an effort to remain environmentally friendly, we encourage guests to bring re-usable water bottles rather than bottled water.
PETS: Dogs may be permitted as long as approval has been granted during the booking process. The rental premises has a fenced yard that should contain most small and large breed dogs. We encourage you to inspect the perimeter of the fence prior to relying on it to keeping your pet safe.
WIFI: The WiFi use is included in the cost of the rental.
TV: SMART TV's, and HDMI cable with USB-C and mini-DVI adapters to plug in any personal devices.
LAUNDRY: A high efficiency (HE) washer and dryer are available for the Renters to use free of charge. Laundry soap is provided; if using your own detergent, please ensure is HE. Please refer to instructions on the inside of the laundry cabinet for more detailed suggestions on how best to use the machines.
SEPTIC: Our cottage is on a septic system. Only toilet paper and natural waste goes down the toilet, please! If you flush other items, they get clogged in the baffle and we have to go fish it out of the septic tank with our hands - it sucks.
GUESTS: If you have friends visiting, it would be great to know who they are from a liability standpoint. If you could kindly message us their name, and if you know their license plate, that would be great.

Excellent family vacation home. The hosts were excellent in communication and very friendly. This home has all you need to enjoy your holiday and an great beach for the family.
We thoroughly enjoyed our stay at this cottage on Brandy Lake. Notable highlights include:- The cottage was super clean upon arrival.- The grounds (including beach) were great for kids.- The lake itself was very quiet and excellent for water sports and fishing. - The close proximity to Port Carling was a nice benefit.- The hosts were very helpful and responsive to inquiries.- The house rules were very clear and easy to understand.All said and done, we highly recommend and hope to return next year.
This property was perfect for my family and I. The house is newly renovated and very nice. The access to the water and the dock were exactly what we were looking for. Highly recommend!
The house is modern, clean and spacious, and has plenty of room for guests. The house has a great view of the lake, and has both a beach entrance and a swimming dock. Our only regret was that we didn’t stay longer!!
This is a gorgeous location! The property is recently renovated and is built for entertaining a large group. The beds are very comfortable, and we loved the waterfront location. The owner is very responsive and helpful. We had an amazing family vacation!

The lake house is beautiful and spacious (as seen in the photos). We enjoyed kayaking and swimming from the private dock. Meal prep and BBQ family time.
The owner was quick to respond to anything we needed and ensure we had a stress-free enjoyable time :-)
We enjoyed our stay in a very clean facility. The water area is great for little children and adults alike. The back covered deck was a welcome spot to gather with a beautiful view. Only down side was the noise from the main highway. Hosts were quick to respond to questions.
We booked Adam's cottage for a multi-generational family winter getaway and had an amazing time. The property is stunning. The kitchen was massive and the setup perfect for a big family. The host was extremely responsive. The place was spotless. Highly recommend.
Accommodates 14 people comfortably. The BBQ has double grilling surfaces to cook for our family reunion. The owners paid attention to details from USB charging outlets to amble kitchen accessories, rooming kitchen with things that are easy to find. Beni, answers text quickly and addresses issues that arises, while he was on vacation.
Our family had a great stay at the cottage. It was perfect in terms of the size and the actual accommodation. The main con was that the cottage is right off the highway so for the bedrooms facing the road, it was extremely loud so we couldn’t have the windows open at night. You need to bring your own water as the water is not drinkable.
Beautiful waterfront home with beach on Brandy Lake
Beautiful home, excellent host, and well stocked kitchen. Very spacious and clean home located in a private waterfront setting on Brandy Lake. The kids had a blast kayaking and making s’mores by the fire pit in the evening. We rented a Tritoon, enjoyed the lake, and even got in a little fishing. Downtown port darling was very nice and only a 5 minute drive away from the home. Fun and relaxing getaway for the whole family. Look forward to coming back in the future. Adam was a great host and very responsive. Thank you for having us.
Our stay was fantastic! The house was gorgeous. So much room for all of our family. They had thought of everything that you would need at a home away from home. The well stocked kitchen made making our Thanksgiving dinner a breeze. Amenities in bathrooms, cozy blankets, all the towels necessary, wood for the fireplace and pit outside, more chairs that you could need. And of course the view! Everything was fantastic, from the friendly host down to the cozy charm of the house. This house helped form some truly memorable moments to be treasured forever.

We spent a long weekend with family visiting from England, with ages ranging from 7 to 74. This cottage offered activities and ammenities which catered for all of those ages. A wonderful weekend of kayaking, swimming, sunbathing on the dock, playing on the beach and making S'mores around the firepit after supper. The cottage was stuning and catered perfectly to our large group with ample sleeping accomodation and dining area. The best ice cream from Port Carling and the best host in Adam made this a memory to be treasured........

This property is lovely and accurate to the description given by the owners.
The location of the cottage is very close to the main highway, which unfortunately leads to adjacent road noise in the upper bedrooms.
The long dock needs work, broken boards etc…but we didn’t use it much as our weather was cold and windy.
Some improvements would lead to a five star review but overall, our group of 12 decided that a four star was accurate for this cottage.
The cottage was perfect for our large family. It was bright and clean. Kitchen was stocked well with enough dishes and cutlery for everyone. This has been a problem with places in the past, so it was a big plus for us. The waterfront had a great sandy entrance, and the kayaks were used by all. The location was perfect, close to towns that we could get to easily for groceries and shopping. We even had a celebrity sighting in Port Carling! We did have an issue with the well running dry at the beginning of the week, but the owner was easy to get in touch with, and he remedied the problem as soon as he could, despite being on a vacation with his own family. We hope to stay here again next year.
We had a wonderful week on this beautiful Brandy Lake property. The bedrooms, kitchen, and living areas were spacious, easily accommodating our large family. We came in mid-February allowing us to snowmobile and ice fish on the lake. It turned out to be a great decision because warmer temperatures earlier in the winter prevented the larger lakes (Rosseau, Muskoka, and Joseph) from forming adequately safe ice, while smaller Brandy lake was fine.
There is a beautiful view of the lake from both the windows and the large covered deck. I often found myself enjoying the view both early in the morning and at dusk. The last few minutes of daylight were prolonged in an almost dreamlike fashion by the snow covered lake. None of us wanted to leave when our time was up.

The property and space were lovely. Well maintained and clean. Exceptions: trees/shrubs lining pathway down to water required maintenance, needing to be cut back. Be aware: No railing to support balance on pathway to water front. If you have elderly folks or those with mobility challenges not ideal. Water access and beach were amazing! We found ourselves having to clean up do do daily at beach side… not sure where it came from?!
Beds were comfortable and indoor space very accomodating. The space is truly set up for 10+people to enjoy. The unexpected: property is on a main highway, and close to highway. Traffic noise, including heavy equipment vehicles very noisy in daytime. Port Carling was a lovely little town to be close to. All and all a successful experience.
Our family gets together once a year after Xmas and New Years. We absolutely loved the cottage when we arrived. The cottage is fully renovated and beautiful.
The listing does say there’s a hot tub, but it’s a jetted tub inside one of the washrooms.
The kitchen counter had white dust underneath it, where you sit.
During the first night there was a loud high pitched noise coming from the basement, it would come and go, waking most of us. Manager thought it was the water system alarm but it turned out it was the water pipes.
We figured out the sound once the water stopped running the next day. The water would lose pressure and it would take hours for it to come back, and when it did, it didn’t last long.
This obviously ruined our whole 3 ngts stay, majority of the group left after the second night.
The Owner offered a refund minus cleaning fee, then changed his mind the next day. The first offer would have been a little over 70% back. He ended up giving us a little over 43% back.
Our group was not happy with this, we tried to negotiate something else but nothing came of it.
We were hoping he would have done something more, but we all decided to just let it go.
For us it isn’t even about the money, but it’s about doing the right thing. Our stay was totally ruined and we couldn’t afford to do another one.
I could go on about all the horrible things that happen when there’s no water & 14 people, but it would take too long.
Owner has told me the water issue is fixed.

We purchased the property in April 2023 for our family. Our family spent a lot of time and money to renovate the property. The work around the property was completed as of June 2024.
We are new at the short-term rental business and figured it’s the best way to recover some expenses.
We have since been working to improve the property and service for all our short-term rental clients.
We hired a new cleaning staff to make sure the property is 100% clean. We have gone to the property several times after the cleaners completed their work to make sure the cleaning was completed properly. We are confident our new cleaning staff are performing to our high expectations.
We have added a 600-gallon cistern system to store enough water for large groups of guests. The Well was not producing enough water to service the 4 full washrooms and 6 bedrooms. We spent over $25,000 to fix that problem immediately after a tenant brought the issue to our attention. The water problem is fixed. The Well is able to keep the tanks full.
Please understand this is a cottage and services are all self-sufficient. It’s not a property in the city. People need to temper their expectations. This includes internet services which are limited because of the location. We are in cottage country not the big cities.
Since last year, we added a whole house back-up generator since Muskoka has consistent power outages. Added an A/C unit to the house. With fans in the bedroom duct work to draw air into the rooms to balance out the heat and air conditioning since it is a large house with two floors.
Covered 55 feet x 12 feet of the rear porch which provides outdoor living space. Includes 18 pot lights, several wall mounted lights and 4 fans to keep bugs at bay. This provides a seamless indoor and outdoor living experience so that all guests can experience Muskoka’s natural beauty no matter what the weather brings.
New steel roof, gutters, and soffits. Replaced all damaged dock boards and built out a new deck that is not covered at the rear of the house overlooking the lake.
We have new cement walkways to the front and side deck entrance with an outdoor sun heated shower to clean up after swimming or adventuring in the outdoors.
Finalized the property by landscaping the grounds with low maintenance mulch which accentuates the natural landscape adding to the beautiful natural appeal of Muskoka Lakes.
Nicole and her family were excellent guests. They rented the property January of 2024. After several other large groups rented during Christmas and for New Years without any problems.
Unfortunately, late on the second day of a three day stay Nicole’s family encountered problems with the quantity of water supplied by the Well. We never had this problem in the past. They were unable to finish the holiday celebration with her extended family.
As compensation we refunded the entire amount of our gross profit. I promised her the entire payment amount they paid to VRBO. VRBO charges a 15% fee and HST. They received a refund for the entire stay. Although they did not receive the money charged by VRBO and the government (taxes).
Nicole and her family wanted to return at cost the following year. Nicole did not contact me for several months by which time we already had a booking. Our sincere apologies to her and her family.
All guest experiences are reviewed, and changes are made immediately to rectify any problems. We strive to provide an outstanding experience based on our ratings to date - we have achieved this endeavor.
