This light and airy feel brand-new apartment has an open living area that flows out to the balcony - ideal for entertaining family and friends and enjoying the view.
BEDROOM: Your bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. Also, the bedroom has plenty of wardrobe space for your luggage.
BATHROOM: The bathroom has a shower and toilet. We provide bath towels, shampoo, condition, toilet paper and body wash.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following: - fridge/freezer - stovetop - oven - microwave - dishwasher - crockery and cutlery - Nespresso machine
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has a smart TV that you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your account. But this has access to local TV channels.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: The parking garage can fit up to 1 car. There is also paid parking on street - limited. Additional paid parking at Canberra Centre - time restrictions.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Nice apartment & good location. Would love the owners to consider putting a blind in the bedroom on the sliding door to the balcony, the current blind is on the external window of the balcony - once those blinds are open in the morning all the other units can look directly into the bedroom! 😳
