117 31st St A is professionally managed by Newport Beach Vacation Properties. Newly renovated lower unit is just 6 homes from the beach in the perfect location for all your vacation needs. With a great patio with a dining table, BBQ, and couch seating you have plenty of room to enjoy a cup of coffee in the morning or end your beach day relaxing by the propane fire pit. This property is located close to the grocery store, shopping, and some of the best restaurants that the peninsula has to offer.
The compact kitchen has everything you need to make the perfect picnic for the beach, or make your families favorite meals. The dining table and bar seating accommodates your whole family. The beachy decorated living room has a couch and two armchairs for plenty of seating. There is a flat panel TV mounted by the dining table for everyone to enjoy their favorite shows.
The master bedroom has a king bed with an en suite bathroom. The other 2 bedrooms both have a queen bed and share the bathroom in the hall. The shared washer and dryer are located in the garage.
There is room for 1 car in the shared garage. Street parking is recommended for larger vehicles, but please be aware of street signs and notices.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. We enjoyed ourselves the rain didn’t put any gloom on our stay at this great location beach house. Our only gripe would be doing these beach stays earlier in life.
Short walk to the beach, grocery store and great restaurants. No need for a car (A shared garage is available for a small car). Newport Pier is about a 15 minute walk. We made use of the fire pit every evening. Interior is quiet, which was nice on a busy weekend. Glad we found this property!
Convenient location with easy beach access and within walking distance to grocery store, shops and restaurants. Garage parking is a plus. The house and patio are furnished nicely and the kitchen works well for eating in. Only small complaints about the patio being overcrowded with furniture/BBQ, a couple of the bedroom windows were old and not functional, and it would be nice to have bikes provided to cruise the boardwalk.
As a previous short-term vacation rental owner, I’m particular about properties and the overall booking and staying experience, and I’m happy to say that this house met our needs quite well. The location couldn’t be beat — within walking distance to everything Newport Beach has to offer, from the sand and surf to shops and dining, as well as the boardwalk and pier. The house layout worked perfectly for our family, and having A/C (which can be rare in beach homes) made our stay especially comfortable.Booking was simple, and communication with the management company before, during, and after our stay was thorough and timely. The house was well-stocked with essentials, and the front patio was a lovely space to relax and enjoy.While there is a garage parking spot, it is very small, and when sharing the garage with a car from another rental unit, none of our vehicles fit — making street parking a challenge. Additionally, the property only provided one towel per person for our seven-day stay, which was not nearly enough for a weeklong vacation.Overall, this Newport Beach vacation rental is a fantastic choice for families or groups looking for a well-located, comfortable, and fully equipped home near the beach. With a few small improvements like extra towels and better parking accommodations, it would be absolutely perfect.
