Welcome to The Cliffs at Cupecoy Beach, one of the most upscale and desirable places to stay in Sint Maarten. This privately owned apartment offers stunning oceanfront views and luxurious amenities while providing the comfort of a home. Please note: This is a private residence, not a hotel.

This is a private residence. While we strive to provide a seamless experience, occasional maintenance may be required, just like in any home. Our daily maintenance team will address issues promptly, but refunds or credits are only considered if the unit becomes uninhabitable.
Guest Expectations:
-Must be 21 or older to rent (unless accompanied by a parent or legal guardian).
-The property may not be used by more guests than listed in the reservation.
-No pets unless explicitly approved in advance.
-No smoking inside the apartment.
-No illegal activity on the premises.
-Quiet hours are from 10:00 PM to 8:00 AM.
-No glitter or confetti decorations.
-Respect the community—staff and fellow residents should always be treated with courtesy.

-No glass at the pool area for safety reasons.
-Dispose of trash properly—do not leave garbage by the pool or beach.
-By booking, you agree to follow all property rules to ensure a great experience for everyone.
Departure Instructions:
Before checking out at 11:00 AM, please complete the following:
-Load Dirty Dishes: Place used dishes in the dishwasher.
-Used Towels: Gather all towels and place them in the laundry room.
-Garbage Disposal: Dispose of trash in the designated chute in the stairway.
-Air Conditioning and Lights: Turn off A/C and lights in the living room and bedrooms. Close all shades.
-Food Donations: Unopened food will be collected and donated to local families in need.
