Upon arrival, the bright hallway hosts a gallery of local photography on the walls, and in this deceptiously spacious split level cottage you’ll find a very comfortable & spacious living room for all your cozy evenings, along with a smart TV, corner sofa and dining table seating six with elevated views over the village to the hills beyond. The traditional kitchen is well-equipped with all the necessities you’ll need to enjoy a home-cooked meal, and the local village with its pubs & cafe’s is at your doorstep should you wish to dine out.
Downstairs, the master bedroom is spacious with plenty of storage & 100% cotton linens. Next door to the master (kingsize bed), another bedroom with twin singles is ready to be enjoyed by kids or adults alike. A spacious family contemporary bathroom is for all guests. The utility room also has its own washing machine, tumble dryer, and iron & a door opens out into a sunny garden with seating area (accessed down some steps) for your use. Whilst upstairs there is an additional third bedroom with double bed, and a small cloakroom with toilet and sink next to the kitchen.
12 on the Hill is situated in an excellent location in the village. Only a 5 minute walk from Queen Elizabeth Forest Park, you have nature at your fingertips & breathe the fresh air. A 2 minute walk downhill into Aberfoyle and you’ll find the high street, filled with local independent shops to enjoy! Our personal favourites on the high street include Maggie’s Bakery, where the smell of her delicious shortbread immediately beckons you to come in, and is also stocked with a variety of jams, chutneys, and other baked goods. The Station is a great place to enjoy a coffee inside or outdoors, with a shop section filled with Scottish locally made gifts to be bought.
There is so much to do in the area, with the Three Lochs Forest Drive at your doorstep, and the Go Ape high wire challenge at Queen Elizabeth Forest Park. You’ll find a gorgeous large waterfall, a few minutes walk through the forest, as well as a centre with cafe & beautiful views at the top. Just a 20 minute drive away, you’ll find Callander - a Victorian tourist town with more local independent shops, and Bracklinn Falls which is a beautiful hike. Around 45 mins drive away you’ll find the beautiful village of Luss situated on Loch Lomond, with its famous & colourful picturesque workers cottages or head to Inversnaid on the Eastern shores of Loch lomond past stunning views of Arrochar Alps and you’ll meet the Highland way where it follows the shore line and yet more spectacular waterfalls & hikes. All around this conservation area you’ll find wonderful things to do such as hiking Ben A’an, off road N7 cycle routes, check out bike hire in the village, and there’s Duke’s Pass & beyond, Loch Katrine steamer, Go-country watersports at Kinlochard, or wild swimming enthusiasts why not try our local spot by loch Ard. For historical & city culture - there’s Stirling with its imposing Castle - even Edinburgh or Glasgow are within your scope for day trips, or stop off’s en route!

Nice, comfortable, well eqipped house in a good location
This was a very suitable place for us to stay with our dog for a week. You can walk to the local amenities in a couple of minutes, including the Co-Op, although Aberfoyle has a few empty shops at the moment. This is a good location to be based in.

We agree Aberfoyle is a good base to explore the park & for anyone reading, whilst Aberfoyle is still recovering from some recent floods which closed the Forth Inn (which we hope will reopen soon) it has an array of great businesses on the Main Street, including supermarket, butchers/delicatessen, pub(Fairie tree & Aberfoyle Inn), chemist, tourist information, Maggies bakery, and some cafe's - station cafe, and Liz McGregors , bike hire, and the wool centre with its shop, cafe and events.
Ideal base for exploring Loch Lomond National Park
We spent a summer week in Aberfolye which turned out a lovely and lively village adjacent to Loch Lomond and Trossachs National Park. Trail heads and other things to do can be reached without too much driving. The house was ideally equipped for our needs as a family with 4 kids aged 3-11. Thank you very much, Jil!

Great base for exploring Loch Lomond and the Trossachs
We had a great week in the Trossachs. There were four of us over three bedrooms so this cottage was very spacious for us. The cottage is well kept and clean and has everything you'll need. We particularly found the downstairs utility room with second fridge / freezer useful and the Co-op within walking distance is also very convenient.
There are many great things to see within half an hour to an hour driving: obviously the boat cruises on Loch Katrine and Loch Lomond; but also the Forest Drive that starts a bit further up the pass; a walk from the cottage up the nearby hill Craigmore, via a forest with waterfall and sculptures.(look out for the "mirror people") and of course the hike up Ben Lomond.

Superb holiday property, made best use of the views by having living areas upstairs.
Great location for wonderful Cafes, Pubs, Shops and information centre.
We were so close to tourist attractions, a must is Lock Katrine, we walked to the Literature area and “drank” in the views that inspired the great Poets, philosophers and Artists.
Truly inspirational.
Jill left so much information for us, we had the most wonderful time, a wonderful smart TV for cosy nights was great as for sure we were happily worn out from everything we did.
One day promised rain but it never materialised ended being very nice but had planned to go to Stirling it was very nice place and worth visiting.
All in all everything was excellent.

Our booking and stay were a five-star experience! We had a very pleasant exchange with our host Jill and received all the necessary information before our journey began.Once we arrived, everything was in excellent condition: a fully equipped kitchen, a beautiful bathroom with a fantastic shower, comfortable bedrooms, and a cozy living room. Everything was exactly as shown in the pictures.Aberfoyle itself was the perfect choice for us! Dog walks could start right down the street, and within minutes you were in the woods — which was absolutely lovely. The Co-op just down the road in the other direction had everything we needed during our stay.Aberfoyle is the perfect base for exploring the surrounding area — whether you're into hiking, cycling, or motorbiking. Stirling is not far away, and the drives through Queen Elizabeth Forest Park (including the Aberfoyle zipline experience) were wonderful.And after a day of adventure, you can relax in one of Aberfoyle’s pubs or cafés — all just a short walk from "12/14 on the hill." You’ll definitely find a dog-friendly spot (we and our Gordon Setter certainly did!).We can definitely recommend a stay in Aberfoyle — and especially at "12/14 on the hill"!

Our family stayed a week at this property and found it clean, roomy, and well-kept. The downstairs bathroom is newly refurbished and very luxurious! The beds were all very comfortable as well as the large sectional couch. We had plenty of room to relax, play games, and watch movies. The area is perfect as it’s in town, so we only had a short walk to the co op or coffee shop, and we were walking distance to several beautiful trails. The property manager checked in on us periodically and was very responsive if we had any questions. Overall we highly recommend this property!

It was the perfect half term break for us. The property manager, Jill, was really helpful and caring.
Lots of hiking trails starting from just next to the cottage and Aberfoyle has a nice vibe, good pub and good cafes.

We spent a lovely week in this cottage. Aberfoyle is a fantastic base for exploring the area and there are lots of activities nearby. Highlights included the Go Ape, walking up Ben A'an, the 3 lochs forrest drive and the steamer on Loch Katrine. There are lots of other things to do in the area and the scenery is really beautiful (even in the wet!).
The cottage was clean and spacious with a great view over the valley. The owner Jill looked after us really well making sure we had everything we needed. There is a co-op and several places to eat in the village (we particularly enjoyed the Forth Inn). All in all this was a great place to stay and is highly recommend.

Thanks for your lovely review, and very happy that you'll visit again & recommend to friends, however just to respond about the shower -the family bathroom downstairs has a bath and in addition a separate shower cubicle. The shower has been upgraded to the latest mira sport version recently with a boost button for extra power - I wonder was the shower used on the maximum settings, perhaps the boost button wasn't activated. when you were using it. This is our first review on here - Please check out our 5 star reviews on other sites and thank again for taking the time to write your feedback.

The house is an ideal base from which to explore the wonderful landscape. Nearby you will find Loch Ard, which boasts exciting activities including water sports, wild swimming, many walking trails such as the Loch Ard Sculpture trail, fishing opportunities with permits available locally as well as Loch Katrine where you can hop on-board a lake cruise on the SS Sir Walter Scott or hire a bike and explore on 2 wheels where it is close by the sustran N7 route.
ABERFOYLE is a popular holiday village, with its local amenities, a well stocked Co-op supermarket (open 7am-10pm daily), cafes, pub, chemist, shops, post office, fuel station, a new cycle hire shop and the Scottish wool centre, a regional attraction on the story of wool with live sheep shows, spinning demonstrations and working sheepdogs. The village also boasts one of the most scenic golf courses in Scotland, the Aberfoyle Golf Club, established back in 1890.
The house is ideally positioned just above the main street of the village and a short 10 min walk from the door through the forest up to The Lodge visitors centre in Queen Elisabeth Forest Pk with waterfall, scenic views, cafe, lake & mountain walks &, Go-Ape zip wire experience (one of the longest in the UK). Hill walkers and cyclists can enjoy many wonderful trails across bens and lochs, through Dukes pass and onto Callander, around Loch Lomond. For those who wish to go further afield, there’s Stirling Castle, Blair Drummond Safari Park, the Falkirk Wheel, Glasgow, or even Edinburgh. Whatever the weather there’s something for all the family!

The house benefits from off road parking, and it has a separate back entrance so you can store your walking boots, or hang your clothes to dry in the utility area, there's also a modest south facing garden at the back with a seating area accessed down some steps.
