The Cottage consists of two bedrooms, fully equipped kitchen/ living area, which includes fridge, cooker, microwave , dishwasher and washing machine. Comfortable lounge areawith comfy sofas and TV. Also broadband. Spacious and stylish downstairs bedroom with adjoining hotel style bathroom. Mezzanine upstairs with twin beds, these are slightly narrower than a standard single bed so are ideal for children or young adults, this bedroom is directly off the staircase which leads up to it there isn’t a door so may not be suitable for very young children or anyone with mobility issues. There’s also a fold up bed in the living area so can accommodate three children. Plenty of on site parking. Patio area for al fresco dining. Easy 10 minutes walk to character riverside pub serving great food all day.

Very comfortable & cosy. Well kitted out, everything we needed was there. Good location for coast, Norwich etc and just a 5 minute walk to riverside pub. Very relaxing short stay.

Lovely, relaxing weekend away with our dog. The bed was comfortable, well equipped kitchen. Nice shower, only a short walk to a nice place to eat, and the hosts were super friendly and although we didn’t experience any problems, I’m sure they’d be very helpful .
We arrived later than planned due to traffic jams but Joy was on hand and very accommodating. Property was warm and cozy (5 degrees outside). Great location, would highly recommend,
I stayed here with my best friend to celebrate her birthday. Joy and Brian were really friendly, as was Rolo their dog! The accommodation was perfect for our needs. It was in a peaceful location but accessible to the main roads in the area. It’s a great place to stay and we hope to return. Thank you Joy, Brian and Rolo.

Modern well equipped holiday cottage with lovely scenery, beautiful garden and dog friendly which was a bonus for us , the beds were really comfortable, the hosts were really welcoming and gave us great tips on places to eat such as the waters edge restaurant, we had a fabulous meal there , lovely walks around the area . Would definitely recommend and we will return. Holiday let was very clean , towels and linen provided .

Nice little Annex on the side of converted barn , great location with a short walk down Ferry lane to the river side pub the ferry house - gets busy in the evenings on Saturdays so best to order early.
We stayed at the property for a short break during the half term.
The property was lovely. My children (11 & 8) loved their own little space upstairs! And our dog enjoyed being neighbours with the owners dog!
The property is well situated, we were close to a lovely little pub where we enjoyed dinner which I would also recommend.
If we go back to Norwich we would stay here again!

We stayed for 2 nights at Joy and Brian and throughly enjoyed ourselves. The totally enclosed garden gave us peace of mind leaving our dogs to be fully secure and play with Rolo. This was a lovely place to stay, very clean, well decorated and a well thought out space - the children loved the mezzanine bedroom, which still gave enough distance come bed-time. Joy, Brian and Cody were helpful, genuine and welcoming hosts. It's a great base to explore Norfolk and the area surrounding the village has some great walks and pubs, without needing to drive. Would definitely recommend.

Overall our stay was enjoyable and the location lovely, but let down slightly by lack of facilities/convenience store in the immediate vicinity....
We felt that the shower would benefit from a couple of grab rails, as there was no grip on the floor tiles.

The upstairs bedroom has been designed by an architect to Building Regulations and signed off by a Building inspector.
Like any staircase due care needs to be taken navigating towards and down it.
The small bedroom as mentioned in the specification is only really suitable for children or small adults.
Everything you could need in this self contained annexe.
Great communication with the owner. Everything as it should be in property, really lovely furnishings and bathroom.
Location ok for sightseeing and a couple of local pubs, one walkable distance from property.
