About this property

Podere Gnani: 18th-C. Stone Villa in Umbria. Private Pool & Family-Friendly.

Welcome to Podere Gnani, an authentic 18th-century stone casa colonica nestled in the green, hilly heart of Umbria. This is more than just a holiday rental; it is a historic estate where time seems to slow down, offering a perfect sanctuary for families and groups seeking a blend of cultural exploration and rural tranquility.

The villa is embraced by one hectare of private, entirely fenced garden, ensuring total privacy and safety for children. The grounds are a quintessential Italian landscape, partly cultivated with silver-green olive groves. From these very trees, we produce a high-quality extra-virgin olive oil—a "liquid gold" that represents the authentic taste of our land.

The Panoramic Heart of the Estate
In the most elevated and sun-drenched area of the garden sits the private swimming pool. Designed to be a window onto the beauty of Umbria, the pool area overlooks a splendid panorama of the valley. Whether you are swimming in the morning light or enjoying a glass of local wine as the sun sets behind the hills, the view is truly breathtaking.

Absolute Peace and Historical Continuity
One of the most precious features of Podere Gnani is its unspoiled setting. The villa is completely immersed in nature, offering a rare sense of seclusion. Looking out across the valley, the only signs of human presence are a few other original stone farmhouses from the same era, which quietly dot the hillsides like ancient sentinels. This visual harmony preserves the landscape exactly as it appeared centuries ago, providing a peaceful retreat far from the noise and sight of modern development.

Historic Interiors & Authentic Atmosphere
The villa was completely restored in the 2000s with a deep respect for the original architectural soul. Every choice of material and color follows the local building tradition, featuring exposed stone, terracotta floors, and wooden beams.
What makes Podere Gnani truly unique is its interior design. Far from a standard rental, the house is furnished with an authentic family antique selection. These curated pieces, passed down through generations, create a "special atmosphere"—refined yet welcoming—that makes you feel like an invited guest in a noble country home.

Space and Comfort for Large Groups
The house is intelligently organized across three floors, connected by a central internal staircase. To ensure a seamless connection with the outdoors, each floor also has its own direct access to the garden.
• Sleeping Accommodations: The villa offers four spacious double bedrooms, each designed for rest and privacy.
• Bathrooms: There are three full bathrooms (one featuring a bathtub and shower, and two with walk-in showers).
• Flexible Capacity: For larger groups, an additional bed is available in the cozy lounge on the lower floor, allowing the villa to comfortably accommodate up to 9 guests.
• Living & Dining: Daily life unfolds across multiple common areas. You will find a large, traditional kitchen—the heart of any Italian home—and several terraces designed for al fresco dining. These outdoor spaces are perfect for long breakfasts or moonlit dinners overlooking the landscaped gardens.

Modern Comforts & Additional Services
While the soul of the villa is historic, the amenities are strictly modern:
• Free Wi-Fi access available throughout the house.
• Fully Equipped Kitchens: Every kitchen area features a dishwasher, gas hob, oven, and a large refrigerator with a freezer.
• Practicality: A washing machine is available for guest use.
• Included: High-quality towels and bed linens are included in your stay.
• Bespoke Services (on request): To make your stay even more relaxing, we can arrange on-site massages or provide additional housekeeping services (not included in the basic price).

A Preserved Paradise: The Surroundings
Podere Gnani is located in a part of Umbria that remained secluded and unreachable by major roads until the late 1980s. This historical "isolation" has been a gift, allowing the entire area to remain perfectly intact. You will be surrounded by a hilly landscape rich in ancient woods and dotted with silent stone farmhouses.
Despite this absolute quiet, the villa is the ideal strategic base for exploring the "Green Heart of Italy":
• Art & Culture: You are perfectly placed for day trips to Perugia (30 km), Assisi, Gubbio, Spello, Todi, and Orvieto.
• Tuscany & Beyond: Cross the nearby border to visit Cortona, Arezzo, Siena, and the thermal waters of Bagno Vignoni.
• Nature: Explore the shores and islands of Lake Trasimeno (30 km) or the stunning springs of the Tiber River.
• Golf: For sports enthusiasts, one of Italy's most prestigious and challenging 18-hole courses, Antognolla, is less than 10 minutes away.

Location & Convenience
The closest town is Umbertide (13 km). It is a charming hub where you can find everything you need: vibrant local markets, large supermarkets, shops, and a hospital.
• Transport: The nearest Airport and Train Station are in Perugia (30 km).
• Parking: Ample private parking is available on-site within the fenced property.

We stayed here for a family reunion and the villa was absolutely amazing (one member of our group is already looking to come back next year to stay!). Great host, great communication, beautiful property - we would absolutely stay here again next time we're in Italy!

Beautiful villa in a beautiful spot

We loved our stay! The villa is very charming and comfortable. We loved spending time by the pool and walking around the area. We were in the area for a wedding at the vineyard just down the street, and I cannot imagine a better place to have stayed! I highly recommend staying at Valeria’s place!

Idyllic home and setting

A fabulous place to spend 2 weeks with grown-up family. Beautifully appointed home with so many seating areas both inside and out - and a wonderful pool. The local manager, Sandra, was excellent- can’t praise her enough.

Dreamy location for a family vacation

We had a lovely week at this property with our family! The atmosphere of the house is cozy, the place is very nicely renovated respecting the history but with modern amenities. The swimming pool is superb. The location is beautiful and peaceful, amazing views. Still not a long drive e.g. to the grocery store. Would definitely recommend this place for a family vacation! Only negative thing during this July heatwave was that there is no air conditioning and there was a little too warm inside the house as well.

Highly recommended

This villa and the surrounding countryside are beautiful. The interior is as-advertised, the pool is beautiful, and the grounds are immaculate. Do keep in mind that the location is somewhat remote. It is easy to find using Google Maps, but the final mile or so is on a gravel road that is quite steep and rutted in places. We were able to get in and out without great difficulty in a front wheel drive car with normal clearance.

I now know what Paradise looks like

Our family and friends group from Germany and the US had a remarkable stay at Podere Gnani in June 2025. Communications with owner Valeria and house manager Sandra were flawless and always informative with lots of local tips. You have the feeling of coming home when you enter into the villa through the kitchen door! I spent blissful hours at the pool marveling at the hills and olive groves in my view and saving grasshoppers and cicadas and even a frog that had fallen into the pool. We were there just as a heat wave descended on the valley. While the middle of the days were very hot, humidity is low and the mornings and evenings were pleasantly cool. Rooms all had fans to help circulate the air. The villa is located in a lush valley with a working vineyard down the hill and very friendly neighbors. Thank you for offering your home - I find my thoughts being pulled back to Umbria to experience more of the remarkable culture, food, and world heritage sites.

The communication throughout was excellent. Very fast and friendly response in the run up to our stay. Our flight was delayed, but it was all very flexible and well managed. The house is in such an amazing spot. There are a few houses nearby but all far enough away that you feel like you're the only one on the hill. Yet, it is 15 minutes to a nearby town with supermarkets, restaurants etc and even Perugia is less than 30 minutes away. The house is very spacious. We were with 7 people and there was plenty of room. The kitchen is also spacious, and well equiped although we ate on the beautiful table outside everyday. Even though it was warm (35 degrees) outside, the house never felt too warm. In the evenings it was especially pleasant given that you are in the mountains. The pool is beautiful, well sized and well maintained. The children were there every day. We visited Lago Trasimeno, which is 20 minutes away. There are beaches there and we had a nice swim and a play on paddle boards. All in all, this was a great find and we loved our stay.

Splendide

Wonderful property, owner and team!

Beautiful property in an idyllic Italian valley. Property was clean and ready for us. We loved the Italian coffee makers and appreciated the coffee to use with them. We did need to bring Keurig-type cups for those of us who preferred the other coffee maker. We did not cook much, but the herb garden just outside the kitchen is a nice touch. The house is in the midst of a beautiful, very rural valley which means you need to keep all food put away to not attract outside creatures. The beds were comfortable and bedding clean. The bedrooms had dressers and wardrobes and opened up to beautiful views and patios. We felt very safe. The property is secured with a private gate and can be locked up tight. The area is quiet, with other estates sprinkled here and there around the valley. Though, we did have a gecko visit us in the lower level bedroom one evening. The bathrooms had linens and soap, shampoos, etc. The showers were refreshing albeit small as can be expected. The water pressure was very good and supplied enough hot water for 6 adults to feel refreshed and ready for another day of exploring. Communication with Valeria was easy and she was always ready with a quick YES to all of our requests. Valeria has a team of people to ensure your stay is as good as can be. Sandra makes sure the house is ready for you and greets you upon arrival with a tour of the house. Marga helped us create and took care of the details for an itinerary filled with tours, wine tastings, truffle hunting, a private chef, private drivers, dining reservations, and even joined us on a trip to Gubbio to translate as we researched our grandfather's childhood home. With her help and the help of Mauricio (our exceptional driver and translator) and a few kind citizens of Gubbio, we were not only able to find our grandfather's home, but met a distant relative and found the final resting places of other ancestors! Linda was our private chef on our last night. She prepared a number of authentic dishes from the region, a few were very similar to dishes we grew up enjoying. Finally, a word about Mauricio, our driver. He was always prompt and patient when we were running late. And, the help, translations and enthusiasm from both him and Marga to help us find our grandfather's home is truly a treasure we all hold dear. We could not have done it without them. Hurray to Valeria for putting together such a wonderful team.

Umbertide

We spend perfect holidays in this house nested in a very quiet area, a few minutes from Umbertide. The house is very confortable, well equiped and with a beautiful view. You can hardly see other houses around so it is very peaceful without any noise. The pool is very large and agreable, with a view toward the countryside. It was easy to reach with the indications given by the owner and the house keeper was very helpful to discover the suroundings. We highly recomend this place.

About the host

Hosted by Valeria Ciancarelli

Host profile image
I am an architect, following in the footsteps of my father, who was also an architect and the visionary behind the restoration of this estate. Podere Gnani is not just a rental property; it is our cherished family home. We spend our own holidays here, and my daughters have grown up playing in these very gardens. I enjoy hosting because it allows me to share the soul of this place—a project of love and design—with guests who appreciate authenticity, history, and the quiet beauty of the Umbrian countryside.

Why they chose this property

The scene at Podere Gnani is one of absolute primordial peace. Because we are far from urban light pollution, the night sky is a breathtaking theater where the Milky Way and constellations shine with incredible clarity. My favorite moment of the year is June: under the ancient oak tree near the swing, hundreds of fireflies illuminate the darkness—a magical sight that only exists in such pure, unpolluted environments. It is also a place where nature feels close; it is quite common to spot deer or hares wandering peacefully through the valley.

What makes this property unique

What truly sets this villa apart is its architectural integrity and its personal history. Every corner was designed with an architect’s eye for detail, respecting the 18th-century structure while ensuring modern comfort. Unlike many commercial rentals, every piece of furniture and every object is an original family heirloom, passed down through generations. This is a home with a 'memory.' When you stay here, you aren't just visiting a house; you are stepping into a family heritage, surrounded by the same woods and stones that have remained unchanged for centuries.
