Picarini is a laid back, stylish cottage right in the centre of one of North Norfolk's prettiest coastal villages Burnham Overy Staithe. With sea views from the master bedroom this mid terrace cottage is just a two-minute walk to the harbour where you can swim, fish and paddle.

Tucked away in the heart of this quintessential North Norfolk village and next door to a renowned gastro pub/restaurant, this stylish cottage is perfect for a gathering, whether you are a group of friends or a family wanting a stylish pad, just a short walk to the harbour where you can enjoy paddling, swimming, sailing, kayaking or paddle boarding from. And it's only a short sail/boat ride (or long walk at low tide) to the sublimely isolated and beautiful Scolt Head Island where you really feel like you have been transported to a desert island!

With its pared-back mix of new and old, this modern cottage is the perfect base for a fabulous coastal holiday. It boasts fantastic sea views from the top floor and has been built in traditional brick and flint style with pantile roof.

The interiors at Picarini are classy and comfortable. The property has been thoughtfully designed and offers accommodation over three floors. With a large open plan living/dining/kitchen area with french doors leading to the garden, you will have fun cooking breakfast before heading out for a busy day exploring the area or a day on the beach. The ground floor accommodation also boasts underfloor heating and there are two living spaces, with one flat screen television (perfect when you just want to chill out).

Looking for inspiration for supper? Then why not pick up some locally caught fish, local samphire or asparagus and create a fabulous meal. And if you don't want to cook and you're looking for excellent food, then head right next door to The Hero public house, one of Norfolk's finest gastro pubs which provides a wealth of options to suit every culinary style and taste.

The outside space to the rear of the cottage is south facing so great for long summer nights with outside garden furniture and plenty of space to hang wet suits and store paddleboards after a late-night paddle.

Climb the stairs to bed and you will discover three beautifully appointed bedrooms with comfy mattresses, soft pillows and good quality linens, so sleeping will come easy. There are two bathrooms (one on the first floor and one on the second floor) and a cloakroom on the ground floor.

Nestled around a private car park/courtyard, there is designated parking for one or two vehicles, although you should always be able to find more space if you need to.

There are two hard tennis courts a few minutes' walk away, which are available to hire along with a well-equipped children's play ground and playing fields.

Please note: Picarini is one of three pretty cottages which make up the Hero Cottages (sleeping 20 in all (Sea Pie (8), Kitty Coot (6), Picarini (6)). You may consider booking all three and dining at The Hero gastro pub next door for social suppers and gatherings. All three cottages share a laid back, relaxing, nautical theme.

Wonderful place looking forward to returning
A really lovely property in a fantastic location. Really enjoyed our week here. Kitchen/diner/living room at back of house has wonderful light and was my favourite part. Good quality beds and lovely furnishings. Being next to The Hero was brilliant as can then use for breakfast, dinner etc Will definitely return

A fantastic stay in a perfect location
We are a family of four, two adults, a 7 year old and a 3 year old and this cottage catered for us almost perfectly . First and foremost the living space on the ground floor is spacious, clean and functional lending itself perfectly to family dining and living. The snug, or TV room, at the front of the property was also a useful space for the kids to sit and watch TV or their iPads while we relaxed in the main living area. Netflix was also a real bonus! The bedrooms are well appointed without being too cluttered and have adequate lighting and plug sockets (an occasional frustration in holiday cottages) and the bathrooms still feel new and are installed using high quality fittings. The shower in the ensuite on the 2nd floor is a particular highlight. The garden was small and could do with some work however this wasn't an issue as there is a field with a great kids park in 30 seconds away where we spent a lot of time. There is also tennis courts and table tennis in the field (table tennis bats and balls are provided in a box under the table and we were amazed they were there!) We did have some concerns about the cottage being adjacent to a pub carpark however these were unfounded. The benefits of this location easily outweighed any negatives, parking was fine and having good beer and food 20 steps away was welcome. From a wider geographical perspective the location is almost unbeatable on the North Norfolk coast. Burnham Overy Staithe is ideally situated. In addition to having the picturesque estuary at BOS a 5 min walk away, the excellent beaches at Brancaster and Holkham are within a 10min drive travelling either East or West. The beautiful town of Burnham Market is only a 5 min drive inland, and Wells and Hunstanton are easily reachable in either direction on the coastal road. Anyone who enjoys running will also find a number of excellent routes on the doorstep, my favourite being the run up the coastal path to Holkham beach and back which is about 7 miles. A few suggestions for the cottage itself: - A BBQ. We've never been to a cottage without a BBQ before and naively assumed there would be one meaning we had lots of BBQ food to cook in the oven! - Sort the gates out. Both the front gate and back gate were very sticky and need rehanging. - A better freezer. The small chest freezer under the stairs badly needs defrosting but could also do with being upgraded. - We found the price high for the size. We didn't need anymore space but we've stayed in equivalent size properties of a comparable standard for significantly less money at a similar time of year. In conclusion, this is a great cottage that is well appointed with a high standard of fixtures and fittings and some nice touches. It's in an excellent location and if the price was a little more reasonable we'd certainly visit again.
