Bright and modern two bedroom flat located in the vibrant neighbourhood of Newington. Delightfully decorated and fully-equipped, this 3rd-floor flat is perfect for 2-4 guests for both short and longer term stays.
This stylish, yet comfortable, flat will most certainly make you feel at home. The fully-equipped kitchen has everything you need should you wish to eat in and the extendable dining table provides the perfect space for this. If you are visiting in the winter months, the beautiful fireplace will help you to feel nice and cosy. Both bedrooms have comfortable double beds with linen and towels provided.

This property was perfect for our short trip to Edinburgh, not too far to walk into the centre and a supermarket across the road. The apartment was clean, warm and extremely comfortable. Lucy was an excellent host, communication was excellent. Would definitely stay here again and would recommend.
Great location (knitting store and a coffee shop, next door and grocery across the street) and lovely accommodations! Easy walk to the Royal Mile. The host was so responsive. Quiet neighborhood. Highly recommend this apartment. Loved it.
We enjoyed our visit. Plenty of convenient coffee, grocery and restaurant options nearby. Neighborhood felt safe.

We loved this apartment and I recommend it. My only advice would be to have a dryer; we washed some clothes and had to hang them up to dry, whuch was a little bit inconvenient.
Lucy is a wonderful host, very communicative and all info super clear. Top floor, so be prepared for that, but a beautiful building, lovely view of the hills over the rooftops and a very comfortable and clean flat. Suited us perfectly. Lovely area too. Lots of local independent cafes. Great bus connections. Would 100% be my first choice if in Edinburgh again.

Host was great to instantly resolve an issue. Amenities in flat were good.
Cute and situated in a great location; close enough to the city center (10-15 minute walk through the park) but far enough so you feel like a true Scot! We loved it.
The location was a simple bus ride to the Royal Mile. The apartment was well-furnished and comfortable. We enjoyed our time here.

It was nice and clean but for anyone with limited mobility it should be noted that there’s 3 serious flights of stairs to climb before you get to the door. So if you have heavy luggage or elderly people keep that in mind
Communication was fantastic and the flat has everything you’ll need
We thoroughly enjoyed our stay at Lucy and James apartment. It is clean, comfortable and well equiped with everything we needed. The walk to the Royal Mile and Castle is an easy 20 minute stroll with plenty of cafes and bars along the way. Communication was excellent and check in and out went very smoothly. We would definitely return and highly recommend this lovely apartment.
Great sized flat, well furnished and perfect for a Murrayfield concert. There's free parking a short walk away and plenty of places to eat and drink close by.
Both double bedrooms have comfy beds with plenty of storage. My parents, partner and myself all sleep very well.
The apartment is terrific and worked perfectly for us. It is a third floor walk up apartment, which was a little challenging for the older members of our party. But all in all, a really wonderful apartment conveniently located on several bus lines with easy access to downtown and all of Edinburgh. We had a great time and are happy to recommend this apartment.
A clean , comfortable two bedroom apartment, tastefully decorated and with all facilities including a Nespresso coffee machine. Located a stone’s throw from the Meadows and within easy access to the city centre. We could not fault it in any way. Our only problem, with two of us being in our mid seventies, was that the stairs presented quite a challenge.
Great flat near Edinburgh Centre but not too near. Easy 25 minute walk into centre or buses close by. Flat was comfortable with a very well equipped kitchen. ( I only wished for French press instead of the Nespresso). We enjoyed our stay and the host was excellent. The flat is on the top floor with no lift, so be aware of that. Don’t be put off by the entryway and corridor. It’s not the best but the flat is great. There is a pedestrian crosswalk just in front that you hear very often. I didn’t bother me, but people should be aware if they want absolute quiet. Would stay here again!
Good value for this time of year if you want a place within walking distance of most events. Very nice inside. Two good double beds in spacious rooms. Kitchen bigger than it looked. Fully equipped. Spiral staircase for access to top floor but not a problem for us. Communication was swift and pleasant. Nice stay . Bathroom door needs a lock but no embarrassing openings!

Great, very comfortable apartment located about a 30-minute walk or 15- minute bus ride from City Centre train station and many attractions. Lucy was responsive and helpful. The bathtub was a nice treat, and the beds were very comfortable. Although a no smoking apartment, smoke smells did waft through the kitchen vent, just a flag if you're super sensitive. The neighbourhood features convenient and some unique shops, and a variety of restaurants. Shout out to Sambuca where we enjoyed a great homemade Italian dinner.
It would’ve been nice to know that there was no lift in this hotel before I booked it, somehow I missed that. So when Me, with my broken foot, my mother with her bad hips, and my husband, with his bad knees arrived with our suitcases and backpacks, we were shocked that we had to climb four stories of stairs.

We had a lovely stay at the apartment. Location was perfect for us. It is within walking distance of my bother's house where he was hosting a family Christmas get together for a few days. There were some communication issues in the beginning getting the address and the entry code to the flat but all got sorted out in the end. What was really great about this experience was the owner really helped us out. Our flight back to the US was cancelled right at the last minute. We managed to rebook the flight but were left stranded at the airport by British Airways who were extremely unhelpful. So we were looking for a place to stay for the night. I contacted the owner explained the situation and asked if the flat was free and if we could stay another night there. Within minutes she replied. The flat was free and the owner was kind enough to let us stay another night. The thing that made this so incredible was that she told us that she would not charge us for the extra night. Now that's what I call service. It really helped destress what was a very stressful situation. Lucy, thank you so much for helping us out.

On arrival we opened the buildings front door to be met by a dark narrow and building in disrepair walks and ceiling paint peeling and hanging with narrow spiralling staircase that needed a deep clean and smelt old and damp. Once to the top of the building out of breath carrying luggage the landing and front door needed a good clean. Once in the accommodation the carpets needed a good clean, dirt stains and ground in stains.. The kitchen looked like children were still living there with letter magnets ect all over the fridge door, walls needed a clean. The loung chair and sofa filthy again needing a clean. Furniture old and chipped all need replacing for the amount charged. Under the sink rags ect just thrown in another cupboard used I guess for storage cleaning products again right mess. I’m no snob by far , this accomadation was not worth the money and I wouldn’t stay here again or recommend this property Sorry .

Thank you for your feedback. We’re surprised to hear your perspective as the vast majority of guests enjoy and rate our property highly for its charm, cleanliness, and comfort.
Our apartment is located in an old building (circa 1900), which some see as a unique part of the Edinburgh experience. The communal staircase is shared with other residents, so while we do our best to keep it tidy, maintaining a spotless standard in shared areas is ultimately a team effort. However, we agree with you that the stair could do with a fresh coat of paint.
Inside the apartment, we strive to create a welcoming and cozy atmosphere. The Scrabble magnets (a game for both adults and children), which guests typically love, are intended as a fun, personal touch. Many guests enjoy using the Scrabble magnets to leave a message about their stay. Of course, we understand not everyone appreciates a bit of whimsy.
We also have our carpets and upholstery professionally cleaned as regularly as possible. However, in a busy rental, small signs of regular use can be unavoidable. Our furnishings, all in excellent condition (aside from the coffee table, which we are replacing), are often highlighted as a positive by other guests.
Additionally, we’re surprised by your comments regarding value for money. Your rate was highly competitive for August, the height of the Edinburgh Festival, when prices citywide are typically elevated. We keep our pricing at the lower end of the market during this time to offer guests accessible accommodation in a prime location, and we are pleased that most guests find this to be exceptional value.
We appreciate you sharing your unique view. However, it is disappointing that you didn't contact us during your stay to allow us the opportunity to address your concerns at the time. We hope your future stays align more closely with your expectations.
This was a great apartment for our stay in Edinburgh! Very spacious, clean, and colourful! One thing we noted was that there was a faint smoky smell wafting through the apartment occasionally, most likely from other apartments in the building. But this did not negatively impact our overall experience. Host was very responsive and helpful!The area of Newington felt very safe and calm, and we were only a 25min walk from Edinburgh’s Old Town. There was also a small grocery store and lots of food options within 5min walking distance. Would happily stay here again!
