Stunning New Property with Roof Terrace and Amazing Views

Completed in March 2020, Freeholders is a unique new property with far-reaching views. Living accommodation is on the first floor and has beautiful oak flooring throughout. The open plan living/dining/kitchen area has a wall of windows overlooking the creek. A large dining table, huge squishy sofa and well-equipped kitchen with a fully controllable Electrickit Aga, make this a comfortable and convivial space. The two bedrooms have kingsized beds and original features. The bedroom at the front of the house has a drop down window allowing guests to lounge in bed and admire the marshes. The first floor bathroom has a bath with shower and downstairs there is an additional shower room. A very special feature of this property is the secluded roof terrace with 360 degree views, furniture for lounging and dining, and a dumbwaiter to bring food and drink from the kitchen. There is a car parking space opposite the house.

This is a low-key and fantastically contextual design for a house which is so beautifully detailed and so quiet you could actually walk by it without noticing it was there, but it shows masterful craftsmanship, a wonderful and exquisitely flowing design for the plan and the section on a really awkward site. The whole jury was knocked out in particular by the living space and that absolutely brilliantly framed view - to die for and the ceiling height which really just set it off - we all just wanted to live there! Congratulations!” Ian Bramwell - Mole Architects: “Well thank you so much it's a real honour to accept this award from the Institute for Freeholders. Freeholders was a wonderful project to be involved in and is located in such an exceptional site on the waterfront in Wells-Next-The-Sea, in the middle of a conservation area. Of course projects like this just don't happen without exceptional clients and Jon and Jane had vision, aspiration and ambition to produce something out of the ordinary and they really pushed us to design and deliver a building that exceeded their expectations - so thank you Jon and Jane.

An absolutely outstanding place. The accommodation was wonderful, beds comfy, kitchen really well stocked with plenty of crockery etc.,. unlike some places that just give you 4 cups, 4 plates etc.. then you are forever washing or putting the dishwasher on!Of course the most outstanding feature is the view! Just spectacular. A wonderful spot as it is close to Wells but not in the middle - so a quieter area right on coastal path with walks both ways.The accommodation is also spotlessly clean - we usually end up leaving some places cleaner that we found that - but no way could we do that here - outstandingly clean.We will definitely hope to return here.Thankyou for a wonderful stay

Our second stay at Freeholders ticked all the boxes again and left us wanting to come back as soon as possible. Everything oozes style and great quality, really comfy bed, very relaxing views and not sure where the time goes when staying here really - will book for longer next time!

A really lovely house. Beautifully set-up and furnished. You can’t stop looking out the huge windows at the views. Great location in the centre of Wells-everything is only a short walk away. We will definitely stay again.
What a fabulous place to stay, fantastic views, original design and beautifully finished. We had a really relaxing few days watching the world go by through the panoramic window. We will definitely return.

Freeholders is a simply beautiful, modern and well presented property with a stunning view. We had a marvellous time. We really enjoyed exploring Wells-next-the-sea as well as the surrounding coastline. We would love to return!
Great location on the creek in Wells. Lots of bird life and boats to watch from the large picture window in the lounge. The property was very comfortable and well equipped. Great views from the roof terrace. Parking space very useful. Short walk to shops/restaurants.

Fantastic property with amazing views over the harbour and estuary. The house is stunning, very comfortable and situated within easy walking distance of local shops, restaurants and pubs. No entertainment needed as you can spend the whole day just watching the tide going in and out and all the activities not the water. Freeholders is a special place.

We stayed for three nights. This is a very special property and we enjoyed our stay very much. It's a beautifully thought out and well equipped building but the best thing for me were the ever changing views of the creek. It was wonderful to see so many special birds from the magnificent picture windows. The location was also perfect as it is on the North Norfolk coastal path and also within easy walking distance to all the amenities of Wells-next-the-sea. We were sad to leave!

Would highly recommend to anyone wanting a North Norfolk getaway- you can park the car and not be use it will until you leave due to convenience of shops, pubs, restaurants and walks (to Marshes in one direction and Holkham in the other). Don’t worry about the weather ….it won’t matter when you are here. Hope gho recommend

We had a much needed relaxing stay at this very modern, yet comfortable and relaxing property. We were aided by fantastically warm weather, although the view would have been just as good with a storm raging at us through the picture window. I'd be happy here anytime of year. We wern't there long enough to make use of all of the items in the superbly equipped kitchen. Wells is supplied with amazing shops to get all your fresh produce too. We hope to come again.

As a child, my mum brother and I would often spend the whole 6-week summer holiday in a tent on the campsite at Wells. We played in the woods and on the beach with an ever-changing cast of children from the campsite. It has always been a very special place for me and I have returned throughout my adult life. There is nowhere in the world I rather spend my holidays.
Why they chose this property
When the opportunity to build a new property arose, we couldn't resist. We wanted to build something unique but that would also fit in and enhance, rather than detract from, the surroundings. Despite many problems, restrictions and set backs we persevered - and we are so thrilled with the end result. The property was completed in March 2020
What makes this property unique
Living accommodation is on the first floor because East End is in a flood zone. This means that the views are truly spectacular. It would be impossible to tire of simply gazing out f the window,
