Lovely property. A bit far from shops though. A king size bed would have been better and the tv was too small. We arrived at 2.15 and could see that the property was ready but the host said we had to wait until 3 as it wasn’t quite ready

Check in time is 3pm. I had reiterated prior via WhatsApp that 3pm was the earliest check in time on this occasion, yet you tuned up at 2.15 asking to check in early. There is no way you could see if the property was ready without going inside, which you didn’t do. As it happens I was not ready for you check in until the check in time of 3pm as I was busy moving furniture and my personal items around the property and into my car, however should not have to justify this. The check in time is 3pm. If I was ready earlier I would have said you could come in earlier but I wasn’t so I didn’t and I made this very clear. I did find it a bit odd that you seemed so very keen to check in early and check out late. The times are there for a reason, you’re coming into someone’s personal properly and you pay for the allotted time in the property which is stipulated in the listing prior to booking. You are not entitled to extra time but I will offer early check ins if I'm able. The size of the bed is also stated in the listing.
Everything was lovely and clean. All the sheets and towels smelled really nice. There was a new kitchen counter installed, which was a great surprise and very beautiful. Location was amazing. We had a bit of trouble finding the right house, but the host was friendly and helpful.
We had a lovely stay at Tre’s beautiful studio. We loved everything about it and we will definitely love to come back. There a lots of beautiful places to visit.

Enjoyed a relaxing stay at this peaceful location. A well equipped cottage, pity the weather was too cold to use the patio!

It was a very nicely maintained studio apartment. It is located in small village near Cirencester which was 10min drive away. That is one of the most enjoyable locations to visit in the area.
Our second stay here to visit friends locally, lunch at The Falcon in Poulton, and do a number of walks.
Ampney St Mary's is quiet and countrified. The B&B is clean and fresh with parking and use of a summer house.

Thank you David, for your kind review. I'm very glad you enjoyed the facilities and had a brilliant break! It was a pleasure to communicate with you. Hope to see you again. All the best, Tre x
The place was located in a beautiful quiet country area. The welcome and accommodation was beautiful. Tre did advise that the fridge freezer was a little noisy and suggested it be turned off at night which we did however the water recycling system was a little noisy too but other than that, an excellent stay. Thanks Tre.
The property was as advertised, clean, and well located. The kitchen area is very tiny with only a two ring hob, and a microwave so not much space for cooking. However, it's very peaceful and the bathroom is beautiful with gorgeous products to use in the shower. Good water pressure and good communication from owner.

We were met by the owner on arrival and were pleasantly surprised to find breakfast and fresh flowers thoughtfully provided for us. We had all the facilities we needed and everything was clean and tidy. Our overwhelming sense was of peace and tranquility - it was so very quiet. Thank you Tre

Originally chosen for a solo trip to the Fairford air tattoo, the event cancellation meant it became a few days away for two of us. Very nice little property, with clever use of space, not far from Cirencester and the A-road network, but in a gorgeous country setting. Superb dealings with Tre, the owner, thoughtful touches throughout and very, very pleasant. Already booked for next year's airshow.
Property was delightful, comfortable, well decorated. We particularly likes the provision of milk, bread, butter & jam, tea & coffee - so no late night dash to the shops on first night. Unfortunately I started showing signs of Covid towards the end of day 2 so we cancelled dinner and visit to friends the following day and drove home. Tre was very understanding and we hope to return soon.

This eco retreat makes a lovely get away. I stayed for a couple of days and chose it as somewhere that I could go to to enjoy the peace and calm and the local environment.
The studio cabin is really well laid out with all the provisions that you’d need for a few days break. There’s a lovely wet shower and plenty of space in the bedroom and living areas. There’s even a reading room situated above the property. It was comfortable for a couple. The only thing that I would have liked if I stayed a while longer would have been a larger kitchen unit.
Saying that the property is really well placed to access the centre and the nearby tourist attractions. Communication with the host was also really easy. They contacted us a day or so before with detailed snap shots of the location and their details.
I'd definitely recommend it.
We enjoyed our stay! Loved the decor style and colors, it was very warm and inviting. The cottage, patio, garden, and she shed were all so welcoming.
The bed was comfortable for me but a little short for anyone over 6' tall.
The kitchen included everything for a light breakfast of tea/coffee and porridge. The electric kettle could not be used as it was quite full of limescale crust that flaked out into the water, but the microwave worked just fine for heating water for tea. If you plan to do any cooking, you'll need to bring your own oil, pepper, etc. We used the hob and it worked well for making eggs, cheese toasties, etc.
FYI the fridge is noisy, it bothered my wife at night but didn't bother me. Apparently others have complained, too, because the workaround offered is a cooler bag with cold packs. This wasn't necessary for us, we used the fridge. The freezer needed defrosting and couldn't be used.
This location is very tranquil and the cottage is quiet. A neighbor had guests outdoors one evening and I didn't hear them at all until I went outside.
I appreciate the eco friendly approach in the cottage such as bamboo toilet paper, eco bath products, composting, recycling, etc. Paper towels are not provided so do bring your own roll.
During our stay we let our host know there were a lot of bees getting in the cottage somehow, even with windows and doors closed. We expect and tolerate typical bugs like spiders, flies, etc. as a fact of life in the country, but the needs were excessive.
The rain shower was roomy and refreshing. I liked the towel warming rack.
Overall a good stay and we would stay here again.

Hi Susan, many thanks for all of your comments. You'll be glad to know the freezer and kettle issues have now been resolved. There is clearly a wasps nest somewhere not too far away but this has not been an issue for us before. Worry not, they won't be around for long! Wasps never return to the same nest. They are active for about 3/4 months during the summer but the nest will die off as it gets cooler and queens will hibernate ready to build a new nest in the spring. Very glad you enjoyed your stay overall and hope to host you again. Best wishes, Tre.
I used the property for the second time, using it as a base for the airshow at RAF Fairford. As before it was ideal, only a short journey from Cirencester and Fairford itself. It is quiet and secluded, and a wonderful property for a couple or single traveller. Tre puts some lovely touches that are very welcome. Very highly recommended.

Hi John, thank you so much for your positive review and kind words. I'm really pleased you enjoyed your stay with us and hope to see you again soon. You'd be very welcome to return!
We enjoyed the location and cleanliness at the property. My daughter is an adult and the property is suited best for a couple or possibly with a small child. However our hosts were able to assist with a makeshift bed arrangement.
Overall a really great location and enjoyable stay.

Why they chose this property
This stylish studio is an ideal bolt-hole from which to explore the local AONB. The Granary lies within the picturesque stone-built village of Ampney St. Mary which boasts two working farms. Quaint golden stone cottages are surrounded by quintessential cotswolds dry stone walls dividing rolling hills and farmland. An abundance of scenic walks and cycle routes to be explored on the doorstep and in the nearby designated area of outstanding natural beauty (AONB). The main house is a former granary and the outhouse (now the studio) was originally used to store farm equipment. Both are grade 2 curtilage listed buildings dating from the late 1700’s and converted to residential dwellings in 2018. The property is one of three homes recently created from the barns and outbuildings of the original grade 2 listed manor farmyard.
You'll know you’ve found us when you see the classic red telephone box (which is actually the village library and defibrillator!) just outside our driveway.
What makes this property unique
Just over a mile away, in neighbouring Poulton, The Falcon Inn is a stylish pub/restaurant offering impressive lunch and evening menus. A much wider selection can be found in the near by market town of Cirencester, just four miles away.
Known as "The Capital of the Cotswolds" the Roman town of Cirencester is host to an Amphitheatre and Corinium. In the centre you'll find a cathedral-like church alongside a pretty cobbled market square, popular high street shops as well as plenty of chic independent coffee shops and restaurants. There's also a variety of supermarkets should you wish to stock up on supplies for your stay.
We also have a list of personally recommended local gastro pubs, tucked away in stunning Cotswolds villages, all within a 10 miles radius.
All bedding is provided for you as well as towels, toiletries, a hairdryer, an iron and a heated drying rack.
The desk area has easily accessible plug sockets for chargers and we have a strong fibre internet connection.
There is underfloor heating throughout which can be adjusted easily so the studio is suitable for all seasons.
