Large refurbished 1920s house near Yarmouth on the Isle of Wight. Sleeps 12 (plus 2 to 4 tinies). Lovely gardens and fields, 10 acres in all. Next to woodland and coastal path. Heated fenced swimming pool (early May to end Oct half term), tennis court, barn with table tennis. Children's swings etc. Large trampoline (without netting). Board games. Baby grand piano. Paddle boards and kayak for local beach. Walking and cycling guide books. Numerous bikes, in numerous sizes. 2 oven Aga. Gas BBQ. Open fire plus wood store. Two high chairs. WiFi. Large TV.
Pool is heated by air sourced heat pump, not to a particular temperature. It will end up roughly at 5 degrees above the prevailing day time ambient temperature, and will drop by around 2 degrees if not covered overnight.
Warnings: Open pond close to house. No microwave. Bee hives at far end of property 200m+ away. TV is accessed through use of projector.
Bedrooms: 2 double rooms. 1 single/twin. 1 further room can be made up as twin or double. Final room has 4 bunk beds. There are 2 spare mattresses for the floor, a cot, and a toddler bed too.
Bathrooms etc: 1 bath/WC; 1 shower/WC; 3 separate WCs
What's included: Plenty of bedding and towels. Beds etc will be made up. Food cupboard basics all there.
Parking: 5 cars easily accommodated
Location: five mins drive or 25 mins walk from Yarmouth ferry terminal (from Lymington, or Waterloo by train). 25 minutes drive from Fishbourne ferry terminal (from Portsmouth). On bus route 7 for island travel.
Activities: lots to do on site or on foot or bike from the house, but within a short drive there are many beaches, fabulous walks, Carisbrooke Castle, Osborne House

Can't fault this property as a family friendly get away. It had lotse of space for the adults and kids inside the house. The outside grounds are extensive to say the least, loads of space for the kids and dogs to play. The pool is a real bonus even for the crazy ones at the end of October!
We all had a wonderful time in a beautiful house , with beautiful garden grounds and with so much to do , there is no need to leave and no one wanted to go home , superb property we would all love to return .Many thanks for sharing your stunning home
Amazing house and grounds, perfect for 7 adults, 4 children (ages 1 thru 8) and a dog. Has everything you could need for a short to long stay, managed to get use of the swimming pool on the Saturday, was fresh, but can imagine the summer time it being spot on. Communication with the hosts was detailed and accommodating, highly recommended.
We had a lovely stay at Howecroft over the new year period. Very spacious and well stocked with friendly helpful hosts.The gardens were the highlight for us, the kids spent hours just exploring, despite the freezing weather.The house was a little tired in places, carpets worn and some damp smells in the hall and lounge. It was spotlessly clean though. All in all a magnificent place and would be amazing in the summer with access to the pool.
Wonderful property in a fabulous location; we loved the extensive gardens and grounds, lots to do and so much space for extended family gathering. The sun came out, so good use was made of the pool! Very helpful and friendly host, happy to communicate on WhatsApp while we were there. We would love to return sometime.

Fantastic property for a family holiday everything needed for a sporty family. Great location for exploring the West side of the island. We only stayed for the weekend but would love to return for a longer stay.
Great sized property set in very spacious grounds. Plenty of crockery etc in kitchen. Lightweight beach/pool towels were very a nice touch. The pool was great.Nice big BBQ but not sure when it was last cleaned. We did so before and after using it.
Plenty of space with everything you need for a family break, lovely house and spacious grounds.....nice part of the island and close to lots of great attractions ...just need to be creative and organised with cooking for 12 with an Aga!
We have just returned from a week’s stay at this property - having stayed before we knew what an amazing place it is, with so many activities to do on site - really enjoyed the pool.

Byecross is a beautiful house in a beautiful setting and have loved our time there. The home is very welcoming and this is also reflected in the hosts fantastic communication. Outside space offers so much more than anywhere else I’ve stayed and means you never need to leave property as all there. We didn’t really want to leave and the size of the tv in lounge will be something my husband will be thinking about for a long time
Absolute gem of a holiday house. Was a real home from home and felt very lucky to have enjoyed a long weekend here with friends. The garden was amazing, house was very well equipped and rooms were spacious and comfortable. Thank you!

Thoroughly enjoyed our stay here. 13 of us with kids from 1 to 11. Lots of space for us all. So much for the kids to enjoy and do. Would definitely like to stay again one day!
Excellent stay in a very comfortable roomy house. Cooking options might be a problem for those not familiar with AGAs, but suited us.

This was our third stay but first in the summer. So amazing to be able to make full use of the outside space and of course the POOL! Usual great communication, clean house and everything you could need for a fab break!

Loads of room for 6 adults, 5 kids and 2 dogs.
The gardens are beautiful with lovely views.
Would love to stay here again, maybe in the summer when we could use the pool too.

A very welcoming spacious house in a huge secluded garden. We very much felt at home here immediately and particularly liked the quiet and tranquil atmosphere. The host checked in with us to see if everything was ok and had provided helpful notes about the house. This is an ideal house for a large family get together as there’s a lot to keep children amused including a pool, bikes, a beach you can walk to and a large garden and play area. We particularly liked the grape vine covered pergola with seating underneath which you could light up at night. We would definitely like to come back here as there are lots of things still left to explore on the island.
We loved our stay at Byecross. Such a stunning property and grounds. We spent loads of time in the pool, in the play area and mooching around. Had day trips to vent or (ate lunch at the met which was great) and Compton bay beach. Will be back!!

We are a large family, with four children, all of whom have enjoyed many holidays here, often adding in nieces and nephews or other familes. All come back with us year after year.
Why they chose this property
Its wide hall and spacious gardens first made us look at the house seriously, when we were after somewhere to accommodate our immediate family plus an equal number of guests to enjoy easy, active holidays. We quickly fell for the house and its setting. Its country feel, many amenities and proximity to ferry, shops and restaurants, sealed it for us. We have refurbished it over the years as a home from home, sympathetic to its Arts and Crafts design, keeping it airy and light. The house is our escape - warm and cosy in winter around the fire or kitchen table. It suits a small crew really nicely, but adapts quickly to a large crowd over Christmas or New Year, perhaps over a roast meal, a jigsaw or a game of Scrabble. In summer, with the many external doors open all the time, a loud lively family atmosphere prevails, with laughter coming in from the pool, apples and plums being picked, and most meals taken outside. When you have a place as lovely as Byecross, we thought it only right to share it and help others make lovely memories. Since opening the house up to VRBO guests, we have been delighted that so many have chosen to return, some on multiple occasions. Byecross has clearly worked its magic on those too.
