Fabulous boutique cottage for 2 people overlooking a large pond and gardens
A BRICK BARN CONVERTED INTO A STUNNING COTTAGE IN THE MOST FABULOUS OF SETTINGS. Willow Cottage is a converted brick farm building set in its own grounds on the bank of a large, traditional Suffolk farm pond – a highlight of staying here is sitting on the decking, watching the sun set through the trees whilst admiring the various water fowl and birds around the pond. Maybe it is just possible to hear the occasional tractor driving along our country lane (some 50 metres away) but otherwise all is peace and tranquility.
Immediately outside the Cottage’s entrance gate is a bridleway with links to an extensive network of well marked public footpaths across the adjoining fields with stunning views over miles of unspoilt Suffolk countryside. There is also a well-worn path in the other direction to our local pub!
RSPB Minsmere and our Heritage Coast beaches at towns such as Aldeburgh and Southwold are about half-an-hour’s drive away. As the saying goes ‘so much to do….’!
LOCATION The Cottage is in the grounds of White House Farm on the edge of the peaceful village of Badingham. It has the benefit of easy access and parking.
Badingham’s pub, The White Horse is less than a mile away: it enjoys an excellent reputation for both food and craft beers, has spacious outdoor seating and is a great place to spend a summer’s evening. The nearest shop is a Co-Op in the larger village of Laxfield some three miles away.
Framlingham is ten minutes away and is our vibrant local market town with a broad range of shops including a large supermarket, two petrol stations, eateries and coffee shops etc. Market days are on Tuesdays and Saturdays. It is also home to English Heritage’s Framlingham Castle and an impressive Parish Church.
PROPERTY DESCRIPTION Grounds: the Cottage enjoys the benefit of a large lawn with occasional mature trees alongside the edge of the pond and is screened from White House Farm providing privacy.

We throughly enjoyed our stay at Willow Cottage. We had a friendly welcome and our hosts even helped us to unload our luggage from the car! We had some lovely edible gifts and the cottage was warm and welcoming - on a chilly day. The cottage was clean, comfortable and well equipped.
Beautiful location, lovely cottage, very comfortable and peaceful. Hosts were extremely pleasant- very friendly and helpful. Really appreciated the welcome package which made us feel at home straight away. Highly recommend !!
Only slight downside was distance from car park to property across grassed area and stones - not too difficult for this aging 70+ couple but could be awkward for those less able.
Overall, a very pleasant stay in secluded area.

We’re pleased that you enjoyed your stay. It was a pleasure to meet you both. I should point out that we have a parking area very close to the cottage through the side gate which is used by the less mobile. In fact we’ve had wheel chair users stay in the cottage. If necessary guests can park on the gravel area immediately outside the cottage. I really hope the access wasn’t a problem for you because had I known otherwise I would have offered the more accessible parking area.

Ideal location for touring, close enough to coast and central villages.
Willow cottage has everything you need in a peaceful tranquil setting, the deck overlooking the pond a nice place to sit back with glass or two after touring each day.
Only draw back were the bugs off pond be sure to take insect repellent.
The cottage and all around beaufiful! Nature paradise. So peaceful feel rested and refreshed .really hope to go again. Thankyou Tina and Chris for sharing your slice of heaven with us.

We have just had such a relaxing break. Spotlessly clean, comfy bed and comfy settee - major pluses for us. Just loved sitting on the decking watching the fish - only sound was birdsong. Tina and Chris were a super couple - they have it just right - friendly, helpful but not at all intrusive. Would thoroughly recommend.
Had a good week att the willows which was very clean and well prepared. The property is situated in beautiful surroundings which were very quiet and ideal for watching nature. Our only problem was car parking not very close to property when we arrived but Tina and her husband were on holiday. When they returned all problems were resolved and we had access right up to and very close to the bungalow. Would not hesitate to return at a later date. Lovelly property and people.
A restful, silent place to retreat to, with beautiful nature with lots of residents to put a smile on my face such as the moorhen- to be family, wounded pheasant, 3 musketeer ducks, playful squirrel and an explorer fawn if you are lucky. Even when it was raining for a couple of days, it was blissful. Walk in any direction where your heart takes you. Would stay here again. Loved my week.
I wonderful little bit of heaven not far from beaches towns and pubs. Had a lovely weekend only thing I would say but this is personal preference I would put the living room tv in the bedroom and a bigger tv in the living room even with my glasses on I found it have to read the program list but like I said that's just me. Will still be rebookin very welcoming hosts and amazing place to stay.
Willow Cottage is gorgeous. It is clean, comfortable and the perfect size for two people. Added to that is the location, in a setting that encourages complete relaxation, with only the sound of birdsong to break the silence.
There are walks into open countryside from a footpath that runs close to the property, and yet within a short distance are numerous lovely towns and villages. We returned from our break completely relaxed and would happily recommend the cottage for a break.
The property is ok and is situated by a pond,in the garden alone we saw deer believe they were muntjacs several species of small birds and the resident moorhens,however the weather was generally chilly and did not allow us on to the decking overlooking the pond.Facilities inside the property were generally first class although the shower was difficult to work.Other than Southwold which is an excellent visit,and fairly close we spent a lot of time travelling to attractions,this was our fault having never been before we under estimated how far away they were,local bigger towns/villages Framlingham and Saxmundham were a dissapointment.However Norwich (Norfolk)and RAF Lakenheath and Bury St Edmund we’re good visits.Unfortunately we are not walkers because this appears to be an excellent area for that.A good week but heavy on the car fuel,thank our hosts for having us
Excellent property in a lovely, quiet setting. Generally well-equipped, although some comfortable outdoor seating would have been welcome. Also, given that we were there during a heatwave, a parasol would have been nice. These minor points apart, we had a great time. Many thanks to Tina.
The property was everything me and my husband were looking for. It is quite and relaxing away from the rush of normal life, it is so easy sitting in the living room enjoying a drink, watching the world go by and enjoying the joys of watching the wildlife.

Chris and I moved to Suffolk from London in 2000 to raise our young family. We feel very lucky to live in such a beautiful part of the country in a peaceful rural location and within 20 minutes of the stunning Heritage Coast. Chris and I met when we were working ski seasons for a tour operator many years ago and Chris has spent most of his working life in travel and tourism. A few years ago he semi-retired and set up a classic car hire business. After many years working in senior marketing management, I decided to work in something more seasonal which would fit in with Chris's business and in an area which would still give me an opportunity to use my marketing skills but also to talk to and meet people. So the holiday lets venture was born. We've turned full circle and are back in the tourism business!
Why they chose this property
When we first moved to White House Farm, we used the barn for storage and then as a stable for my daughter's horse. It sits right on the bank of a large pond and we always thought it would be such a great setting for a dwelling of some kind. When we reached the point of having to replace the roof, we decided that was the time to convert it and we're so pleased we did. Chris often says that we should move in and rent out our house!
