La Mer Homes is excited to offer this 5-bedroom luxurious Mediterranean style beach front villa with pool/garden on a sea side plot of 2358 sq.m. with immediate access to 2 blue flagged sandy beaches (Malama and Fireman's beach), which offer spectacular sea views and privacy.



Royal Beachfont Villa is located in Kapparis, a suburb of Protaras. The local area has lots to offer with restaurants, bars/cafeteria supermarkets fruit markets, water sports, shops, bank, and much more.



This villa is ideal for entertaining guests, friends or just relaxing with the family while enjoying the tranquility of this holiday home.



This elegant and modern holiday home offers great space inside out, ideal for large groups or families whilst maintaining privacy from neighbors.



The outdoor facilities consist of a swimming pool with sun loungers, outdoor furniture, bar area, full bathroom, shaded/covered pergola with sofa and mature gardens with lots of sunbathing area.



The swimming pool is equipped with a pool cover and pool heating which is optional. The cover acts as a horizontal fence, completely sealing off the pool and preventing accidental access to the pool water.



On the ground floor, there is a fully fitted kitchen, with an open plan dining and seating area with a large flat screen TV and satellite box with access to variety of international channels.



The villa consists of 5 bedrooms and can sleep up to 10 people. One queen-size, 2 double beds and two twin beds.



Overall this is no ordinary holiday home, its spacious with all the comforts you need to make you stay a memorable one, It's a master piece waiting to be enjoyed.

Spacious villa, great location

Very impressed with this property, although one of the bedrooms is downstairs which is not as described. Also, one of the smoke alarms was beeping constantly when we got there and as it was a bank holiday, we were told just to remove it! We went and bought another battery and fitted ourselves. Paid for the pool to be heated which was 200 per day which was expensive but worth it. Kept running out of hot water until we realised there were booster buttons and one of the toilets didnt flush properly. Overall though, a great sized villa with a large garden and plenty of seating areas.

Dream Villa in a Perfect Location with Excellent Service

We had the pleasure of spending a week at the Royal Beachfront Villa – simply fantastic! Location & Surroundings: Right by the sea – it doesn&rsquot get any better. Two stunning bays are just a few minutes’ walk away: • One with a lovely beach bar and sun loungers – perfect for relaxing. • The other, more natural and ideal for snorkeling in crystal-clear water. Restaurants and shops are also within easy walking distance, and the locals are incredibly warm and service-minded. The Villa: Spacious and ideal for families or groups – we were eight people and had plenty of room. The garden with the large pool is a real highlight, and those who enjoy jogging will find beautiful coastal paths right outside the door. Amenities: The villa is well equipped and offers everything you need. Organization: Booking, check-in and communication via WhatsApp were smooth and easy. Everything was perfectly organized – straightforward and professional. Conclusion: A truly wonderful place to relax and unwind – perfect location, excellent service, and a feel-good atmosphere all around. We&rsquod love to come back! A small downside: only three wine glasses . Most of the beds are 1.40 m wide (except in the master bedroom) and a bit on the soft side – but that didn&rsquot affect our enjoyment in the slightest.

Wir kommen wieder!

Wunderschöne Lage, sehr ruhig, zwischen zwei kleinen Buchten, nahe eines sehr hübschen Beachrestaurants. Schöne Spazierwege vor der Haustür dem Meer entlang. Wenig Leute! Die Villa ist sehr schön und geräumig. Die Küche gut ausgestattet. Der Bettenconfort sehr gut. Der Pool wird gut gepflegt und das Wasser kontrolliert. Genügend bequeme Liegen, grosse Wiese. Die sanitären Anlagen sind renovationsbedürftig.
