Holmdale in Porlock (Somerset) is situated in the heart of the lovely village of Porlock. Backing on to Exmoor but with sea views from the first floor, Holmdale is a holiday paradise for walkers, runners, beach-goers or relaxers alike!

With three double bedrooms, one triple-bunk bedroom, a twin bedroom, plus a 'snug' sleeping up to 2 on a fold-out bed, the property is well suited to a large family group, or a number of families holidaying together.

Dogs are welcome (maximum of 3) for a supplementary fee of £15 per dog per booking. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

This property is strictly non-smoking. No large parties and please be respectful to our neighbours, for example not playing loud music late into the evening outside.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
Holmdale is a lovely period cottage, once a small thatched cottage the property has been extended over the years to become one of the largest homes in Porlock Village.

You enter the property from the rear, through a seated courtyard into the hallway. Downstairs comprises a large laundry fully equipped with washer, dryer, plenty of storage and drying space. There is a downstairs WC and separate shower room. The spacious dining room comfortably sits 12 (but has welcomed more!) leading to the kitchen which is bright and airy yet snug with the main feature, the Aga, (only lit in winter months). There is also a large cooker, Microwave, toaster and kettle and plenty of cupboard space.

Facing the front of the property is the spacious sitting room, with a piano, plenty of books and games and comfortable seating for a large group or family. The log burner is a welcome addition for the evenings. On the other side of the staircase is the 'snug' where there is a large Smart TV and period fireplace (not currently in use), a lovely space for cold nights or a TV evening. There is a desk and plenty of DVD's to select from. The sofa also pulls out as a bed and can accommodate 2 extra guests. A great teenage den even!

Upstairs there are 5 large bedrooms, 4 with sea views and the 5th overlooking Bossington hill. The master bedroom has a king-size bed with dual aspect views towards the sea and fields to the back. The second large double bedroom has a double bed and a small single bed for a young child. There is also space for a cot (available on request), again the room has sea views. The smaller double bedroom has a double bed, a desk and sea views. The first 'child's bedroom' has a triple bunk bed, with a double bed on the bottom and a single on top. Can comfortably accommodate a small family or siblings or friends. The final bedroom upstairs has a single bed, with a roll-out single comfortable sleeping for two children.

When booking for the roller bed, snug, etc the extra linen is kept in the upstairs bathroom drawers.

Outdoor Description
Holmdale enjoys an enclosed garden, with split level lawns and an enormous trampoline and a shed with deck chairs, and fun pots for children to play at gardening!

There is a front private patio (by the back door) with a large comfortable seating area. The space is a real sun trap well into the summer evenings.

To the side is a very private side patio perfect for the midday sun and sheltered from any wind.

The garden is enclosed by wall, gates or hedging on all sides.

There are three parking spaces and more cars can be accommodated at the Visitors Centre parking on request from them.

Parking
Private off road parking for maximum of 3 cars at the back of the property. For further vehicles there is a large pay and display car park in the village which is £5 a day or £25 for a week (via Phone and Pay). This car park is just a a short walk across the road from the property.

Dogs are welcome (maximum of 3) for a supplementary fee of £15 per dog per booking. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

Christmas / New Year
Christmas in Porlcok is a special time, with Santa competitions, sparking lights everywhere and often snow on the moors! The log fire brings that Christmas feeling and some decorations will be provided.

Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There is so much to see and do, from short walks to long expeditions across the moors, horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual birds passing through.

Today Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms. Security Deposit Information
