Whether you’re hiking or cycling the Downs, enjoying hearty food at the nearby Royal Oak pub (an easy stroll away), or visiting the Hickstead Showground only 5 minutes away, this hideaway is ideally placed for relaxation and adventure.
Step through the barn door and into the country KITCHEN, where the scent of fresh coffee greets you each morning. Sunlight spills across the farmhouse table — the perfect spot for lazy breakfasts, laughter over a pot of tea, or a round of evening board games after a day exploring the Downs. With every modern convenience at hand — from a dishwasher and washing machine to a fridge-freezer, microwave, toaster, and Nespresso machine — this kitchen is designed to make life simple, so you can focus on the moments that matter.
Wander into the LOUNGE, a haven of comfort and warmth. Here, deep sofas invite you to sink in, the flicker of the log burner adds a golden glow, and a 43` smart TV with Netflix is ready for cozy movie nights. On cooler evenings, the crackle of the fire and a glass of wine create the kind of atmosphere that makes you never want to leave. Need extra sleeping space? A sofa bed is available to accommodate additional two guests (+£15/night).

On the ground floor, the second bedroom offers twin bunk beds — a cozy hideaway for children or playful late-night chats. For the youngest travellers, a TRAVEL COT can be provided on request to ensure even the tiniest guests sleep soundly.

We know holidays are better with your four-legged friends. Well-behaved dogs are warmly welcomed (£60/Dog/Stay). To keep the barn comfortable for all, we ask that dogs remain downstairs, off the furniture, and are not left alone for extended periods. With endless countryside walks on your doorstep, they’ll love it here as much as you do!
This isn’t just a place to stay — it’s a place to slow down, reconnect, and make memories. Guests come here for the peace, the views, and the charm of a countryside barn stay, while still being close enough to enjoy the energy of Brighton and the South Coast. Whether you’re here for long hikes, equestrian events, or simply a romantic break, this barn offers the perfect Sussex countryside experience.
- Be mindful, careful and gentle with the barn, it`s old and fragile! We expect guests to clean up any spillage`s and treat the barn respectfully.
- No smoking indoors please
- During the Winter months, there will be some logs for a first fire for your arrival, afterwards you can purchase more from our local supplier (details provided before your stay)
-Well behaved Dogs are welcome and can use the ground floor only.
- No parties (small social gatherings and dinner parties are allowed)
- Low beams in places so please mind your head
- Mind the step as you go between the kitchen and dining area.
Pet Policy
Pets are not allowed anywhere upstairs or on any of the soft furnishings throughout the property.
If dogs get wet on a walk they will be thoroughly dried on arrival home.
Dogs should not be left alone in the property for more than 4 hours at a time. Guests must ensure that their dogs will not cause damage to the property if they are left unsupervised.
All guests are responsible for their pets in accordance with the Animal Welfare Act.
All pets kept at the property must be vaccinated and regularly treated for fleas and worms (if appropriate).
Guests are responsible for keeping all areas of the property clean and free from parasites, such as fleas.
Guests must ensure their pets do not cause a nuisance to neighbours. This includes excessive noise. Dogs must be kept under control and on a lead in any public places, communal areas and walkways.
Pets must not be allowed to foul inside the property. Any pet faeces must be removed immediately from the garden or outside areas and disposed of safely and hygienically.
Any animal listed in the schedule of the Dangerous Wild Animals Act 1976 may not be kept at the property.
Any dog listed under the Dangerous Dogs Act 1991 may not be kept at the property with the exception of dogs registered on the Index of Exempted Dogs.
