About this property

Dyke Farm Barn - Rural I Quiet I Pet Friendly

Imagine waking up to birdsong, sipping fresh coffee while gazing out across the rolling hills of the South Downs National Park, and ending your day with a glass of wine in a private courtyard under a sky full of stars. This charming flint and stone barn, lovingly restored with character and comfort in mind, offers the perfect countryside escape — just 9 miles from the vibrant seaside city of Brighton

Set along a peaceful country lane, the barn combines rustic charm with modern amenities, giving you the best of both worlds. Whether you’re hiking or cycling the Downs, enjoying hearty food at the nearby Royal Oak pub (an easy stroll away), or visiting the Hickstead Showground only 5 minutes away, this hideaway is ideally placed for relaxation and adventure.

Step through the barn door and into the country KITCHEN, where the scent of fresh coffee greets you each morning. Sunlight spills across the farmhouse table — the perfect spot for lazy breakfasts, laughter over a pot of tea, or a round of evening board games after a day exploring the Downs. With every modern convenience at hand — from a dishwasher and washing machine to a fridge-freezer, microwave, toaster, and Nespresso machine — this kitchen is designed to make life simple, so you can focus on the moments that matter.

Wander into the LOUNGE, a haven of comfort and warmth. Here, deep sofas invite you to sink in, the flicker of the log burner adds a golden glow, and a 43` smart TV with Netflix is ready for cozy movie nights. On cooler evenings, the crackle of the fire and a glass of wine create the kind of atmosphere that makes you never want to leave. Need extra sleeping space? A sofa bed is available to accommodate additional two guests (+£15/night).

When it’s time to come together, the DINING ROOM sets the scene for connection. Gather around a large, beautiful wooden table where stories are shared, meals stretch long into the night, and the joy of good food and company fills the air. Whether it’s a family feast, a celebratory dinner, or a simple candlelit supper, this space is made for memories.

SLEEPING AREA
As the evening winds down, retreat upstairs to find two charming BEDROOMS each with its own character. In the first floor, a welcoming double bed sits alongside a single, perfect for parents with a little one close by or for friends sharing a room. On the ground floor, the second bedroom offers twin bunk beds — a cozy hideaway for children or playful late-night chats. For the youngest travellers, a TRAVEL COT can be provided on request to ensure even the tiniest guests sleep soundly.
