About this property

La Terrazza, Cetona, Tuscany: a beautiful historic stone house with a garden.

La Terrazza is a holiday rental located in Cetona, Italy, in southern Tuscany, at the border between Umbria and Lazio. Marco and Margherita, a middle-aged couple, and their two children are the owners. They fell in love with this property after a long search, having been captivated by the village and its countryside.
Cetona is considered one of the most beautiful and exclusive villages in Italy (it was voted one of the most picturesque Italian villages). It is located less than two hours from Florence by train. Rome is easily accessible for the Jubilee via the highway (100 km) or by high-speed train from Chiusi (60 min). La Terrazza is centrally located between the Valdircia and Valdichiana valleys, making it ideal for exploring all of Tuscany, Umbria, and central Italy. Siena, Montepulciano, Pienza, San Quirico d’Orcia, Orvieto, Viterbo, Assisi, Perugia, and Arezzo are just a few of the world’s most beloved cities, all within a short drive or train ride.
Dominated by the mountain of the same name, Cetona is a tiny medieval Tuscan village par excellence with about 3,000 residents. It is surrounded by countless picturesque villages, famous thermal baths (San Casciano dei Bagni, 10 km away, and Bagno Vignoni, 35 km away—accessible even in winter), prehistoric sites (the Belverde archaeological site), and traces of St. Francis’s passage (two magnificent abbeys within walking distance). Its countryside, dotted with olive groves, vineyards, and sunflowers, has inspired artists and travellers who have been enchanted by its colours and flavours. You can sample the excellent local olive oils and the prestigious wines produced in the area, as well as discover the authentic flavours of Tuscan cuisine, appreciated around the world. Its location makes it ideal for hiking and cycling excursions.
Travellers enjoy Cetona all year round: in winter, the misty atmosphere and Christmas lights make the village an unforgettable romantic experience. In fall, the falling leaves create breathtaking patches of yellow and red across the countryside. In spring and summer, nature bursts with colours and scents, making every moment spent outdoors a chance to refresh your eyes and spirit.
Accessible by strolling through the winding streets of the historic centre, La Terrazza is a wonderful, historic, stone-built detached house located in the heart of the village; it is just 100 metres from the beautiful and lively central square, home to all the shops, cafés, and restaurants, as well as the magnificent villa of fashion designer Valentino. You can stroll through the town’s streets, steeped in history, and take in the breathtaking views of the Tuscan hills of the Valdichiana or Val d’Orcia, or relax in the garden and on the terraces that make La Terrazza so unique.
The house, dating back to the 16th century, stretches along the town’s ancient walls, which are still visible today in the exclusive garden above—carved out of a walkway within the walls themselves. From our garden and terrace, you can enjoy a spectacular and priceless view of the Valdichiana, Città della Pieve, and the ancient rooftops of the village.
The house, built entirely of stone and brimming with old-world charm, mirrors the structure of traditional Tuscan homes, featuring an inner courtyard and an exterior staircase leading to the ground floor (which is also accessible via an interior staircase). It has been recently renovated in a perfect and refined Tuscan style and equipped with all modern comforts (Wi-Fi, independent heating, TV, etc.). The open spaces are what set this house apart from the others located in the historic village.
The house, furnished with elegance and charm, is arranged over three levels. The ground floor, accessed from the inner courtyard (for guests’ exclusive use and ideal for outdoor breakfasts, lunches, or dinners), consists of a living room and a fully equipped kitchen. A large fireplace serves as a gathering place and spot to unwind on cold winter days, after a day spent exploring the countless attractions of the town and its surroundings. On the second floor, there is an elegant bedroom with a private bathroom and shower. On the third level, there are two bedrooms—one with a double bed and one with two single beds—served by a second bathroom with a shower (located on the second floor). The floors are original, and the skirting boards are made of wood. This floor is equipped with a portable air conditioner for hot summer days.
A flower-filled terrace and the enchanting garden (also accessible via a private path from a side street), surrounded by olive trees and roses and equipped with every comfort for your relaxation, offer an oasis of peace and tranquility that will make your stay exclusive, charming, and unforgettable. Here, sipping a

We loved staying at La Terrazza and in Cetona. Cetona is a lovely, friendly Italian town. Great restaurants and coffee shops. La Terrazza was great. It is a bit of an uphill hike to get there. Fun if you’re capable, not so great if you have a handicap that affects your walking. There are also stairs in La Terrazza. We did fine and we loved the outdoor patio and gardens, particularly in the evenings. Great place for a little wine. We really enjoyed our stay.

Italy 2023

Beautiful small hill town. Close to train station. Lovely town square with nearby market. Evening breezes and provided fans help cool the house as there is no AC. Lovely terraces to enjoy for outdoor meals and for an evening glass of wine.

Beautiful rustic home in historic town

Beautiful home situated in Tuscany region with easy access to surrounding areas. Dropping off bags and/or people is a challenge as the roads are very narrow and steep in some locations. We had to drop off down the hill and park the vehicle outside the old town area. The house was wonderful with all the conveniences but no air-conditioning did make for some warm summer nights in the bedrooms. We would stay there again as we enjoyed the town and central location.
