This property consists of one spacious large room with 2 double beds, air-conditioning, cable TV, sound system, dining table seating 4 people, wardrobe, with separate kitchen also bathroom, along with free Wi-Fi.

This rental is in the fruited grounds off Villa Patiently Waiting, in the prestigious Mammee Bay Executive Estate with 24 hours security.

Comes fully staffed with a caretaker, housekeeper also a gardener who will be at your assistance whenever you require their services

We ask that you take extra care with the gate remote keys during your stay. If a remote key is lost, a $150 USD fee will be charged. As with the beach passes, all guests will need to sign an agreement confirming their understanding and acceptance of this fee.

We enjoyed the pool and short walk to beach. The beach restaurant was very convenient and good food and service. Chris was very likeable and was there if needed. Very comfortable place and reasonable. We want to bring a group and rent the beautiful front house which Chris let us view.

A splendid holiday in Ochi

Our third stay in this villa in three years and there has been some significant changes. It just gets better each time we visit. The staff there took good care of us and pointed us to the lesser known but beautiful Konoko falls and gardens. We went horse riding as well. Jamaica is just so beautiful and serene. We are definitely going back soon.

Awesome Vacation!

We stayed at the Cottage for a period of 5 weeks, Jan. to Feb. 2025. The Cottage was cozy and the perfect size for a couple. We had everything we needed and there is a supermarket a 15 minute walk away. The Caretaker Chris is a great host and always ready to help when we needed it. The grounds are beautiful and very well maintained.The beach is exactly a 5 minute walk away and the food at the beach restaurant is amazing. It was a very relaxing vacation.

Great stay

Nice place. Studio a bit on the small size but very clean. The jaccuzi and swimming pool was great. However, i would suggest that the owner invest in an awning at the front of the building because when it rains, it's awesome to look at, but the front door can not be opened, as the rain will pour in. Chris, the caretaker, is a great guy, very friendly and helpful.

Great Experience, Definitely coming back!

Staying at this villa made me feel like I was at home. It was very cozy, had two beds as listed, a nice small bathroom, a mini kitchen (including stove, microwave, fridge, coffee maker, kettle, pots, pans, cups, bowls, etc.), a dining table, a wardrobe. iron, tv, wifi, and a porch. It is in a gated area and the beach is 5 minutes away. We were given a beach card that gave us access and gave us a discount on food from a restaurant & bar on the beach, that my partner enjoyed A LOT. Our guide was Chris, who communicated with and constantly checked up on us to make sure we were okay, even shared ways to get around the island, and made calls for us to experience excursions (this was so nice of him). Anything you needed Chris was there. You’re given two keys for both the gate and your villa, plus there’s a guard before entering the community that verifies who and where were staying with. If you’re looking for a private experience for the low, this is for you. Leaves so much room to use your money for more on the island. Thanks Chris, we appreciated everything!! Alvin he did great.

Awful. From day 1 to day 25. We will never stay here again. We have stayed all over the island but this was by far the worst. Hot tub never works and is always cold. Pool never available for use. Beach access expired. Ask staff many times to help with our complaints and they would either start cryin or say soon come back and never come back. Property dirty and muddy, rooms very dated and doors mouldy. NOT COVID SAFE AS OWNER STATED. there is no covid protocol here, no temps being taken no sanitizer and no staff wearing masks. Locals checked in every thurs fri and sat of our 4 week stay and had parties of over 15 people (legal limit) keeping us awake each night with a small child. No hot water on property as none of the power showers work. Jacuzzi in main bedroom dosmt work. No tennis court or spa as stated online. Only good thing about this property is the location and laundry facilities

Very nice getaway!

At first we were really skeptical but hopeful, having not using HomeAway before. We were pleasantly relieved when we finally got there (it was almost a 2 hour hike from the airport and driving at night and not familiar with the area or lay of the land as far as how other drivers were-(very scary)). The room was just like it was pictured, nice, quaint and private like I liked. It wasn't the most updated but was clean and comfortable and suited our needs. The caretaker Chris, was awesome and very friendly. He cooked us great meals and was very helpful with whatever we needed. The housekeeper Tameisha was very nice as well. We rented a car, which we probably could have used a taxi whenever we wanted to go out to town, as driving around in town with locals takes some getting used to. We survived that adventure, LOL! The only complaint was that the 2nd day of our 7 day vaca, the TV stopped working, so for the times of day we were inside or at night, we listened to music on our phones, which was ok for a day or two but was quite boring overall. It was replaced on our last night stay. I would return to Mammee Bay, its secluded and quiet and with the exception of a barking dog every now and then, we enjoyed our stay. Thank you Mr. Alvin, Chris and Tamiesha!!

Ocho Rios is a taste of paradise on earth

I have had the good fortune to travel extensively throughout the majority of my life and I have been places. Up to this point in time, nothing can match the beauty of Jamaica and I think Ocho is the best place to be whilst there. I stayed in this lovely villa, close to the beach and thoroughly enjoyed my stay.

Home away from home

My stay at Patiently Waiting was wonderful! The cottage was clean and well appointed, the staff was amazing, the grounds were beautiful, the pool was always sparkling and inviting and the community is safe and secure (gated property within a gated community) The beach is a very short walk (or drive, if you prefer) and the food there at the Bamboo Blu is excellent. Patiently Waiting is very close to many of Ocho Rios’ attractions...Dunn’s River Falls, Mystic Mountain, Dolphin Cove and just a short drive to many others...20 mins to Green Grotto Caves or the Blue Hole, to name a few. I highly recommend this little gem for those who aren’t interested in canned vacations. I’m already planning my next vacation here! The Cottage, was lovely & very comfortable, it's truly a home from home experience!

Wow! Where shall I start? After such a long cramped flight from London, it was a breath of fresh air to arrive at the Mammee Bay estate, to be greated by security checking where we were staying then allowing us through to drive up to the property Villa Patiently Waiting. It was a wonderful moment to arrive, the grounds was huge well manicured with the plants and trees of Pardise. We were greeted by the caretaker Chris, and taken to our apartment (Cottage), which was lovely, real nice and Patienly waiting our arrival... Everything was there just like at home, but even better when its in such beautiful surroundings with the bright sunshine and a Hot Tub. We were in heaven on earth! The House Keeper Ms Pet, was a joy to Meet, what a lovely, warm friendly Lady! Other than my own mother I don't know anyone who can bring back White clothes to look better than new, she was always ready to assist us with cleaning not forgetting some Chit Chat. Mammee Bay Private beach is a Must to see its a real Gem, Just truly minutes from the villa we were able to kick back and relax on the loungers and beds, when we wasn't bobbling up and down in the sea. Other than the Supermarkets, everything is so close, such as tourist attractions etc. It was a wonderful holiday. Thank you all at beautiful Patiently Waiting and beautiful Jamaica.

Friendly, beautiful place

Der wunderschöne Strand in der unmittelbaren Nähe ist nur die halbe Wahrheit: Na ja, während der "Ship days" kommen schon mehreren Touristen zur Besuch, um die Zeit an dem Strand zu vertreiben, dann wird es "crowdy", aber nicht wirklich überfüllt, denn es handelt sich um einen "privaten" Strand! Dieser ist lediglich 200m von der Villa entfernt und ist Teil einer Estate, ein Villen-Viertel mit einem bewachten Zugang, mit Schranke: das ist nicht nur "safe" (wäre nicht wirklich notwendig), verleiht (aber) auch ein "privates" Gefühl der ganzen Umgebung: still, ruhig... Hier sind die Abend-/Nachtsgeräusche in den Bäumen lauter als die Party-Musik aus dem benachbarten 5* Hotel. Das Zimmer ist nicht luxuriös, aber sauber und beinhaltet ausreichend Ausstattung. Vor allem ist die Klimaanlage sehr leise, auch nachts (leiser als die Vögel draußen im Baum)!!! Der Administrator ist auch (bei Bedarf) der Poolmeister, der Koch und der Taxifahrer. Für uns ist er ein Freund geworden! Wir haben uns fast wie zuhause gefühlt... nur besser: gelassen, weit weg von dem Alltagsstress. Wir würden jederzeit wiederkehren! Danke, M.G. Davis! ;-)

This property is different from other properties on the island due to its location there is a sense of beauty that is unexplainable in words

When the sun is growing, which is most days, the whole place takes on a beauty that is indescribable

The Cottage has everything like air-conditioning, free wifi, personal kitchen, and bathroom.

The sea water is a great medical help also great fun for the children, this is within 5 minutes walking distance away from our Cottage.

There are the best tourist attractions on the island a short 10-minute drive away from our villa an example of this is:

Dunn's River Falls the number one tourist attraction on the island.

Where people climb the famous falls with restaurants this is a fantastic day out.

Only 10 minutes drive away from our villa.

Dolphins Clove.

Where you can swim with the Dolphins - 10 minutes drive away from our villa.

Perfect for children or Couples even singles great day out

Mystic Mountain: Where there are cable cars.

There is even a great restaurant at the top of the Mountain.

The above three, in my opinion, are the top tourist attractions on the island of Jamaica with the exception of Bob Marley's Museum in Kingston.

The nightlife is fantastic with a lot of clubs and events just ask our gardener Junior Walker who is up to date with all the latest events that are happening in the area.

What makes this property unique

The building has two doors plus 4 windows make this property very light and airy

This is slightly different from other rentals is that it is very private there is nothing next to it besides a hot tub Jacuzzi.

The nearest building is around 10 meters away so there is a freedom that is hard to explain but all the people who have seen this property want to book it.

The cottage is a firm favorite with all our guests.

Why spend thousands of pounds or dollars vacating in Jamaica.

When you can spend only a small amount on accommodation - plus have the security of a hotel - but the freedom of a local person - also the comforts of a tourist what more can you ask for. the answer is nothing because you will have more money in your pocket to look after you.
