What a wonderfully peaceful and beautiful location! To top that the property was clean and very functional and our black lab was incredibly well accommodated too. The location manager was very friendly and a huge support with all our daft questions. A great week away for us with plenty of good walks for us and Bruce (the dog 😊). I wouldn’t hesitate to recommend!!

We had a wonderful family vacation here. The grounds are massive and beautiful. The children loved playing on the extensive lawn. The views from the bedrooms were stunning. Some amazing beaches are really close by. We explored lots but will definitely stay here again so we can explore some more. A great base for exploring North Devon. The hosts were super helpful and nothing was too much. We really appreciated all the advice they gave also. Can’t wait to return!

Lovely rustic property, owners very helpful, nothing too much trouble.
Gave some feedback about having a hand held shower over the bath and they were already planning to do something. Having lots of baths instead though was very relaxing.

We had an absolutely amazing stay at this property. What a find - a complete retreat! This house is absolutely beautiful, located in the most idyllic spot. The grounds are stunning and you are literally located in a beautiful valley surrounded by woodlands and a babbling brook! The house was immaculately presented however it felt homely so you could relax. The bedrooms are gorgeous - all with beautiful views. We settled in immediately and enjoyed every minute! Our host was the best host ever and we have stayed in a lot of places! The attention to detail was incredible and much appreciated. If you are looking for a relaxing hideaway, then you couldn't ask for more.

The approach to the house is not inspiring - a broken house sign and untidy path with corrugated iron for fencing in places. Many broken and missing exterior tiles adjacent to side door entrance. A short welcome note with a little local info on walks / recommended places to eat would have been helpful. The wine and milk were a nice touch.
Kitchen very tired and fridge light not working. Couldn't find a tray and oven very dirty. Otherwise kitchen well equipped.
The bedrooms were nice and towels and bed linen all well laundered.
However it was not made clear in the details that the only toilet was in the one bathroom and this is clearly not up to modern standards. There is no shaving point and no hand held shower attachment for washing one's hair.
We met the owners who were charming and helpful and are obviously working very hard to update the house.
We feel that overall, although the setting is beautiful and tranquil, the house needs further renovations inside and out and is not yet ready to be let to holidaymakers.

We are very sorry you felt the property is not to a standard. We are surprised as well as disappointed to receive your review. We have only received 5 star reviews from all other sites .
We do not false advertise, it is stated that we only have one bathroom, with an original cast iron bath & rain shower everything has been filled in accurately on the site , so there is no confusion as to what we offer , we are sorry if you missed that information.
All our images are accurate and show the house and grounds.
The original slate tiles on the side of the house, there are a few missing and we are struggling to get original matching. The whole house is newly rendered otherwise .
The singular piece of corrugated iron sheet is our neighbours coming up the drive , this is to stop their dogs and out of our control. As you are aware our drive is over 120 meters long before you get to the house. It is a stoned level driveway, with hedging on both sides . All fencing at our property and gates are new and installed in the last year.
All the bedrooms upstairs are newly carpeted and painted and all new beds and furnishings, we have invested in higher quality beds and furnishings for our guests . All upstairs are newly installed double glazed sash style windows to keep with the original age of the house .
We were not aware of a light not working in the fridge and will fix that immediately. We have supplied trays and baking dishes and multiple other items in the kitchen . These are also all new as well as all the electrical items for example kettle , microwave, rice cooker 2 different coffee machines.
In regards to a dirty oven, I disagree as it is cleaned with oven cleaner in and out after each guest. From your comments we will be replacing it with a new oven, even though the one there is only 5 years old .
In regards to a welcome book, we removed due to covid as advised by the industry. We do supply flyers that are replaced after each guest of places to go etc. in the area.
We are available to our guest for recommendations as each family is different for hobbies and interests. I do and did request in communication prior to arrival of anything you as our guest would like to do or how I can assist.
Again we are disappointed and surprised from your review as this is the first that we have received that has not been great . We acknowledge and have taken your comments on board and will address the couple of items as mentioned. Thank you for your feedback.
The Woodlands Estate was the perfect destination for two families to come together and enjoy a few days of relaxation, adventure and fun with all the delights of North Devon countryside and coast at our fingertips. The house was clean and spacious, beautifully designed and decorated with lots of quirky, exotic and home from home touches to delight both adults and children. Encouraged to delve in drawers and cupboards and help ourselves to anything we needed, we came across extendable marshmallow forks, games and tealights - no detail had been overlooked. Outside, we had front row seats to nature's stage, where we had the pleasure of watching a kaleidoscope of birds on the feeder, hedgehogs visiting at night and dark star-crammed skies. The owners, Shelby and Saffron, were delightful, always on hand to provide assistance, with exciting and creative plans for the site...watch this space! They also - very kindly - hosted a meet and greet with the children and their gorgeous gang of goats. We managed just fine between the seven of us and one bathroom - and what a beautiful bathroom it was. Thank goodness we didn't let this put us off staying here - the positives more than made up for it! Unfortunately the pub in the village is temporarily closed but we ate at The Sawmills nearby, reasonably priced pub meals with a Tex Mex vibe. We really didn have to venture far for our entertainment. Climbing down 200 steps to Broadsands Beach felt like landing in a tropical paradise. Watermouth Castle, the harbour and delicious cream teas at 'Storm in a Teacup' opposite, amptly filled an overcast afternoon. Coombe Martin offered clear, crystal water for swimming at high tide and magical rockpooling on a falling tide with mouthwatering pasties from the butchers and shops like 'Moor to Sea' selling handmade toiletries and trinkets to keep us busy in between. We also took an exhilerating 2hr wildlife rib tour with Ilfracombe Coastal Cruises, stopping to spot seals, geological features and hear stories of local history and legend. And that was all without even going near beautiful Exmoor or the stretch of sandy North Devon beaches on our doorstep. A quick detour to Quince Honey Farm, just outside South Milton on our way back down the North Devon link road to the M5 was the perfect way to round up our stay. We have returned to Berrynarbor after 25 years to restore the family home and land and make it an amazing holiday break for families and friends to get away from it all . We want to share the amazing experiences we had at the house and the opportunity for others to do the same .
We intend to work on the property for the next few years, aiming to be able To offer the experience to children from collecting fresh eggs in the morning and feeding them. We amazing memories for this home and we look forward to you having them too. It’s a hidden treasure .
Why they chose this property
My mother bought this property in the 80s before internet . It has been passed down to me and it will be passed to my daughter and her children . It is what we call home, no matter where we live in the world . The house is 7.5 acres of grounds in total The house is built in 1910 , we have kept as much of the original features as possible . This home just relaxes you .
What makes this property unique
Hidden away , yet so close to everything. You hear the stream from the house which borders the property . It’s lovely to have a coffee on the veranda and look at the views, It’s breathtaking . We love to open the French doors, it brings the outside in . It is hard to choose where to stay , since launching Late October 2021 we have had five star reviews . The house is not perfect ! It’s comfortable … including the beds I have been told .Having space for all the family. There are different areas for everyone to either be together or have some quiet time . You have space , privacy and countryside .
