Located on an iconic street serialised in Alexander McCall Smith’s beloved Scotland Street books, this beautiful Georgian apartment combines nineteenth-century elegance with luxury modern comforts. Tall corniced ceilings, wood floors and an abundance of light coming in through the sash windows create an instantly welcoming feel with chic, contemporary furnishings inviting you to make yourself at home. We love the living room’s large suede sofas that beckon relaxing evenings over a glass of wine by the period working fireplace, and the large kitchen bathed in natural light that’s ready to cater celebratory feasts aplenty. The three bedrooms, meanwhile, have each been carefully curated with a sophisticated touch and boast similarly large windows that give way to New Town views. We’re particularly fond of the main bedroom’s en-suite – a spa-like space with its rainfall shower and tempting tub, the latter providing the perfect end to a night with a glass of bubbly. With ample entertainment options, plenty of children’s equipment on hand, as well as a lavish amount of space in which to socialise or spend some quiet time alone, this is an ideal base for those looking to make the most out of their city stay. Outside of your home, Calton Hill and its wide-sweeping views over Edinburgh is just a fifteen-minute walk away, as is Princes Street’s parade of shops. Edinburgh Castle is also easily walkable in twenty minutes, while charming Dean Village is twenty-five minutes away on foot.

Clean rooms, nice and warm and cosy, certainly has the wow factor as you enter. A little disappointed there was no Xmas tree but was made to look festive. A few issues which were handled swiftly and efficiently, a great new year’s celebration with family. Easy walking distance to the Hogmanay celebrations.
Great stay with family and friends in this luxurious flat. Great location, walkable to parks, restaurants, and all the other needs. I would recommend this place to friends traveling to the area.
This property was absolutely amazing. We’ve stayed at 40–50 different rentals over the past decade and this is definitely in the top five. The location is fantastic, and the property is spacious, clean, historic, updated, and just beautiful. We stayed with our family of six and it was perfect. If we are in Edinburgh again, we will absolutely stay here.
The home was so beautiful! And the location was perfect to walk to many things. Our host was so responsive quickly answering questions and went above and beyond to make our stay great!
This home is absolutely stunning. The location was really lovely… walking distance to a great shop, park, and Stockbridge… The house itself is perfectly appointed, spacious, comfortable and beautiful. Marie-Claire was a lovely host… we could not have asked for a more perfect place!
Within walking distance to tram, bus station, historical sites, restaurants, bars, and shops but away from the crowds. Beautiful high-end neighborhood.
This is a beautiful town home with very nice amount of space. We had 6 taller adults and were able to sleep comfortably on the beds. The neighborhood is quiet and a good location to area attractions. Kitchen was well stocked and convenient place to make meals and snacks. Really enjoyed our time at this property.
This is a great property. The owners are lovely, very welcoming and quick to respond to any questions. Lots of modern appliances. Lovely touches like Aesop toiletries and great attention to detail on the interior front. If you're thinking of booking- do. It's really close to all areas of Edinburgh!
This property is exquisite. There wasn’t a single thing that we didn’t love and would have liked to never leave. The attention to detail in the layout and styling was simply beautiful. Everything you may possibly need was provided. We couldn’t ask for more. Wouldn’t hesitate to return again and definitely stay for longer.
We stayed at 21 Scotland Street during a visit to Edinburgh to attend a wedding. The property is beautiful and beautifully appointed and furnished. There were welcome treats and the owner had kindly switched the heating on before we arrived. They also contacted us to make sure everything was running smoothly. The property was much bigger than I imagined from the photos. Overall it is a fantastic property and we loved our stay and would highly recommend it.
We really enjoyed this amazing home in New Town. It was very beautifully done and comfortable with 3 beds and 2 baths for our two families. The neighborhood is quiet and not many restaurants or shops close by, but still walkable to restaurants and shops (like 15 minutes) - but this is what we prefer. The 2nd night, the upstairs neighbors had a party until after midnight, which was a bit too noisy, but this is what happens when there is a flat above you. The owner was also very kind and responsive.
The apartment exceeded our expectations. Clean, warm and welcoming. To have such a comfortable & sumptuous place to stay in Edinburgh really made our weekend. It was perfect for our family pre- Christmas gathering, there was even a tree!
It really felt like you had arrived to a home away from home. Lots of nice touches, like the drinks honesty bar, wood/coal burning fire, fresh bread, milk and some wine when we arrived. The beds are so comfy and our host was extremely accommodating with our young children. There were plenty of toys for them to play with.
We will definitely be booking again for our next visit to Edinburgh.
