Very attractive newly converted annexe to a listed, 400 year old, Sussex farmhouse. Located on the outskirts of Barcombe Cross village, just four miles from the county town of Lewes, East Sussex.
The accommodation comprises of one double bedroom, with its own TV, kitchen-diner and shower room/WC on the ground floor. All bed linen and towels are provided. A staircase to the first-floor lounge above, which is fully equipped and with Sky Q TV. This room will comfortably sleep a third adult. It also has a glazed door to an oak balcony with fantastic far reaching views to open fields and woodland, and in the distance, Glyndebourne. The property has just recently been equipped with fast Full Fibre broadband.
The property is well located. It is just 15 mins walk from the centre of Barcombe Cross Village which has a Post Office, grocery stores and a fine public house, called the Royal Oak. The pub offers good food and fine Harvey’s ales. Also within walking distance is the Rainbow public house in Cooksbridge, which has a restaurant and carvery.
Please note that in our garden we have many tame birds including peacocks, ducks, geese, chickens, doves and others. They are all very friendly although sometimes will perch on the balcony and say hello and because of this we very much regret but we can’t take pets. The birds do provide lots of fresh eggs and these are free to occupants when these are available.
Barcombe Mills and the Anchor pub with its boating are just a five minute drive away. The city of Brighton with its many attractions is 25 minutes drive and Goodwood motor racing circuit about 50 minutes by car.

Had a fabulous stay at Robins Nest, the property was well equipped and situated in a beautiful tranquil garden. The balcony afforded many a relaxing hour admiring the view whist sipping a G&T. Nearby Lewes was fun to explore and both Sheffield Park and the Bluebell railway very close by.

Robin’s Nest, furnished comprehensively, is the most comforting “therapeutic” cottage I have ever holidayed in which suited my particular circumstances perfectly.Set in the gorgeous Sussex countryside in wonderful picturesque surrounds but yet in close proximity to local places of interest.
