This detached villa is a rare gem. It is secluded but close to the heart of Cannes, just 1.2 km to Festival Hall, 20 minutes walk to the seafront and beaches and 15 minutes walk to the main line station and trendy shopping area of rue d'Antibes. THE VILLA IS ENTIRELY AIR CONDITIONED . It preserves early 20th century architecture whilst providing comfort and modernity throughout. It has been refurbished by leading UK architect. The result is a combination of Provencale simplicity and sympathetic modernization, retaining most of the original features. Although you are minutes from the centre of Cannes, the walled cottage garden and pool provide an atmosphere of privacy and tranquility. The garden is shaded with Mediterranean shrubs, orange and fig trees and the patio, shaded by vines provides an ideal space for al fresco dining. Internally, all finishes are of an exceptional high standard and combine traditional materials including marble and granite. Entrance hall leads to sitting, dining room , and kitchen with French doors opening on to the patio ideal for outdoor dining with BBQ area. Main stairs lead to first floor bedrooms . Master bedroom with ensuite dressing room and marble bathroom . Second double bedroom with walk in shower room and WC. Both have partial sea view and air conditioning. At garden level there are stairs leading to the third bedroom . The accommodation features 1 spacious double bedroom with either twin beds or one king size bed, a lovely tiled bathroom with walk in shower and WC . This bedroom has a direct access to the front garden . All bedrooms have shutters, lined and/ or blackout curtains.
PARKING : there is space for one STANDARD size car on the villa' s grounds. Free parking available in nearby streets
Shopping: Villa Picciola benefits from its central location - there is a wide choice of convenience stores nearby, supermarkets, grocery stores, newsagent cafes, bakeries - Bakery&Patisserie is just 5 minutes walk down the road and offers the most spectacular and delicious choice of breads, cakes, snacks and pastries. All these stores are open 7 days a week. The trendy shopping area of the rue d'Antibes is only a 15 minutes walk away , as well as the spectacular seafront, the famous Croisette with its fantastic choice of cafes and restaurants where one can just have a drink and watch the world go by or sample delicious provencale or traditional french cuisine. There is a fabulous choice of shops for all budgets, from the very chic designer stores and art galleries to the more affordable trendy or arts and craft shops. Cannes old town also boasts the very lively and colourful Forville market where all local produce can be found . Fresh fish, vegetable and fruit as well as locally produced olive oil and other provencal foods
Activities and sightseeing: Water sports are widely available in the bay of Cannes- Cannes benefits from miles of fine sandy beaches . We are based in London where we work in property development, architecture and design and love to spend our spare time in France- We had thought of buying a property in France but had not made any research. Finding Villa Picciola was accidental but we immediately loved it although it needed complete refurbishment. We have tried to make a home of it , not just a 'holiday' home.
Why they chose this property
We love Cannes. It is a vibrant city set in an exceptional setting. It combines typical French culture with the cosmopolitan buzz brought by the Film Festival that takes place every year in May and other well attended international congresses and trade fairs.There are boat shows, regattas, art exhibitions and fantastic fireworks competitions throughout July and August. Cannes area benefits from an exceptional weather with mild and often sunny winters and uninterrupted sunshine in summer. Evenings are warm and it is lovely to walk along the sea front and enjoy a drink on the Croisette looking at the beautiful scenery and the yachts moored in the port. Cannes is a paradise for visitors of all ages . Children enjoy the beaches of fine sand and warm sea, teenagers enjoy the night life . There are cultural events, water sports, arts and crafts galleries, a fantastic choice of cafes, wine bars and restaurants, the picturesque old town and great shopping for all purses from chic designer shops to cheap and cheerful discount stalls. Beach restaurants are ideal locations for private parties and often provide live music and DJs at week ends during summer season. LERINS islands offer a fantastic opportunity to have a quiet day out- They are just a 15 min boat trip away from the port of Cannes- It is a nature reserve with unspoilt beaches - it is a fantastic setting for a picnic or a lunch at one of the beach restaurants and a swim in crystal clear waters. We wanted to be able to benefit from all these assets without having to commute from the outskirts of Cannes or nearby villages, so for us villa Picciola was the perfect location.
What makes this property unique
Villa Picciola has always been very well looked after , our team always takes extra care , with cleaning and polishing all surfaces before guests arrival. We are limiting the number of guests and spacing all reservations to allow for thorough cleaning after guests departure. Villa Picciola is situated close to all convenience stores and within easy reach of the mainline train station, the motorway, the seafront and sandy beaches of Croisette, and the main shopping district of the rue d'Antibes and Croisette. Yet it is a residential quarter, an enclave of peace and quiet with a lovely secluded garden and a profusion of mediterranean shrubs and orange and fig trees where one can enjoy meals on the vine shaded patio , sunbathe, and cool off in the pool. We restored the villa completely, making sure to keep its character and original features but bringing in the modern equipment it needed.
