About this property

3 Lower Falkland Cottage, Long Melford

3 Lower Falkland Cottage is a beautiful period holiday home situated in the middle of the iconic Melford Green, almost within the shadow of Melford Hall and the stunning Grade I-listed Holy Trinity Church. This property overlooks the green itself and is the perfect location from which to explore this historic village and the surrounding countryside.

The property has undergone a thorough programme of renovation and is offered with stylish traditional-style fittings with a contemporary edge. A sitting room with hessian flooring overlooks the cottage’s front garden with a central fireplace with an electric faux-wood burning stove and a smart TV. A newly installed kitchen contains everything needed for a comfortable stay as well as a dining table which extends to seat additional guests if required. Upstairs is a plush king bed with plenty of storage and a wonderful view over the green. A luxurious bathroom contains a panel bath and a separate shower cubicle.
Outside, the property benefits from a separate ‘wash house’ containing a washing machine and a freezer. Stepping through the wash house opens into the cottage garden which is a peaceful haven with fitted seating surrounded by greenery providing the perfect spot to unwind with a glass of wine or morning coffee. There is ample parking along the green and in the village car park a short distance away (including an EV charging station).
Long Melford offers a plethora of independent shops, cafes, pubs and facilities as well as two stately homes which are open to the public at various times of year, wonderful footpaths for dog walks (pets welcome) and easy transport links to the wider area. The equally historic village of Lavenham is a short 10-minute drive away and the market town of Sudbury and Cathedral town of Bury St Edmunds are close by too.

Cottage warm and comfortable. Lovely view of Melton Hall from the front windows.I struggled to get crockery from the top shelves in kitchen; even standing on a chair. A step-stool would have been handy.Wrong wifi code emailed to me in the digital brochure before the trip so could not get online for a day, but the correct one was in the cottage in a folder which I spotted the next day tucked between books on a high shelf in the living room.Lovely bathroom and constant hot water. I could have done with a manual for the electric cooker hob but managed to heat up a saucepan of food eventually by trial and error. (I have a simple gas cooker at home). The weather prevented me from taking advantage of the secluded little courtyard at the back, but would be ideal in the sunshine.
