This duplex first floor 1,050 square foot unit is in the heart of Folly Beach, but tucked just far enough away for privacy. There are three bedrooms. The first has a queen bed, the second a full bed, and the third two double beds. The kitchen has a refrigerator, stove/oven, and full size microwave. Wifi is provided and there is also an enclosed outdoor shower available too. An economy place to stay. It is not fancy, but an affordable and comfortable place to hang your hat while you do your beach thing, walk to restaurants and shops, or to a local event. Beach, Pier, Shops, a small grocery, and restaurants of Folly Beach are just steps away. Enough parking for up to 4 vehicles out front and everything you need is at your fingertips. No need to drive anywhere else for the rest of your vacation.

Great price. Its a quick walk to the beach and downtown. Property isn’t anything fancy, but the owner states that in the description. The outdoor shower is super nice. The beds were a little uncomfortable for my old back. Overall it was a great stay and we enjoyed our time.
We had an great time staying at this property. The check in/out process was easy and the owner was easy to work with. The proximity to all these Folly was a major plus!
Property was as described. Great locations with bare bones basement accommodation. Host was quick to respond to our needs. We really enjoyed the outdoor shower.
Solid 4 out of 5. Overall clean, but very dated. Smelled musty and damp upon entering. Indoor shower very tight. But location was amazing, ac was cold. Would stay again.
Location and parking were terrific. Older basement rental with 0 frills and decor. Window a/c and somewhat musty but great location and parking. Not suitable for older folks or anyone with disabilities. Was just right for weekend with daughter and friends or college age getaway.

All the appliances and general interior condition were ok, there was a molding and a musty smell, and green mold was visible at the front entrance windows
This place was perfect and exactly what we were looking for. The listing and pictures were very accurate. It was very clean and well-kept. The host went out of his way to make sure that we had everything we need and was extremely responsive. I would be happy to stay here again anytime. Thank you!

If you’re going on vacation, you need an honest review so you can have an enjoyable experience. The positives here are location and parking—easy access to the beach nearby. Unfortunately, the negatives far outweighed the positives. We were not looking for luxury, but the mildew, mold, critters, and general feeling of uncleanliness were too much. We left after one sleepless night. Uncomfortable beds, bugs, and the last straw of a snake, yes a snake, in the bedroom at 2 in the morning required an early checkout. We quickly booked a new rental with a local company, which turned out to be amazing so our vacation was not ruined. The owner did refund the remainder of our rental, so that’s something. A basement apartment in this flood-prone area is probably not the best idea; it requires renovation and remediation before humans can safely stay here.

If I could have controlled the weather and the resulting wildlife on the island I certainly would have to better their stay. Alas, my meager mortal powers are limited. The property received nearly 20 inches of rain over the course of 10 days leading up to this booking that inundated many parts of the island. Instead of cancelling the reservation five days out from their arrival, I chose to tirelessly work to ensure my guests had a place to stay when they arrived. This involved entire floor scrub and mop and furniture/wall/ceiling/cabinet wipe down beyond all the normal janitorial activities as well as intensive dehumidification. Unfortunately, these efforts did not meet the exacting expectations of my guest, but did apparently offer a reprieve for local wildlife after recently losing their homes in the flooding. Two weeks following this booking, I again hosted a group for the weekend who enjoyed their stay and are planning to return next year. All that said, the apartment will be undergoing renovation this fall/winter for an improved space while maintaining a reasonable price.
This was exactly what we as a family hoped for . Cute and small. Just enough for our stay while at Folly Beach. Everything was just as stated by the owner and was much cuter in person that in the pictures. Will def be back to stay again !

Contact had long delays in responding to the few communications I sent. When paying a cleaning fee on top of the rental, we should not have encountered a shower door completely surrounded on both sides by black mold. We had to go to the store to get bleach and a brush. Contact didn't respond to a complaint about the mold. Otherwise, the property is in a great location and adequate. Don't expect hotel cleanliness or accommodations but if you care only about location and general comfort, it's a decent option.

Great location, clean and quiet
We enjoyed our stay in this unit. It was clean, located very near beach and Center St. There was also plenty of parking space, which is rare on Folly. One thing we missed was maybe an outdoor table since we took a cooker and had friends over for dinner. A picnic table would have awesome. Lee was very pleasant and we look forward to returning.

Not the Ritz but we knew that going in. if you're OK with some bugs, a little bit of a smell and some slouchy beds this is the place for you. luckily we can look past it and have a great time at the beach, riding bikes, exploring the sound, and eating seafood.

This is a beach house that dates to the 1940’s that is certainly a different style of living apart from condominium or hotel accommodations. It is located in a subtropical environment on a barrier island. I strive to ensure that the space is well maintained, clean, comfortable, and an affordable place for 6 guests to stay in the middle of Folly Beach. However, it is understandable that this is not for everyone and that is why we have the hotel and condominiums and luxury beach front homes here as well.
