The huge open-plan living area is a great social space, offering a lounge with log stove, grand dining area and a fully equipped bespoke kitchen with large breakfast bar. There are three comfortable bedrooms: a master zip-link super king (6’) with en-suite shower, Bedroom Two a king-size (5’) bedroom, and Bedroom Three a zip-link twin (2 x 3') room, the latter two sharing a family bathroom with bath/walk-in shower. This home also includes a utility room and underfloor heating throughout.

French doors from the living room lead to the outside terrace and large open garden, with access straight into the surrounding countryside. This property also offers the facility for electric vehicle (EV) charging for a small daily fee, please contact us direct to book.

Beaufort Barn is located in the small, sleepy village of West Burton deep in the South Downs National Park. A mile west in Bury there is a popular 16th Century pub, an excellent farm shop and walks along the River Arun. Five miles south is the historic town of Arundel, Petworth is seven miles north, and Amberley just to the east. The South Downs national park is right on your doorstep. Also nearby are many award-winning vineyards, Goodwood, Chichester and the Sussex coastline.

- A security deposit of GBP250 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked last-minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Search online and contact us direct for stays over 21 nights.
- Pets: Not allowed.
- Accessibility: Single-storey (ground floor) property. Two steps (15cm) over the front door threshold. One step (15cm) over the rear door threshold onto patio and garden. Low step (5cm) into each walk-in shower. All other internal floors are even and level, with no internal steps. This is intended as a guide only and accuracy is not guaranteed, please contact us if you need more info. Measurements are approx.
- There is a small, unfenced stream in the grounds with steep banks. The bridge over the stream is ornamental only and is not suitable for traversing (the field beyond is also private land). The stream is often dry during the summer, however due to this and the wood stove please ensure children are supervised at all times.
- Kitchen facilities: Electric range cooker with 1.5 ovens and 5 hotplates, tall fridge-freezer with water dispenser, dishwasher, microwave, Nespresso coffee machine, kettle, toaster.
- Utility room: washing machine, butler sink, boot rack and WC.
- Iron, ironing board, hairdryer provided.
- The Master and Bedroom Three both offer zip-link beds, meaning they can be configured as either a super king or twin singles for added flexibility on advance request. Your preference can be requested in writing up to 4 weeks in advance of arrival, otherwise the master will be made as a super king and Bedroom Three will be made up as a twin.
- Free private parking on the driveway next to the house, with space for 3 cars. Electric vehicle (EV) charging is available for GBP5 per day, payable as an optional extra at time of booking.
- The bike store has an open side so please brings locks, but the property is in a rural location and damage/theft is very unlikely. Please let us know if you are bringing bikes.
- Two infants up to age 2 are welcome in addition to the total guest capacity of this property. 1 baby/travel cot (please bring bedding) and 1 highchair are available on request.
- Underfloor Central Heating.

What a wonderful place....

What a wonderful place, as a family with 3 generations sharing the Barn it was wonderful for us all to be in same, grand, open plan space. Great amenities within the property with everything we needed. The host was also very responsive and provided us with what we needed for our little one. Thanks for a great stay!

Wonderful relaxing

We stayed for one week in this wonderful and cosy cottage. Making some short trips to surrounding spots (Arundel, Brighton, Porsmouth), going for some walks in the beautiful landscape and just relaxed in the nice place - great!

Great customer service from Inspire Stays

We had an eventful Christmas stay unfortunately, as one of our party had an accident in the barn. Our review is to highlight the great customer service we received from Inspire Stays, who helped us enormously in locating and covering the cost of a wheelchair rental on Christmas Eve. They went over and above and we're very grateful. The barn was a lovely space but we weren't really able to enjoy it as we would have wished to.

Perfect pace to spend time with family

We needed a relaxed space to stay with family members for my son's wedding, and Beaufort barn was perfect in every way - spacious enough to accommodate everyone comfortably and a very peaceful and tranquil place to re-charge after all the festivities. The many little extras were also much appreciated - e.g.shower and hand wash, washing up liquid, dishwasher tablets, laundry detergent - so nice not to have to think about buying them. Not to mention the delicious welcome biscuits ! We picked extra wedding flowers from the beautiful flower garden at Cooke's House, just around the corner - well worth a visit. I can highly recommend this lovely barn

A lovely relaxing week in the Downs

We thoroughly enjoyed our stay. The cottage is very spacious. The living room is gigantic - perhaps 10m x 8m? Lots of kitchen equipment, but importantly lots of available storage for our own stuff as well. There was an issue with the boiler whilst we were there, which was fixed promptly, and unfortunately the bridge across to the folly was not fully accessible. The EV charging was great. The cottage supplied their cable, but don't forget to take your own just in case. The charging is available 24x7 if you have paid for it to be enabled. If you stay here, don't forget to visit Bignor Roman Villa. Especially this time of year when they have the lambs in the adjacent field. Check the opening times though. Think it is only open Wednesday to Sunday. We would definitely consider returning here.
