2 bedroom, 3/4 bath, WiFi, Roku TV, AC/heat, coffee station / kitchenette area, small half size refrigerator (coffee maker, tea kettle, microwave, toaster and dishes) outside private deck with table seating for 4 and with BBQ grill & side burner. Located on 3 acres and backs to park land. 3 minute walk to the Kootenay arm with long sandy beach.
We are locating in a magical part of the Kootenay's. With easy access to hiking, mountain biking, boating, water sports, hot springs, local bakeries, coffee shops, Sunday market and regional parks.
There is an abundance of wild life. We see whitetail deer daily. There are birds of all kinds; eagles, blue herons, ducks, geese, turkeys and seasonally mountain blue birds. On the surrounding mountains you may be lucky to spot elk or black bear. At night you can occasionally hear coyotes.
The train still pass our place twice a day summer schedule is usually around noon and once in the evening.
Dog friendly to friendly dogs. Pets must be house broke (potty trained) and be socialized to be around people and other dogs.
We suggest you pick up groceries items for your stay prior to coming out. We are 24 KM (15 miles) from Nelson.
Due to the fact that the world has changed since Covid we are trying to book a 24 hours calm time between guests. We are not taking as many bookings as we have in the past.

Jen and Family were great guests. We enjoyed a visit, painting rocks in the patio and alittle guitar playing. Jake and Hazel were perfect pets guests also. Hope to see you next year.

Cute place to stay flat walking trails and the beach near by hospitality communication was excellent. Local cafe had really good bakery. So nice and quiet nice break for city dwellers.
We had a very relaxing stay at the Rabbit Hutch. We enjoyed the wildlife, comforts of home and bbq cooking fresh veggies from the local farms. Polly is an absolute gem...a lovely hostess, who loved our dogs.

We are so fortunate to meet so many amazing people! Two couples and two wonderful dogs. Dixie and Keeva loved their time in the field and walks to the lake. Dixie even became a water dog. We enjoyed our visits with their parents and looked forward to hearing of the adventures.

We had a great time at this property. Huge acreage with meticulously maintained golf field quality grass ,access to the private beach ,comfortable beds,plenty of towels and nice sized bathroom and bedrooms. Our dog had a blast running unleashed and chasing Frizbee .With everything so great and good kitchen lacked some space and bigger fridge.Thank you Tony and Polly for your hospitality
Everything was just excellent! This place totally exceeded our expectations. Check in was easy with a host greeting you. Property is huge and has gorgeous views of the mountains and lake scenery. We had two dogs with us and they didn't want to leave and were very sad when we got home. Whatever we needed the property had, just felt like it is your own place and you coming back for vacation all the time. Hosts are super friendly, can answer any questions and provide more information on anything. The property is definitely a "comeback"!
Thank you, Polly and Tony, for sharing your piece of heaven. The activity of the birds and deer during early morning coffee on the lawn was so entertaining. The view is spectacular! The stroll to the lake was easy. We found everything we needed in the cabin. The small kitchen was a delight as we gals knew that our stay would give us a week away from involved kitchen work. The beds were so luxurious. Most of all we appreciated your hospitality. Everything was so easy from booking, to check-in, and for contact with you during our stay. We will most definitely be back!
This property was perfect for our family vacation to the area. Polly and Tony were kind, welcoming and helpful. The cabin had everything we needed, and the beds were very comfortable. The deck was a perfect space for us to eat meals and play card games in the evening. The beach was a short, easy walk along a mowed path and was very private - we only encountered other people there one time in four days. The cabin, yard and beach were very dog-friendly and our golden retriever had the time of his life. The Procter Village Cafe, just a short drive away was also a highlight for their cinnamon buns and Friday night pizza! We would absolutely stay at this property again.

The only issue we had was the small fridge and kitchen. That was only because with our group it’s all about the food.

Dog Heaven
We really enjoyed our stay. Polly and Tony were kind and very hospitable. The property was very clean and well cared for. We planned this holiday with our golden doodle in mind. We liked that we could step out the door and throw his ball as he had acres to run in. The beach was close, clean and dog friendly. Our dog was able to run, play and swim for hours daily. There were lots of places to explore in the area. We did biking, walking and kayaking. We took many day trips and would go into Nelson every couple of days to get fresh groceries. We would highly recommend this accommodation for a couple or small family with a dog.

"It was the best of times, it was the worst of times."Polly is a very kind and gracious host. She could run any 5-star resort. Her love of all animals is heartwarming. The facilities were as described, and the location is great. I would love to give her the maximum rating and move on. Unfortunately, there is the tale of the other city. Upon arrival Tony (the other host) was not very welcoming, and the undercurrent was felt by all. We are still unclear what caused this inhospitality. We traveled with a truck camper and had coordinated this with Polly prior to arrival. On day 2 they demanded we pay cash for having the truck camper. This felt like a shake down and VRBO violation, We thought it was not an unreasonable amount (20) but should have been addressed prior to arrival. On day 3 we attempted to give them the cash after returning from sightseeing and they were not about. On day 4 Tony showed up while we were eating breakfast demanding “his money” – this rudeness created an environment so toxic that we cut our vacation early and departed. Had he just spoken to us he would have realized the absurd environment he created. Did he believe an engineer, two university professors and myself, a retired Air Force Colonel would not have paid our bill? In retrospect I think the conflict was the point.It pains me to write this, and I hope Polly finds a solution. The time with family and friends is special. I just want renters to be aware of the potential landmine.

I have read your review and I understand your response even if I do not know the complete conversion that transpired. You and your group are genuine people and I enjoyed our visits. You explained that you were bringing a camper but I did not understand that you would be plugging into our utilities. This should have been a simple fix. I think this is where things must have gone sideways. This breaks my heart. I was unaware that there was turmoil until Amy told me you were leaving early and explained why.
We had an awesome time here! The hosts Tony and Polly, were very kind and accommodating for us during our entire stay. Our cabin was cleanly maintained and well stocked. The space is tranquil and the beds are some of the most comfortable that we ever had! Their labrador is a wonderful girl whose company was always welcome. It was a pleasure to watch deer walking through the field. Nelson is a little ways away but well worth the travel (tons of beautiful scenery). We look forward to a return trip!

During this time of Covid, we explored our home province and visited the Kootneys, which we have never seen. The house was very clean, and we felt very comfortable there. It was extremely hot during our visit, 37C (99F) and the air conditioning and fans worked wonderfully to keep it cool. The fridge is small, but we made it work and the only thing I missed in the kitchen was a teapot! Polly and Tony were fabulous hosts, as well as their beautiful dog Niya. There was lots to see in the area and we especially enjoyed ziplining at Kokanee Mountain Zipline.
We selected the property for its large size, quiet nature, access to lake, and dog friendly. It delivered in all regards. Kitchen was a tad small but quite clean and workable. We will return!

One of the coolest places on earth! Come and relax. We love the relaxed atmosphere out here. When you cross the Harrop / Proctor Ferry it's easy to leave all the worries behind you on the far shore.
The community is a very dog friendly place. We are lucky enough to have 3 acres that allows your dog(s) to explore and enjoy wide open spaces. We are located in a magical part of the Kootenay's with easy access to hiking, mountain biking, boating, water sports, hot springs, local bakeries, coffee shops, Sunday market and regional parks.
There is an abundance of wild life and train still passes here twice a day. All in all, it's a pretty amazing place.
