## Space
We're glad to host you in our fully renovated Luxury House where you can enjoy the highest standards of comfort and design. Our property offers: 3 bedrooms with queen beds and suite, 1 with two single beds; 3 bathrooms(suites) and 1 restroom; home theater in the master bedroom; huge living and dining area; rooftop with infinity heated pool; terrace and incredible 180 degrees sea views. We are located in a very calm and peaceful area, right by the sea.

Air-Con and WIFI included.

Parking Space| Street parking is available subject to availability.

Living Spaces| A Beautiful roof top area with outdoor furniture, BBQ and an amazing, one of a kind pool overlooking the sea.

Also a very large living area with SOFA, dining area and smart TV.

Kitchen| Fully equipped kitchen with oven, fridge and utensils, everything a family or a group of friends would want to fix a wonderful meal.

Bedrooms| 4 bedrooms with super comfortable mattress.

Linens| We all love a good night sleep, all bedrooms will be equipped with high end linens and quilts. We also provide 2 towels each for showering and towels for the pool area.

Bathrooms| 3 full bathrooms and a guest bathroom.

Small notes:
- For over and above 21 nights, an extra fee of 50 Euro per person per night for a maximum of 200 Euro per month.
- Pool guy will come every Wednesday between 14.00 and 16.00 in order to keep pool at great conditions through out your stays.
- After pool cleaning it is a must not to use the pool for 2-3 hours. this is for safety reasons due to chlorine, always ask the pool guy for more info.
- Villa is on three levels

## Access
The apartment is at your complete and private disposal.
We offer an in-person check-in procedure. Official check-in time is 4 p.m. until 10 p.m. Arrivals after 10 p.m. are subject to availability and an extra fee of €50. We outsource the cleaning and preparation of the facility. For security reasons and at the request of the housekeeping staff, you cannot check in or drop off your luggage before the housekeeping staff is ready. Therefore, we cannot guarantee that you can check in before 4:00 p.m. and we will only know if it is possible on the day of check-in. If you wish to leave your luggage, we recommend that you book luggage storage online.

## Interaction
We are at your complete disposal to answer any questions before and during your stay. We have many tips for the city and its surroundings and always available for any request.

## Neighborhood
Our home is surrounded by beautiful and amazing things to do, just down the road you will find the quaint Baracuda beach, which is visited mainly by locals for the amazing, beautiful and clean sea there is.
Also within walking distance you will find the centre where you will find anything you will require to make your stay that much more perfect.

##Getting around
The bus stop called 'Veccja' is just round the corner at about 100m.
Being central the bus routes are very good !

Environmental Contribution
As announced in the 2016 Budget, the Government has introduced an Environmental Contribution on stays at all types of accommodation as from June 20th, 2016. The main objective of this Environmental Contribution is to improve quality along the tourism value chain. In fact, all revenue generated from this initiative will be directed solely and exclusively to upgrade and embellish the local infrastructure in touristic areas around the Maltese Islands.The contribution is payable by all tourists who are 18 years or older irrespective of nationality (including locals).
It amounts to €0.50 per person for each night spent on the Maltese Islands at any type of accommodation such as hotels, guesthouses, hostels, resorts, apartments, farmhouses, villas, timeshare and host families, amongst others.
The contribution is capped at a maximum of €5 for each continuous stay.

Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities.

Waste Schedules are to be respected, putting out garbage not in the allowed days, can get to being reported, if local Authorities come this it will result in unwanted fines. We will give you the waste schedule so you know when to put out the rubbish.

No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book.

Booking this property, it means yourself and your friends or group are understanding the above and you agree to the rules of this place.

We outsource the cleaning and preparation of the facility. For security reasons and at the request of the housekeeping staff, you cannot check in or drop off your luggage before the housekeeping staff is ready. Therefore, we cannot guarantee that you can check in before 4:00 p.m. and we will only know if it is possible on the day of check-in. If you wish to leave your luggage, we recommend that you book luggage storage online.
Please note that there are a number of luggage storage terminals in Malta where you can store luggage in the event that you wish to store your luggage before check-in time or after check-out. We supply this information on our website upon booking confirmation. Storage in the property (before check-in or after check-out) is not possible.

Swimming Pool Waiver and Release of Liability:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• The use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
