Nestled in the scenic foothills of the South Downs, Laura Lye Holiday Lets are offering Mill Farm House: a charming countryside retreat, ideal for multi-generational groups, family reunions, or peaceful getaways with friends. Surrounded by tranquil landscapes and offering a delightful mix of spacious accommodation and characterful charm, this property provides the perfect escape to unwind, reconnect, and explore the beauty of the English countryside.

The property comprises two distinct spaces: the main house and Swallow Barn Annex which is a wonderful addition to the Laura Lye Holiday let portfolio of Arundel Cottage. The main house accommodates up to 14 guests across six inviting bedrooms and three bathrooms. Swallow Barn is an equally delightful addition, offering light and airy spaces for up to four guests with two bedrooms and two bathrooms: the ground floor bedroom and bathroom is suitable for those with disabilities. Both buildings are thoughtfully designed to bring families and friends together while still providing cozy areas for relaxation and privacy. Please be aware that parties are not allowed – this property is for the quiet enjoyment of resident guests alone and no music equipment etc is allowed to be brough on site.

The heart of the main house is its large, well-equipped kitchen, complete with a family dining table that seats up to eighteen—a wonderful setting for shared meals and celebrations. The house is not sleek and smart – but it is a joyful home for everyone to enjoy! The bright and welcoming hallway leads to a comfortable living room, where you can sink into sofas and armchairs by the warmth of an open fire, perfect for evenings of conversation and laughter. For those with musical inclinations, an upright piano adds an extra touch of charm. Upstairs, the bedrooms offer a mix of king-size, double, and bunk beds, including two en-suite rooms and a family bathroom. Meanwhile, Swallow Barn features a living and dining area with garden views, a fully equipped kitchen, and a ground-floor bedroom and bathroom which is ideal for those with limited mobility. The upper level provides an additional double bedroom, a bathroom, and a cozy TV area for quiet downtime.

Outside, the expansive grounds offer plenty of space for children to play and for families to enjoy the fresh country air. A small, raised swimming pool provides a delightful way to cool off on warmer days, with removable steps ensuring safety for young children. Please be aware that the air source heating means that the pool remains quite fresh in the spring! Guests can explore the property’s spacious grounds or simply relax and unwind in the peaceful rural setting. Well-behaved dogs are welcome to join the fun for a fee (£27.50 per dog for stays of 3-7 nights), but they are not permitted on furniture or to be left unattended in the house.

The South Downs offer endless opportunities for hiking and exploration right from the doorstep, with footpaths winding through unspoiled landscapes of rolling hills and charming villages. History and culture enthusiasts will appreciate the nearby National Trust properties of Petworth House and Uppark House, while equestrian lovers can enjoy a day at Cowdray Park or the thrilling atmosphere of Goodwood Racecourse, which is just a 25-minute drive away. For a change of scenery, the beaches of West Sussex are just 40 minutes south, offering sandy shores and seaside fun.

Despite its peaceful countryside location, The Mill Farm House is easily accessible. Petersfield train station, just a 15-minute drive away, offers a convenient one-hour journey to London, making this property an ideal weekend escape.

Family Weekend Celebration

We had a family weekend away to all be together to help celebrate a 75th birthday. This big family house and barn, set in a stunning South Downs location was perfect for our group ages 6-75. Teenagers and younger children found plenty to amuse themselves with in the house and garden, and Chichester and Midhurst were within easy travelling distance. Everyone enjoyed the house which was full of charm, history and character, and the huge garden with lovely views. The large dining table perfect for a family celebration. Our hosts made us feel very welcome.
