Timberley House is a beautiful Georgian farmhouse sat with uninterrupted views across the South Downs and Amberley Castle. This stunning location is available to hire exclusively for family get togethers, celebrations, corporate entertaining, or team building exercises. There are plenty of spaces here to play, party or just be together, and smaller spaces to break out, read and unwind.
The house is approached along a private road with plenty of parking available. From the moment you arrive you will feel right at home. There is a large dining room with seating for 24 people. We have some extra tables so there is room for everyone to dine in style. Our kitchen is fully stocked with everything you need to cook a fantastic meal, whether you decide to do it yourself or bring a professional chef. Timberley House has 12 fantastic bedrooms, six bathrooms and three separate toilets. All bedding, linen and towels are provided for you. Nine of these bedrooms are in the main house and three are in the annex right next door. Our sitting room is perfect for getting the everyone together and watching a film.
There is also a lounge with a log burner which is a great spot to enjoy a drink in the company of good friends. Our large games room has a full-size snooker table, table football and a darts board, as well as ample seating for your group. Outside you will also find another outbuilding where you can relax with your group and enjoy the a film together in the movie room. Enjoy some of the best views of the South Downs from our balcony which is a great spot for enjoying a cup of tea and watching the sun rise over Amberley Castle. Outside, you will find a swimming pool, cold shower, tennis court and wonderful gardens to explore. The pool is heated from April to October and the hot tub is open all year round. There are fantastic walks to be had right on your doorstep. Walking through the estate and down the river, you will eventually end up in the picturesque village of Bury. There are many fantastic pubs nearby to enjoy some good food and a drink.
Guests have exclusive access to the house, annex and gardens. The hot tub and tennis court are available all year round and the pool is open from 1st April - 1st October. Guests have access to a walking route along the river that runs through the estate. This may be subject to change at certain times of the year.
Electric vehicles are not to be charged from our electricity supply at any of our properties. Kindly use the Zapmap app to find the nearest public charging place to the property.
• Please observe and adhere to all speed limits on the driveways.
• Please do not enter the working farms. This is for your own safety as the farmers could be shooting.
• When on our walking routes, please close all gates and keep any dogs on leads.
• Please adhere to all signage with regards to parking. Do not park anywhere which may cause a nuisance to our neighbours.
• Noise. Please respect our neighbours, in particular, with regards to noise – consider children’s bedtimes. Your gathering must be brought inside by 9pm on weekdays and 10pm on weekends to control noise.
• The pools and hot tubs may be check during your stay by the caretaker. Please be aware that he may be on the premises for this and for other maintenance purposes.
• The pool cover is not a safety cover and must be removed fully before swimming. It will not support your weight.
• Children must not be allowed to enter the pool area unsupervised.
• Please do not swim in the lakes.
• Please ensure to use the designated smoking areas only.
• Only wood is to be burned in our fires and these must be extinguished if left or when you go to bed.
• Children must be supervised at all times.
• Children under the age of 16 are not permitted to use the hot tub.
• The hot tub must be filled with water at all times. If the water level falls below the top water jets it must be refilled immediately.
• If the pool or hot tub water is not completely clear it must not be used. Please inform us immediately if this happens.
• No glass to be taken to the pool or hot tub.
• If bringing dogs with you, please ensure to keep them under control and away from any livestock.
• Do not use any glitter or confetti. No decorations are to be sellotaped, pinned or blue tacked to the walls or doors.
• We do not allow fireworks, external speakers, DJ’s, marquees, or day guests exceeding the maximum number of guests at the property.
• Noise must be kept to a reasonable level at all times. If playing music indoors during the evenings, please ensure to keep any windows closed.
When You Leave
• The house must be vacated by 11am at the latest.
• All rubbish must be removed from the house and gardens, and placed in the correct bins outside.
• All washing up must be done or loaded into the dishwasher.
• All unused food is to be thrown away or taken with you.
• All furniture and items must be returned to where they came from.
Failure to observe the above rules may result in loss of damage deposit.
