Walk to Mansion Beach on private right-of-way from this spacious, relaxed yet stylish house. A bright spacious home with beautiful gardens and art by local artists. Inspired by the beauty and tradition of New England farm barns. This is a family-owned property not a commercial property, and the love shows!

This home features a soaring two-story living room, open plan design, extra den, play room and lots of natural light. Comfortable living room with sliding glass doors to the deck. An upstairs family room with satellite TV, books and board games for children. A working den with WiFi, full desk for your computers and phones. 3 bright airy bedrooms and 2 full baths plus outdoor shower. Stylish but not fussy!

No need to find a parking space at Mansion can walk there in 5-8 minutes along a private tree-lined access way. Easy stroll to Andy's Way and the Great Salt Pond.

Back deck overlooking private pond and wet lands. This is a marvelous lot with green lawns, gardens and mature trees.

SPECIAL COVID CLEANING: In addition to cleaning prior to your arrival, all mattress pads, pillow case protector covers and coverlets will be laundered prior to each new booking rental. (Please don't forget to bring your own linens (sheets, etc), blankets if required and towels!)

Policies:
By accepting this rental you have automatically agreed to the attached rental policy
Once your reservation is confirmed on VRBO/Homeaway, we will put you in touch with our BI manager.
CHECK IN: On the day of your arrival please come to the office to pick up the keys & directions. Check in time is 4 PM. If your arrival to the island is after 5pm please inform our BI office so that we may arrange for someone to be in the office after hours to meet you. Please accommodate any minor delays caused by extra COVID cleaning this season.
CHECK OUT: On the day of your departure please leave the house unlocked & leave the keys in a visible location in the kitchen. Check out time is 10AM sharp. Due to the limited turnover time requests for late check outs cannot be granted. Any delayed departure may result in a late checkout charge which will be deducted from the security deposit.
NO SMOKING: Smoking or vaping is not allowed in any of the rental property including deck and yard areas.
PETS: Pets are not allowed NO EXCEPTIONS NO GUEST PETS
OCCUPANCY: The maximum number of persons allowed 6 at a rental property is not to be exceeded; additional occupants will be evicted.
SPECIAL EVENTS: Special events are not permitted at any rental property under any circumstance.
CLEANING & TRASH: All properties require a mandatory cleaning & trash removal service, arranged by our local property manager, no matter the length of your stay. This is a set fee that is included in the rental fee on a per week basis. Should a property be left in a condition beyond normal wear & tear an up-charge will be deducted from the security deposit. Should any trash removal exceed 100 lbs. an up-charge will be deducted from the security deposit. Out local property manager can arrange mid-stay services for all rentals over one week & notify you of the scheduled time upon your check in.
PHONE/INTERNET: In the event of long distance phone charges being incurred during your stay, there is a $25 charge in addition to the cost of the calls. All charges will be deducted from the security deposit. Due to the island's infrastructure, both internet & satellite TV services can be intermittent and/or fail without an ability to restore services quickly. We are unable to offer refunds for the failure or partial failure of these services.
SUPPLIES: Rental properties include fully equipped kitchens, basic cleaning supplies & all utilities except phone. Staple goods (i.e. paper goods, laundry detergent, garbage bags etc.) are not included in the rental & we advise you to bring these items with you as they can be quite costly on island.
LINENS: Rental properties include pillows, mattress pads & blankets or coverlets only. The tenant is responsible for supplying their own sheets, bath towels, blankets if wanted and beach towels or they can be rented on island through Block Island Linen Rental
MISCELLANEOUS: We attempt to answer all questions regarding the rental properties as accurately as possible but to ensure satisfaction we encourage tenants to preview properties whenever possible.
DAMAGE: Should there be any unsatisfactory conditions of the house and/or its contents, it must be reported to our BI office within 24 hours of arriving on the property.
FERRY: We strongly recommend that you call to arrange for a car reservation as soon as you have confirmed a rental house. The Interstate Navigation phone number is 401-783-4613. When you have scheduled a time please inform our office of the time of your arrival.

CANCELLATION POLICY: There are no cancellations. Please be sure your home state is on OPEN STATUS prior to booking to stay in Rhode Island. Contact RI Dept of Health for COVID regulations and orders. Please know and follow all local, state and government regulations and orders related to COVID.

Great place for the family

We had a wonderful stay here, a classic cozy Block Island beach house. It's location is in the very quiet Sheeps Meadow and you can hear the ocean of nearby Mansion beach, which is a short walk away and has an amazing sunrise. One neat feature of the house is that there are apple trees on the property and you can pick them fresh off the tree, we did and they tasted wonderful. Also there is a family of deer that made themselves known walking through the property every so often which my 4.5yo and 14month old kids loved. The house itself is very roomy and provided all amenities we needed to enjoy our stay. There is a bathtub which is a plus for us because we can give the kids an after beach bath when we needed. The outside deck is large an overlooked the property with a great view, and there's even an outdoor shower. It has two bathrooms, one with the bath and the other a shower and both are on the first floor. We decided to sleep upstairs so our 4.5yo daughter could stay close to us just across our room in the room with the two twin beds. All the beds were comfortable and no complaints from anyone getting a good nights sleep. It did get hot upstairs in the day, so you'll want to take advantage of the numerous fans upstairs at your disposal. We were there the first week of Sept so by the middle of the night it was cooled down and I found myself getting up to close all the windows and turn the fans off. This was no issue at all just a mention. You should know that the top of the staircase is immediately outside the twin bedroom door, and it doesn't have any illumination at night. You can turn on one of the wall lights in the area between the two bedrooms which will act as a decent enough nightlight but ideally if they could put some sort of nightlight or soft illumination at the top of the stairs so it's easily visible at night I think would be helpful. We really loved our stay here and would definitely rent it again. I definitely recommend if you have young children like we did because they have a lots of board games and kids books and its very quiet at night. Plus you can go for a nice walk down the path to Mansion beach. Thank you! The Maloneys

Best Block Island Vibes

Perfect location walking distance to Mansion Beach. Property was well maintained and private. The home has amazing art and a fully stocked kitchen. Check-in/ check out Process was seamless.
