A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.
This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).
Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Great location, very clean, easy access and communication. We stayed for 2 nights and were able to do all we wanted right from the flat. Would recommend!
The key is NOT at residence. Awful communication with host. Told to get key at "Keynest" a 10 minute walk. Key wasn't there. Then told to get key in opposite direction at another place! Key was now at "kickass hostels". Then we were accused of showing early. That was a lie! We arrived spot on expected time. Flat is up 5 flights of stairs. No mention of this.
No hot water in bathroom sink. Shaved in cold water.
Residence was clean but sparse. No basic breakfast provisions.
Its simply not worth an over $400 per night stay. The price is based on location.

Apart from the stairs it's a really good flat that I would highly recommend.

The photos are exactly the same as the real thing.

Both bedrooms have windows overlooking the castle.
Wardrobe with plenty of hangers and an iron.
We checked with the team beforehand that there was washing detergent so we didn't bring it.
But in fact, there is no washing up liquid included.
Bathroom toiletries are in very small cans.
And there is only soap but no shower gel.
It would have been better if there were instructions on how to use the shower.
It took a long time to use it for the first time.
I wish there were instructions for the heating equipment.
Because there are travellers from some countries who don't have the experience to use it.
It is not suitable for travellers with big luggage as they have to climb up to the third floor.
I often hear strange tourists screaming outside in the middle of the night.
We recently stayed here for a week with our toddler and family, and had a wonderful experience. Communication with the property team was honestly 12/10 — they were quick to respond, polite, and incredibly helpful throughout our stay. We needed an early check-in because we were travelling with a toddler, and they went out of their way to accommodate us, which we really appreciated.The location is absolutely perfect — I genuinely don’t think you could find a better spot.One thing to note is that, because you’re staying in Old Town, the building itself is older. The outside entrance and staircase may look a little worn at first, but don’t let that alarm you. The apartment itself was extremely clean, the neighbourhood felt very safe, and we were completely comfortable staying there with our family and toddler. The other thing to note is you have to pick up keys off site, I was nervous about this but it is So easy and right around the corner we just walked to pick them up and drop off. I never write reviews but since we travel now with our toddler I am hoping I can help other families !
