Sunset Garden Cottage, Reydon

Within walking distance from the popular town of Southwold this stylish single-storey holiday home, with the benefit of parking and a secure garden, is an affordable option for a seaside holiday for five guests with a super king, king/twin, and single beds.

You’re welcomed into a hall with the main and single bedrooms to your right, the bathroom ahead and a door opening to the rest of the house where the corridor flows through the living room to the conservatory, with an opening to the kitchen and doors to the third bedroom. Whilst the holiday property is all on the ground floor, making it suitable for guests with a mobility problem, there are lintels between some rooms and the doors are a standard size so it’s not wheelchair friendly.

DINING CONSERVATORY/LIVING ROOM
Sure to be at the heart of your holiday, the sunny conservatory with French doors opening to the garden is furnished with a handsome dining table, six chairs and a sofa. Double doors divide the conservatory from another living area giving it some privacy and making it cosy in winter months. Sit back and relax on the massive sofa, watch a programme on the large flat-screen smart TV, challenge a family member to a game from a shelf on the coffee table, or curl up with a book in the beautiful cane chair.

KITCHEN
Overlooking the garden, this is well-equipped for catering at home with an electric oven, grill and hob; a microwave; a slimline dishwasher, a fridge/freezer with four drawers in the freezer and four shelves in the fridge; a kettle and toaster.

MAIN BEDROOM
Elegantly furnished with a super king size bed with a shelf behind for lamps, books, etc.; an armchair; and space to unpack and settle in with a mirrored wardrobe and a chest of drawers.

SINGLE BEDROOM
Sitting quietly at the back with a single bed, a large cupboard and a hanging rail for your clothes.

BATHROOM
This fresh light bathroom has an L-shaped bath with a hand shower attachment over it, a wash basin, a WC, and a heated towel rail.

TWIN/KING BEDROOM
A zip and link king size bed takes pride of place in this large bedroom so you can choose between double or twin (2 x 2’6” configuration, it will be made as king unless you request otherwise). An attractive old wood burner (unfortunately retired now so not in use!) sits in the corner and there’s a cupboard for your clothes, hooks for dresses, and an attractive wicker chair.

PARKING AND GARDEN
Enjoy watching the sunset in the privacy of the fully enclosed garden where the path runs from the conservatory to the gate giving access to the off-road parking space. The garden’s mainly lawn with a high hedge making it completely private.

LOCATION
Sunset Garden Cottage is conveniently close to the family-run Randolph Hotel for a pint of local Adnams or delicious dining and the well-stocked village shop. Southwold is around a twenty-minute walk for a visit to the sandy beach; iconic Pier with its amusements; pitch and put golf course; boating pond; independent shops; Distillery; Lighthouse; or one of the many restaurants, pubs and cafes.

We were impressed by the cleanliness of the property. The beds were comfortable and everything inside was well presented. I think the photos must have been taken with an estate agents camera as the rooms were much smaller than the photos suggested! The garden was a bit of a mess as the grass was long and not easy to find our dog's poo in!! The most annoying thing was not being able to increase the heating as it was being controlled by the owner on hive who was abroad! ( It was obviously warmer wherever she was!!) The agency tried to help by contacting her and even sending a very lovely lady round to assist but to no avail.

The property really needs some care and attention. It was functional and had enough to see us through our 6 day break.I wouldn't book it again though as the overall appearance and lack of care with general maintenance of the property wasn't the best . Couldn't use the outdoor furniture as all the cushions had been left out and were sosking wet and filthy .. lightbulbs missing in hallway and other rooms .. outside looked tired and shabby and pitch black at night so and outside security light would have helped when coming home late. The bed rooms were clean the shower slthough a little old and stained was powerful and hot. The location in Reydon was excellent with the Randolph hotel at the end of the road serving good beer and food. The walk into Southwold took about 15 mins but is dark and quite when walking back late .( Just to advise )If you just need a home base wirhout any frills this could for you ..

On arrival, net curtains and untidy garden does not give a good impression. The property stank of smoke which air Fabrise and air freshener could not overcome. Kitchen was immaculate but cooker was rusty. The property is in need of an update.After reviewing the photos we sent him, Adam from Air Manage Suffolk arranged a refund
